The price is reasonable for a prime area. The only problem is that most so-called "prime" areas in West Africa aren't much better than anywhere else in terms of urban planning and public amenities. These so-called exclusive districts are just a random collection of apartments and houses with a big name.

You're right. But try getting land at this same Roman Ridge today to do it with that amount. Now, that's the point people miss. You did hear her say Roman Ridge is one of the prime areas in Accra. If you're not rich enough, it makes perfect sense. Actually, most of us build with less. But this is for people who are rich enough who are more after the lifestyle or buying to make even more money off it through rentals eg. You're not throwing your money away at all if you can afford to buy this. It's not like the value is gonna go down. The value actually goes up very fast.

I'm even doing 4 sets of two bedroom flats with less. But at Ridge, you can't get a 0.46acre plot for less than a million dollars. You can't. It's mostly not even bare land. A house is often pulled down for new projects in these old prime areas. And it's easy to cross check online. Serious money went into that project. Let's stop these hasty accusations of rip off when we're not even the target market. Plus, do you or do you not know the cost of financing in Ghana as compared to wherever else you have in mind?

The Cedis can loose value overnight besides, they don't want people to see the drastic lost in value when the Cedis plummets in value ... Hmmmm... I have a feeling that despite charging in USD, the investors may be in for a surprise when there is a drastic market/economy shift in Ghana. I don't particularly care for the western development and vibes in Ghana but, I don't have to live there either. I'm afraid the pursuit of the western dream mansion homes will be short lived and those borrowing will be left holding the debt. Think, the USA has housing market crashes and artificially inflated market booms. It will be interesting to see if Ghanaian housing development market can survive such fluctuations. Its all good until its not.
