Trying to figure out the area you are at... We are all about walkability, quality of life and relatively close to daily needs. When we lived in Melbourne we walked alot to restaurants, coffee places, groceries, etc... 15 min drive to the Atlantic coast by Patrick Space Force Base, loved it... Coming to Sarasota, Manatee, Hillsborough, or Pinellas County this go.

Two adults and a dog(80lbs) around 1000$/month for groceries in St Louis Missouri. We prioritise grass fed meats and organic foods. Takeout depends but usually it’s 150-200$/mo on top of groceries.

Chose to relocate to New Port Richey FL from Palm Harbor FL after my retirement in 2017, primarily due to the sales tax half a point lower. State base sales tax is 6% while it's only 7% here. Real estate is more affordable so I paid cash for my 1800 Sq ft home with $850 HOA a month. Like you, I'm ten minutes to the beach. High and dry 😁 I wanted to sell my place for something smaller then the inflation set in. Now I'm stuck. Love Florida, been here since 93. Love your channel and welcome to Paradise.

WOW, nice to see other Michiganders moving here. We moved here from MI (Frankenmuth) in 1996 in our mid 30's. We are in Central Florida (Lake/Sumter Co.) We are now retired and live in "The Villages" area. Going back to Michigan for Summer to be with family. Love Florida living!!! FYI, it was much cheaper moving here 20+ years ago. We have owned 2 homes and doubled our investment on both. Now live in a retirement community.

Juan, I don't know if you know this but this is benefit that might be helpful to your VA loan purchasers. It is called the VA IRRL benefit, and it just depends on their lender. Is a special type of refinancing that is different from the traditional refinancing. Long story short, we bought last year at a 7.587 rate, through this benefit we are able to drop our rate down to 6.25 and drop our mortage payment by almost 400 dollars!

We live in Riverview, have 2 in our household with a cat. We spend about $400 per month in groceries, and avoid all processed food. We cook at home 90% of the time. Our staples are black beans and eggs which are nutrient rich and cheap. We also have food delivered from Weee because we don’t have a good Asian grocery store store where we are. Are house, and cars are paid off, and we avoid lifestyle creep as well. There aren’t too many great restaurants around, so it’s easy for us to eat at home. For good food, we go to Tampa, all of the good Chinese restaurants are on Fowler Ave in Tampa, JFYI. :) We also have solar, so our electric bill is about $18 per month in an 1,800 sq ft home.

@@JesusisLordandSavior3511 They make my meals less cost around 66 cents per meal when I eat two boiled eggs. So yeah, that’s cheap. Paired with about 1/4 of a can of black beans, that’s 31 cents, and let’s round things out with a couple of mandarin oranges for $1.00, and maybe a few sticks of celery, a handful of spinach, and maybe a few carrots and I have a well rounded meal that keeps me full for less than $5. That’s cheap, even with the Brandon administration running the show. :)

Great video! When we move to Florida, we will sell our house in Kommiefornia and have about $400K to put down. Our criteria is for finding a house is a 5-10 minute drive from the beach and a marina for the boat, definitely a pool and would love some sort of view. Personally, I'd love a house on a canal to have the boat there instead of paying for a marina. We're open for the stretch from Clearwater down to Sarasota/Bradenton. When we move, we will also be moving with nothing but certain clothes and our doggos - and one crazy cat. Our current monthly food budget for a family of 4 (2 adults & 2 high schoolers - only on the weekends though) is roughly $1200. We are primarily focused on a carnivore diet. This does NOT include date night meals or family pizza night. Our current water bill is roughly $42 a month - we took out our lawns and put in rock. Our current electrical bill averages $200 a month. Our current gas bill averages $100 a month. Our garbage/sewer is a set $206 every other month. Our cheapest gas is around $5.29 a gallon. Our state tax rate is a little over 13%. Our auto insurance for the G Wagon and convertible Audi is $225 a month. Our health insurance through my wife's work (I am self-employed - Broker) is $1000 a month. Our current mortgage is just under $2K a month at 2.5%. Our cell phone is $160 a month. Our property tax is $6K a year. What else am I missing?

