As someone who was lucky enough to live in a house on the beach in this area for a few months one thing you got 100% right is the ocean noise. It’s not waves crashing like on a beach, they slap into the foundation which makes a boom noise that is unsettling like a plane hitting the sound barrier. The worst part is it’s completely random. It gets old very very quickly.

Veteran of the US Navy & the sound of the waves on the ship drove me insane. & Like this house you 'feel it' even if you don't hear it. Missing is a video one of Malibu's storms with larger, crashing waves. Are you still going to sit on the lower deck drink wine & watch the ocean at high tide? Would you feel comfortable sitting in that lower room at night drinking wine, with a storm raging in the blackness just outside the door? & I'm betting crashing waves & wind you'll sea spray running down the glass. I want to live near the water, not IN the water. This house is a hell no from me.

Hi Arvin, We lived on the water in Malibu 8 years ago and HATED IT! You forgot to mention all the salt from the ocean water leaves a film on all the glass surfaces of doors or marble counters. We had a guy come 3 times a week to clean. Also, the salt air corrodes any metal on light fixtures, faucets, heating systems and TV electronics. It was a constant nightmare keeping on top of all the maintenance. We lived there for 12 years and I could not wait to move.

Good point. On yachts the crew have to be scrubbing the decks and cleaning everything constantly. And with all that sea water running right up to and under the home, you're in pretty much the same situation.

My good friend bought a beach house here in Oregon and had the EXACT same problems. He put a TON of money into that thing every year. Not just because of the salt, but the critters that came in all the time and the wear and tear beach atmosphere (wind, water, rain, cold) can do to wood frame homes. Silver lining? He sold it for twice what he bought it for. There’s a sucker around every corner.

I used to see all of Enes’s videos, but never bothered to sanity-check the language, hyperbole, misleading snake oil sales tactics etc. This channel is a great complement! I can now watch both for entertainment value

Arvin, we've work in different spaces (corporate/regulatory lawyer here), but your content is impressive. You strike a great balance between (1) presenting info in a digestible/entertaining format and (2) sharing the kind of analytical detail necessary for the audience to actually learn something. Most can't pull that off.

Arvin, I was a nanny at an ocean front home in Laguna Beach. In the time I was there, the owners spent another small fortune on cleaning salt residue off practically everything. By time I left, I had forgotten how quiet the night can be.... with no waves.

That's right. People have this romanticized view on water and forget that it's always generating noise. Either it's oceanfront, right next to an active river or next to a waterfall. And then you have those who thinks having waterfalls in the garden "lagoon" is a fantastic idea, forgetting the constant noise it makes. I bet many of them regret it when they turn it off and then dread turning it back on.

Tbf, I have tinnitus and constant noise distracts me from it so I'd enjoy the unending water sounds. The salt residue is definitely a problem so I'll stick to my sound system 😂

@@StaubZuStaub I have tinnitus too, the high pitch version with hyperacusis as a bonus. I know what you mean but I like to be in control of my ambient noise. I prefer my speakers for that, then I can choose whatever distraction sound I want - to whatever time I want. Having that constant sound of waves pounding would drive me mad.

Grant Cardone and Branden Williams - Two of the most unlikeable people on KZbin who give off conman vibes. I was just pointing out a place to a friend that was right across from a firehouse. I told him how bad that was, and he asked why. At that moment, a firetruck came out, and the siren was the loudest sound you've ever heard.

I don't understand how so many of these ultra high-end properties have terrible exteriors. I wouldn't want exposed pillars on a $2M house let alone $40M. Also, from an Australian perspective that's a terrible beach. The houses being on the beach isn't a positive, it literally ruins the beach.

I don't think there was much choice given the weight of the pool and the constant wave action. I worry about the homes next door as it looks like they are using wood supports. So I expect every ten years they have to replace it before it falls apart.

@@nanoflower1 that’s a good reason to not build a house on the beach. Not only are you ruining the beach you’re making your house less stable. It’s not just this house, many in the hills surrounding LA have exposed supports. I’d want the exterior of my home to look nice, not just the interior.

