The trouble with the high Chinese Real Estate ownership in Thailand is very similar to Japanese ownership in Hawaii in the 90's. When the market went bad in Japan, like China today, the Japanese had to sell. When they all sold at once you can imagine what happened to prices. It took years to recover.

Terrific, K. Jett. 🙏🏽 You fill an info gap for foreigners nicely. I particularly appreciate your analysis (with data) and professional-interview videos. One quibble: are "vs year-ago" comparisons even interpretable? Vs pre-pandemic baseline would be more meaningful.

I want to know do homes have potable well water? And is the water potable for drinking that comes from faucets? And where does the water come from?

It varies depending on the city. To be safe, just get a filter or buy bottled water.

I appreciate all of the details your provided. I don’t recall seeing any data about price per sq meter, or days on market. PPSM would be a clearer indication of price appreciation. And days on market would be helpful to see sales trend which is a good indicator of which way prices are headed. Thanks!

I would love to see that data as well. Unfortunately, such granular data is probably only available through a research firm that will sell their reports for thousands of dollars. The FazWaz.com site sort of provides data on this, but it is limited only to listings on their site and not the market as a whole.

Might not get correction, now there is some "talking" being spread that for those who buy condo for B3 M will get 3 yrs Visa and B5 M will get 5 yrs Visa. This will help to push the high end market for Thailand easily as most foreign (China, India etc) buyer main concern is always the Visa.

Booms and busts are normal for any market. We had a major bust in 2020-2021 and have since recovered from that. When the next bust will come, no one knows.

Real estate growth is likely on the interest rate insensitive segment of the market (e.g. Russia)

I have a question if I buy a condo in Thailand for investment and I rented it out for 40,000 thb a month how much tax do I have to pay? And how do I pay the tax?

The official answer is yes you need to report it. But the street answer that I don't really want to spell out publicly is...if your tenant is paying you cash or bank transfer, and there's no withholding tax to prove the purpose of the transaction...

Jett, why is it, that as a foreigner living in Thailand, that I need to get the funds to buy a condo from overseas when I have more than enough money here in Thailand to buy the property directly? Do I really need to send my Thai money overseas and back again to buy a condo?
