This home would be great for a professional sports player who is only in LA for a few months of the year. Or, maybe a single hip empty nester. Definitely a single person home. Would have liked to see the garage and how far it is from entering the home.

I believe this house has been on the market for a while since I saw someone else do a video of it a while back. I heard it is extremely difficult to get to this house because of the really narrow un-kept roads and people just blocking the road with their car.

AGREED. He would rip this house apart. View 6. Curb appeal zero. Missed opportunity in the guest house having a window facing main house instead of the view. Hate that concrete fireplace on the outside view. UGLY house, cheap fixtures, no warmth in the kitchen. Who cares about staging and the statues?? No home theatre? BLACK stone driveway and house? What a gothic mess. The master bath is horrid-break your back to reach way down into those drawers under the sinks.

The most higher up home i've seen in a A- frame home. The uniqueness definitely plays. I absolutely love guest homes that are separated from the main house which this home have & i thought the Master bedroom bathroom was also one of the main highlight besides from the pool section & that Amazing view... Great team work, its nice to hear ur camera man points of view i do agree on many of the points mention. Great tour as always! Nice job! ❤💯

The finishes are nice, and certainly it’s a nice home-but I’m not a fan of the design. For nearly 11 million dollars, no gym, no media room, a garage that is VERY separated from the home? The kitchen seemed very small and I didn’t see much pantry space. I think I would have utilized the guest house as a gym/game room/media room. Was there even a barbecue or outdoor area to cook? Don’t get me wrong-a great home-but I think it has lots of flaws.

Very nice location, solid views that you might call airliner views. Very serene. The style reminds me more of a vacation home than a primary one, part scandinavian with some ecclesiastical flavors. Quite pleasant but is it an 11 million dollar mansion style. I think it will attract more buyers than Benedict Canyon for sure. Even though it is luxurious it is a kind of humble style which might be healthy. Unless you are freakishly tall the ceiling heights are a bit low a few places but again, humble. 2035 Davies Way, Zillow says it's contingent so might already be sold. No doubt for the views. The house seems to be just under 4000sqft, they paid 3.5million for the lot in 2017. Put up a wooden house and call it 11million. That's a good deal for the developer although it took them 7 years for some reason. I would say that house could be built for less than a million dollars. With inflation and interest, let's call it 6 million. That's a pay day :) It might be a stretch to call it an A-frame. Also if you think about it, where is the pool table? :)

Not a huge fan of Nobel's interior design and color scheme choices, but this is just an insane amount of house for the money. Don't think I've ever seen a property with this kind of large, promontory that has DT La views for anywhere near this price point. Nobel must be feeling the crunch with it's other larger properties sitting on the market and wanted to unload this thing. Still don't know why they wouldn't have opted to build a larger house on this lot given how good the lot is though.

The exterior is awesome. The interior is very, very disappointing, and you could write pages of criticisms for the interior flow, room design, and staging. You need deep pockets to fix it! For starters, the main floor primary bedroom should be the family/living room, and the entrance room the dining room with casual seating on the sides. But, regardless, the flow is wonky. Knew we were in trouble when I learned the garage was down at the end of the driveway. Hard pass! 🤘🏻🇺🇸

Does anyone else hate the trend of door-less and open showers? It doesn’t matter that they’re huge, anyone washing long hair will get water everywhere without a door. That toilet next to an exposed shower gives YMCA changing room, not luxury. I suppose Max designs house for rich single bachelors though, so his team probably doesn’t pay that much attention to what a woman in the house might actually need. And I guess if you’re able to afford this house you can just add a shower door if it bothers you but man, all the new constructions are doing it and more often than not it just looks like they cheaped out on a door.

When I see a house by "Nobel LA", it's like a snooze feast. Nobel got a couple of houses in the Hidden Hills area that sat on the market forever, because Nobel designs a house for his portfolio and website instead of designing a house for the buyer. If you watched the Alvin Haddad channel, he touched on these designers in LA, "they are all eccentric in nature, because they are artists", Haddad said. Every designer/architecture have their own theme, and "maybe when they started out, they wanted something so bad, a design that they think will put them on the map, and the builder said no, so to pleased their ego, moving forward, you see that "no" in all their homes". Nobel's no is #1 a massive fireplace, #2, same color pallete in all his homes, #3 that guest house, and this is, in my opinion, went wrong with this house. By insisting putting that huge fireplace, it's blocking the view of the pool, and with such a beautiful view, instead of swimming and seeing the view, the pool is put in the front of the house by the motorcourt. That insisting of the guest house handicapped this lot, without that guest house/motorcourt, the house could be pushed higher up where the guest house/pool is currently, and without the guesthouse/motorcourt in the back of the house, the house could be pushed back further where the long driveway is, leaving the lot with a much bigger area for a deck and pool taking in that view and the house will still have a 360 view since it's higher up, the motorcourt could be in the lower section of the house. In my opinion, this house was designed around that firepit, guesthouse, and that long driveway up to the motorcourt, and then adding the same stones/marble/appliances throughout isn't being very "innovative", it just checking the boxes. Haddad said "designer do this to get on magazines, tv, prints, pictures on their website, they are designing a house to be a showcase and not designing it for the buyer". This is a good example of a showcase home for Nobel....again.

Max Nobel's designs are iconic in my opinion. You can tell a Nobel home in one glance too Arvin Haddad did mention that all of his homes have gone down in value though so that's a bit concerning for prospective buyers.

Nobel’s houses take awhile to sell because he builds the houses with himself in mind, while Nosrati builds with his rich lavish trophy wife kind of buyers in mind

Principle bathroom is awful. The sinks are too deep and too low, you would have to bend over to use them. Its looks better at night. Price is great, but for LA standards its cheap and unfortunately you can tell. Also there is no warmth, or heart in this home. Ceiling looks like plywood. I would rip out all the interiors and start again. Also with the pivet doors l would have to change them otherwise its a contant pain in the ass to have them constantly recalibrated.