I'd say celebrate is the wrong word. Most people can see him for what he is, or do their own due diligence to find out he's a terrible person. It's the minority that live inside social media that blindly believe and follow him, which is why he's so social media focused. Even Jordan Belfort(which isn't saying much) saw right through him during their podcast episode together. It's just hard to overshadow his ever growing social media presence to let him be exposed for what he really is.

@@SoWeird4U He sells "courses" and "seminars" but he first gets people in with smaller courses. He builds a network that's more of a cult of people pushing each other to buy these expensive courses. The courses don't lead to success they just lead to another course. There is always a new course to get. Sort of like Scientology since he is a Scientologist. When the person runs out of money to buy more courses or complains about any course not living up to what they said the group ostracizes them.

One factor not yet mentioned is wind. There are no obstructions to slow the wind here. I’ve lived on the water. In that location, there were just two miles of open water in front of the house, and excessive wind sometimes made it very uncomfortable to be outside. I can’t imagine the wind speeds that this house is exposed to. That aggravates the corrosion already mentioned. Corrosion is even a problem where i live now, two blocks away from the ocean. Window frames should not be steel or aluminum.

Wow…Grant actually thinks he can get 80 million when they told us he paid 40…hmmm he wants that much profit for maybe a hundred grand on some cheap finishes if that much. How about adding some friggin color to the house or at least the trim inside. Years ago I had a painting business and when I got a call on a home like that and they said “white, off white, ecru” I said see ya and would not do the job because homes need COLOR plain and simple. Finally, Grant was a POS when I knew him back before he made it big, and he still is!

I once heard that the reason so many houses are painted white when on sale is a couple reasons, I have been told. White paint is easier to cover than a color, like a plain canvas is white. Second, you can paint a color, but the odds are good that someone won't like it. Some people like warm colors, it is energizing and warm. Some people like cool colors, it is relaxing and soothing. The prospective buyer needs to be able to vision their stuff in this house, hence the plain white.

Coming from the Caribbean I’m no stranger to the beach. Let me tell you, loving on the beach is bogus. The sand and salt in the air ruin everything. Your appliances break 3x as fast. And the noise from waves and winds is unbearable after about 3 hours. I bet Grant will be selling this home asap

I wonder if it would be much better if you had a house across the street. Obviously not this street as there's way too much traffic but somewhere quieter. Would that distance make the ocean noise more bearable and cut down on some of the salt and sand?

I’ve seen a video of a quick tour of Chelster Hall, 1150 Lakeshore Road East, Oakville Canada and I really liked it. if I have money to burn, I’d buy it. But I noticed that the video I saw was five years ago now and and from what I have gathered online (from what I understand) it was completed in 2006 but it still remains on the market. To me its beautiful but maybe there is something about the house that people are not interested on.

@@annaqtjoey Here in London those type of homes are sometimes referred to as “ fake “ ie properties that are newer builds but are made to look old or historic . A lot of luxury buyers here would discount that property without looking because of the lack of history or pedigree. The lot is also long & narrow & not particularly wide so is fairly close to neighbouring properties . Perhaps that combination of factors ( along with the mega price ) are counting against it .

Another wonderful video. I’m not a fan of this home and I agree with Arvin about the location not being great. For people that are not from the area and don’t know how Pacific Coast Highway is in this area-let me explain to you. PCH is one of two things--it’s easier jam packed with traffic to the point where it’s beyond frustrating-or when it’s open and traffic is flowing-people tend to fly down it in this area. This home is basically tucked between the constant pounding of the ocean and a road that is either a traffic nightmare or a dangerous race track for super cars. By the way-I literally was taking a sip of water and spit it out when Arvin said “what did you expect to see in this ocean front home-jungle??: LMAO

Was sick last week and was binging on Enes videos and Arwin popped up on the queue... TOTALLY. CHANGED. EVERYTHING! Arwin is hilarious and his editing style is punchy and entertaining. But he is also a very clear, very rational real estate educator and I thoroughly enjoy learning more about what to look for in terms of lot utilisation, ceiling heights and other subtleties that are super interesting... Super cool videos and very worthwhile...

