I was surprised that wasn't an instant default for Zac to include all of the appliances in the offer. It's usually in the sellers listing to begin with and then the buyers realtor writes it in the offer as well so there's no question and sellers can't pull a fast one because they didn't. ☺️

I had an" in-home" daycare for about 30 years. Buy some chalkboard paint and paint a small section somewhere out of the way for the kids. You would be very surprised how much that will entertain your kids and any visiting kids.(Also, when they start school it will surprise you how many times they will "play "school!)

I opted to do a white board wall that you can use dry erase markers on instead of a chalkboard. We had carpeting put in and I didn’t want chalk dust in the carpet. I did it for the grandkids to play.

FYI, Halie may not be happy to go to bed in a different room, different house! We had that experience with two different kids on two different moves . After a couple of nights they would decide they wanted to go "home" ( the place we moved from). Be sure to include lots of things from her old room in the new house which you can eventually weed out. I wish I had known this, it would have saved many sleepless nights and distressed children ! ❤ Excited for you.

When our children were young we used an eggshell finish for our paint. They feel like an eggshell and clean up beautifully. Kids are grown and married, and we still use eggshell finish. God bless your family in your new home ❤

I’m a Benjamin Moore paint girl. Their product is dependable, washable, and covers so nicely. The “regal select” would be perfect for you. Paint and primer in one! I would suggest eggshell for a sheen. Not too shiny, so u hides any imperfections, but it’s still washable. Congratulations you guys! I’m so happy for you all!

Use eggshell or semi-gloss for your pain color finish, better for cleaning with kids VS flat. Love your ideas with a natural color floor and white walls. I’m currently putting natural color flooring and going with a warm white in some of my rooms! ❤

I like semi gloss for kitchen and bathrooms and eggshell for everything else. Only use flat on ceilings.

Yayyyyyy 🤗 so exciting!!! Great call on keeping the NJ house! My Auntie and Uncle started like you, kept the 1st house and rented it out when they got their 2nd house. Years later, they have 29 rentals! They just turned one into an Air BNB, my suggestion (also a Landlord 👍) and whoa, lots of money, way more than monthly rent. They never thought it would be rented continually, but it is! One weekend rental is what they would get in a whole month! They are going to transition their properties to Air BNB. They do have someone to manage it though. Just a thought! I am going the same route! Just wanted to share with you!❤ Enjoy this wonderful journey, so happy for you!!!

You may want to have a designated area for Remi to potty.. it's not hard to train a dog in a specific area. Just take her out on a leash to the area and tell her "potty" and stay there with her till she goes, praise her and let her off the leash. It should take only a few days but you have to be consistent. After she has the idea, you can just let her out and say potty. That you won't have search the entire lawn to clean up. I keep a small lidded trash can with a liner near the area to dispose of doodles. Then just grab the liner on trash day.

My dad moved me several times and he always insisted on setting each room up at a time. It saves so much clutter to do it that way and when night comes you are glad to have a bed to fall into!! Can’t wait to see your home!!!

We have the same gray floors and I hate it. Just like you said, it’s gloomy and depressing. I wanted to change them out but since it’s brand new we thought we’d live with it for a few years and change it out when we have more money. I’m glad you guys can get what you want right away! Eggshell finish paint washes beautifully. I am painting all our rooms white and then decorating with color in pillows and rugs. It makes things so much brighter. I suffer from a lack of sunlight in the winter. We live in South Central IL. and have cloudy weather from like lake October to the middle of March. We have medium hard wood floors and wood floor heating throughout the house and LOVE it! Gray is not my color at all. Don't blame you.

This is just a suggestion, in the end, you do you, but, saving the big girl bed for when she is a big girl, a.k.a. potty trained, is a great incentive to help with the potty training. Having it in her room all set up, but keeping her in her current bed. It is definitely very motivating.

I recommend using low or no VOC paint - it will be hard to air out the house this time of year. I'm glad you aren't sharing the layout - adding a layer of protection for your kids. I was going to ask if you would have a room for Gigi - guess she'll have to share the detached garage. Glad you'll get a studio there. Praying the renovations and move go smoothly.

I can highly recommend a Wagner Power Roller for painting your home. The amount of time saved using one is mindboggling! A tube goes in the paint can/bucket and feeds straight into the roller you control with a trigger. You never have to stop rolling. As long as you are one room ahead with all of the taping and cutting, and that person always stays on pace to be one room ahead, you can finish an entire house in a day or two yourself. Having to essesently stop to reload paint on your roller the regular way is a massive time such. They don't cost much. Usually $100 or less and worth every penny! ❤

White is wonderful for painting everywhere. Magic erasers work like magic ((haha)) and honestly, it just lightens and brightens up any space. I love that you can switch up other things and never have to worry about anything clashing ever when painting white. We chose Behr (brand) in the shade Bit of Sugar bc it is a perfectly- not too cool- and -not too warm-of a white. If you get a good quality paint, you do not have to worry about washability. We have eggshell but satin would still be the highest sheen you would need to go with for washability. Congratulations! the joy of owning your own home is just wonderful! Blessings from MO :D