I pay $5000.00 a year for homeowners insurance with a mitigation report, live in Pembroke Pines, in South Florida 10.5 miles from the beach. I wish I paid $2500.00 a year. My water bill is over $100.00 for 2 people and my lawn service is $45.00 a week. I have a large circular driveway and concrete patio on the back. I have lived here all my life but insurance rates and HOA fees are driving people out of Florida. I am considering moving to the Sarasota/Venice area where prices are better.

You can say that again! As a Florida native I planned on staying right here in my hometown...unfortunately it's sad that it is turning into a 'Rich people state'...hopefully they have a good sized yacht when the state goes under water due to the constant construction of homes but lack of infrastructure. It literally floods 3 feet of water after 30 minutes of rain in areas that used to take a 3 day hurricane to flood! 😅

I was last there though about 10 years ago and the prices were nothing like this! To give some comparison - we live in the UK in London. 4 bed home - £2.2k monthly mortgage 3 people/2 animals - £800 shopping * No yearly property tax - we don’t have that * mobile phone - £30 * internet and tv - £100 * car payments SUv - £300 * water - £50 * gas and electric - £200 * council tax - £200 It’s about £4.5k to just live - about the same as your mortgage though- Yikes! It depends on a lot of factors. Age and size of the property, elevation, past claims, age of the roof, electrical, mechanicals, etc. they even factor in credit score. There are many more and I don’t sell insurance, so I can only share what I know.

There will always be people moving in and out of areas. Tampa has had more move in than out over the last 4 years. It really only matters if it’s the right place for you or not.

I live in the Tampa Bay Area in a cute little house (it’s over 30 years old) and my proposed property taxes have just tripled!🤬🤬🤬 My advice to anyone considering Florida is to run, run for the hills! It’s too late for me, but not for you. You will get nickel’d-and-dime’d here!

Do you have your homestead exemption? If so your property taxes can’t go up more than 3% or the annual inflation rate of that’s lower.

$4200 a month for a house under 500k is insane. Florida housing market is 30% over valued right now and on a downward spiral. You would have been better off renting for the next year or two, waiting for interest rates to drop and save for a 20% down payment. I hope you don't look at the equity in your house as a win because it will soon fall by 30%. I appreciate you being open and honest and i wish the best for you and your family! Fellow Michigander

Price is determined by supply and demand. There is more housing demand than supply in the Tampa Bay area. Prices are not going down. Also interest rates in the last decade or so have been abnormally low. There is no guarantee rates will drop significantly anytime soon.

Tampa is not getting hit as hard as other parts of Florida yet. As for supply and demand in June of 2022 Tampa had 1,966 houses on the market fast forward to today it's now at 3,976. It's obvious that there is a crash coming. The pandemic hit and everyone flocked to Florida. Prices for homes grew by 30-50%, and you're suggesting that prices will continue to go up? Interest rates are high, the prices of houses are high, why would anyone want to buy now? Not to mention Tampa is 30% over valued right now.

@@trulivingtampa so I guess it's a blessing when you win a bet huh 🤔 In my opinion you are where you are because you all worked hard and did the right things not because you were lucky enough to be blessed. I wasn't lucky enough to be blessed I had to get up every morning for 37 years at one job then go to another job after that for 15 of those years it about killed me and was hardly a blessing it was a curse but have done pretty darn well for myself ty. I do wish you the best

If you’re in Tampa and not making $100K, then you won’t be saving anything meaningful and you will feel like the brokest SOB here. The good areas of Tampa have been bought by “big shots” with egos to boot. Everyone from TX, CA, and the east coast have swooped in. They wouldn’t know the Ice Palace from the stadium, so don’t bother asking them anything about the city.

If I ever decide to move to FL you will be my realtor. I live in Austin TX and looking to buy a house for cash and as you know, Austin market is crashing. Just wondering how much lower it can go. I also love Tampa and I believe prices are also coming back down reasonable prices. I am cash buyer willing to spend $400,000. Sitting on sidelines now just watching both stock & housing market.