Grant is a shady guy…that’s that. He’s one of those pseudo-gurus, who take the last clothes off the backs of broke people who are trying to figure out how to make money, and believe him. Fun video nonetheless! Best wishes P.S.: Enez really has to start VERBALLY & in written form disclose, that his videos are paid advertisements, as the FCC requires when anything altering a financial situation occurred (example free stay, rental car etc.).

There's literally a house behind his that sits in a hill that's selling for $35M that looks like a proper $35M house, comfy, with better views, away from the beach, not to mention the size of the lot being 3x the size of Cardone's) still have the fire station below you but not next to your door

7:35 what he saying about ocean noise is very true if you don't have a beach between water and the house. Noise is not always calm and nice, it can be loud, it comes from all directions (you can't hide behind house wall or window), it can be and overwhelming if you are there all the time

👍If sitting on that terrace sounds like sitting on one of those benches at the Santa Monica Pier 24/7, I was thinking the whole time about what it would be like on a stormy day and the waves hitting the foundation, along with all the other maintenance that one has to do living so close to the ocean. Living up the hill and having the best of both worlds is most definitely smarter.

If I recall correctly this is Enes' 2nd most disliked video, just behind the thinly veiled advertisement he did for a company selling prefabs (I think it was). And you're right about the beach; looking at it as an Australian (and growing up with the literally thousands of beaches we have here), Carbon Beach is complete ass. The other thing about it is that the current is too strong for any decent water activities as well.

Malibu is nice to visit on occasion but I could never actually live there. The PCH is either very busy with traffic or people practically race down it with their cars Amongst other reasons -No thanks, not for me.

Yeah the stories you read sometimes like there was some guy that bought 3 of the classic beach houses somewhere in the Malibu colony area and went though all the many years of construction and trouble to build a big home like this , and sold it a year latter because "Surprise" he found out .....that he didn't like the sound of the ocean waves . That's just as bad as a billionaire who designed his own house , with a 5000 sq foot master bedroom and then sold it because it took him over 30 steps to get to the bathroom at night .

Has anyone mentioned the narrow hallways and doors yet? Good luck moving furniture around. Steps on the second level are a needless tripping hazard. If you look closer there's also some traffic lights next to the house, so even more traffic noise guaranteed.

The comment about the iconic view. My mind immediately went to the view seen in the film: Heat. When De Niro is on some balcony with the lady he feel for and you see the city lights in the distance. That is what I think of when I think of Iconic LA view. I used to have an apartment in West Hollywood that I rented out in Park La Brea and I had a large bay window on the top floor that could see toward North and West and I'd get those lights (more or less). A buddy of mine used to run a mocap studio in Santa Monica and from an office area you had a view of the pier and that was far more iconic than the view he's talking about here.

fyi PCH = loud Harleys every Saturday/Sunday all weekend long. I think Broad Beach is probably the most ideal. The waves break a couple hundred feet away from the homes so the noise is in the back ground and not so in your face or under the house!

Thanks for this video. As an Asian it always surprises me how local Govt allow such constructions at first place. Here there are red line, blue line, green belt etc. on which no constructions are allowed. Also with hurricanes on the rise in US, it's not good idea to have property on the sea itself. This location is fine for a hotel where for a change we can live for couple of days but certainly not good as a holiday home.

About the concrete caissons: sea water and (steel) reinforced concrete do not mix well. If these caissons are reinforced concrete, the salt will be absorbed, and corrodes the steel rebar. Steel expands by a factor of 10 when corroded, causing cracking and spalling of the concrete. Think of it as a slow-motion explosion within the concrete. This was probably a factor in the Surfside condo collapse. I’ve also seen same in the foundation of a private home in Miami Beach.

