I love this house the amount of dollars you invest in the updating and modernizing will be returned in value and for the year it was constructed you can see the builder, architect and designer were good at their jobs and the owner cared for it beautifully.

I love this house. Especially the back yard. I am with you, take down that wall from the family room down the hallway. I'd pull up all the carpet and put wood floors throughout. Also that big office I'd leave as an office/den but most of the built-in's would be taken out. But all in all this house is awesome. The only drawback I see is that it is too close to the strip. I wouldn't want drunks wandering into my property LOL. Thanks Chakits for another great home tour.

The entire market, everywhere is over priced. Up in Montana, where I'm from, asking price for 10 acres with a mountain view is 1M. It's a joke. I'm watching properties just sitting. Also noticed, the established neighborhoods of the South Puget Sound, where I moved from, there isn't any real movement. Watching a couple of waterfront homes and property just sitting. It's a crazy market right now. It feels like the bubble of 2007, again. Are we headed for a crash? Wages have not kept up with the cost of housing and those stupid balloon and little down loans were marketed about four years ago. It's all just odd.

@@chuckhaugan4970 I agree with you 100%. We’ve been looking to purchase a home for about a year and a half now. And we’ve watched all these people come in and scoop up these homes for pretty cheap prices do a really quick cheaply done renovation. And slap a high price tag on it. And all these idiots moving into town are paying the prices. This last Saturday we went to a property right off of flamingo and the 95 which wasn’t a great area back when I grew up in it in the early 90s. The house was literally purchased this in May for $450k they did a renovation that looked really good in pictures but when we got there it was WAY different. They did a quick landscape job like this house. And the realtor handed us a paper where they claimed all of the renovations. They claim they put $200,000 in renovations. They put a $12,000 wolf induction range. Why they would put such an expensive stove in a neighborhood like that is beyond me. The tile work looked like a two year old did it. And the back brick wall was falling down in two different places and the realtors acted surprised when we pointed it out to them. They also walked closely behind us as we toured the property and wouldn’t give us a second to ourselves to look at everything. And the realtor was very much looking down their noses at us as if we couldn’t afford the home. Anyway, the asking price of this home was originally 640k I had watched it on the market for over a month and they finally dropped the price to 620k But as of today Tuesday the 12th the property still sits for sale. There’s no way they’re going to get that price in a neighborhood like that. Yes, the neighborhood looks pretty and beautiful kind of like this one but there’s no way we would pay that price and a neighborhood like that when we can go to a better side of town for the same price and the same amount of land. But as for us we’re going to sit back and wait a little bit longer there’s no way these homes and these prices are sustainable. I’m not saying there’s going to be a bubble but something has to give.

Great video Chuck! I absolutely love this vintage home. It's in the best section of Las Vegas and it's HOA free. I know that the right buyer will appreciate the private gate and that backyard is a winner winner vegan dinner. The pool is telling its own story here!😁Flooring and a few other minor upgrades is all that this property needs. Yes, it surely will sell quickly!

A lot of you'll are commenting on the market being overpriced, no it's not, have you seen the price of gas from last year or your grocery bill. The dollar has depreciated in value, all goods are costing more if a new house costs more to build, so will a resale. Money in the bank is stupid, even if you have a 10 year us bond @ 1.25% and inflation is at 5 % you will lose your buying power by almost 50 % in 5 years. Maybe my math is off, please check with a professional.

very nice home in terms of move in ready. Could it be remolded-of course. Not a fan of polished floors in a bathroom because of potential slip and fall due to wet feet/floor. My concern is the number of cameras on the property, I counted about 15 camera locations, 5 alone just at the front door location. I guess I would check with LVPD/Clark County Sheriff about crime in the area. I like the landscaping, but surprised about the front having that hump in the turf.

Prices are soooo high and for a remodel why carpet all over? And no updating in the bathrooms and kitchen. The doors aren’t consistent but there seems to be a buyer for every property these days even with ridiculous prices.

Right away you should open the doors in front of you and then move from left to right, not jumping every ware, have a system, start with the outside, left to right, enter the house open doors you see, move from left to right, then upstairs, do the same thing left to right. Please don't go all over the place. I love watching you.

They spared no expense and put in all top quality everything. While immaculetly well kept, its dated. To update it with keeping to the current quality it was built with would cost $500k minimum. Its not worth it. Either love it the way it is or buy new. In addition The layout doesnt flow right, its a boxy maze.