I seriously don’t like this Carson guy just based on his body language and the fact that he NEEDS to be in Enes video. Talk about self absorbed narcissistic demeanor. He believes he’s selling the property but he’s actually getting in the way with overkill explanations. To being right in front of the ocean, well, you are on the money. My property in Hawaii directly in front of the ocean. I’m telling g you when books describe the ocean as “crashing” and thundering it’s an understatement. I was actually taken aback not just one day after taking possession of, how loud the ocean is. It’s easy to overlook when you walk Into an ocean view that takes your breath away. After mo the of living there I got used to the sound and it started to lull me to sleep. Watching a movie? Doors need to be closed or the TV turned up. It’s a love hate relationship. For me it’s more love than hate, but buyer beware the ocean does present problems.

I've lived near the sea and ocean for many years; that ocean noise can be aggravating when it is the sound of waves on sand but the waves crashing on rocks and concrete.

You should've critiqued the 2 videos Grant just did with DjVlad. The house was finished. They went through it thoroughly. There was one striking comment he said. He said that his wife didn't love the house. After hearing you explain the issue with the water, street, and fire station noise as well as the lack of privacy, I could see why she didn't like it. He also said that he would sell it. I think that he too does not like the house.

The interior finishes and furnishings in this home are the most sterile, unimaginative and uninviting finishings I’ve ever seen on a multi million dollar home! And you are correct about the constant ocean sound, lived on an ocean front property for a year and ended up absolutely hating it! (Also the constant cleaning of salt encrusted everything!)Sold the home and bought a beautiful home on the bayside of the island - living on the bay allows you to have a boat at your dock, fishing, crabbing, swimming, tubing, etc and you can still walk to the beach if you want the beach, people that live on the beach cannot walk to the bay and enjoy all of the things listed.

Too much Cardone in the Video -and to me this is the typical motivational speaker thing: It's not like there is nothing to this property, but once you look a little closer below the surface ... I have very little experience with luxury, let alone ultra-luxury, but that Gym has two grey couches that look like they would be right at home in an online furniture outlet ... and I totally agree: furnishing in the bedrooms and finishes in most bath rooms look like they are fine for an air bnb - I wouldn't find that level acceptable for even a mid range business hotel ...

Arvin, what do you think about potlights in luxury/luxury+? I think they look ultra cheap. Indirect light under layered surfaces is the way to go I think, with wall sconces for extra light, and a statement/centerpiece chandelier for larger spaces. I really liked the way they did some of the doorways in that Dubai "tract house", with the backlit recessed surrounds.

I really appreciate your comments about the sound of the waves- it is TOO TRUE. You cant escape it. You cant switch it off if you ant to experience the fresh air or the outside. It is constant 24/7. including the nights. You cant sleep with the windows open unless you need the sound to sleep.

-I was wondering if this was a re-posted video because the first one did a great job tearing into this house and showing all the flaws. -You know the fire department is turning on those emergency lights 24/7 they don't care about your 40M view. -If you live by the ocean at some point you will stop hearing it, it's just background noise. Your guest will hear it. -Cardone really went cheap on the interior fixtures. Small wine cellar, small kitchen, all of those are a given in an ocean front home even a really expensive one, but you want to see ultra luxury interior fixtures. -Cardone isn't 10Xing this house. He isn't even 1Xing it. -Just because what you are doing is legal doesn't mean you are not a scammer. Many laws were written, lobbied by scamming corporations and that's why these scams are legal. Cardone is definitely scamming people, look up the cult of Cardone. Cardone is Tai Lopez on steroids.

I grew up near Santa Cruz. A lot of my friends parents owned houses right on the beach. Personally, I could listen to the sound of the ocean 24/7 for the rest of my life and be absolutely thrilled with it. I wouldn’t even mind the fire station. What would drive me nuts with this house though, is the Pacific Coast Highway in the front yard, and the ocean under the house half the day. Either of those would be a deal breaker for me.
