Building designer from Aus moving to PH. What are the areas that you have noticed that need improvement? Would luv to hear more about that stuff and help steer the quality of building design and workmanships to a higher western level.

It really seems like everything hidden behind the walls was done to a very lackluster standard - Electrical ,plumbing, air con, etc. The exterior of the units themselves look quite pleasing to the eye, so they did well there... It's just shortcuts were taken to no end behind the curtain, unfortunately...

Bruh, I’ve almost had it with Philippines. I recently bought a condo in uptown park suites and the admin there seem to be HOSTILE towards condo owners. They recently unilaterally passed the most inconvenient “rule” wherein we have to walk 5 min around the block to the other tower (tower 1) to get any mail/packages for us, they also have extreme policies where they impose “penalties” if you neglect to get your mail within 1 day. Also…you can only get mail before 8pm, which is very inconvenient for people who work during the day. I’m barely back in time. Not just that, but the admin refuse to respond to any complaints/messages you send them, don’t even give contact details. Further, i had a terrible experience recently with the condo “security” - they visited me at MIDNIGHT (wtf?) and demanded i give them 10K pesos because they caught me taking a vape in the elevator. Ok, i vaped, but it was inadvertent and i never normally do it, it was just a mistake. No warning. No nothing, just immediate “10k” pesos fine. There’s also NO indication anywhere (except in the last 1 day, when i complained) that they’d even charge such a high fine for a simple vape in the elevator. But the worst of all is the security agentwants to bribe me about it….apparently i can get away with just paying him “5k” if i don’t tell admin, and the money goes directly into his pocket. What the heck? I don’t know about other condos, but this condo has gone to hell. The whole thing seems like a scam and is resident-hostile. I’m very tempted to leave Philippines at this point. Such a terrible experience. EDIT: don't even let me get into the plumbing issues....idk how many times our plumbing has backed up, and all the engineers say its just cos the building was badly made and the only fix is to evict the tenant downstairs and spend 1-2 months redoing it all, which is never going to happen.

Aloha, good meeting you guys in April in the lobby. For myself, one unit in Tower 2 developed an AC leak right after turnover in Nov 2022. The AC drain lines were not connected properly and not properly sloped. Had to open up the wall and fix the drain line, which was done by building maintenance. I had to stay on top of Engineer James and his team, but it was fixed. A lot of rubbish inside the walls, they don't like hauling stuff out, so if they cut drywall, the cuts and other debris remain in the wall. Also standard are slow-draining showers, as they clean tools and wash materials down the drains. Building maintenance knows this and can quickly fix it by ramming a broomstick down the drain. They have a dedicated length cut stick for this. They should have done that to all units before turnover but that is removing drain covers and ramming hundreds of drains. A few other rental units in that tower had similar issues, especially with the slow drain (easy fix) and the AC units. The last time I could get back to the Philippines was April, but I have that unit about to reach its 1-year maintenance warranty. My management team has not noticed any issues, but I am trying to track the problems of others in that tower. Mahalo for the updates!

Thanks for sharing, seems like we have same issue with A/C they refused to fix mine dragged for 7 months until it was out of warranty. Megaworld and all its employees snd third party asia affinity property management are all clueless and cannot be trusted with their work.

I recently found your channel and wish I had found it earlier. Living in the SF Bay Area, I decided to put a down payment on a condo in Mandaluyong. The developer has changed the completion date twice. It has stretched out to almost a year. Anyway, thanks for all of the valuable information that you've shared. It will be info I can use to prepare for the turnover , whenever that may be.

@enesemji4779 We just sync'd up with miss Thea and have been reassured that the contractor used for Uptown Arts is someone new, AM ORETA, who is supposedly much better than the one used at their other Uptown projects. Further, we've been told there's more organization and regular site visits being made now (not sure if this is related to new processes put in place, or something more possible now post-pandemic). Also, I have raised up our own personal concerns/issues, and other various data points we have on hand. I'm hoping to connect with and speak to someone in upper management early next week. With Uptown Arts and Park McKinley West new construction developments, the location is so absolutely perfect and desirable... we're going to do whatever we can to help get the word out so future buyers can reap these benefits without all the undue headaches/anxiety/stress. Will keep everyone posted as we get more updates. All the best and let's keep fighting for better days! More Power! 🙏🙏🙏🙏

I was advised not to buy Megaworld. I purchased Ayala Alveo and have not experienced leaky ceilings. However, to be fair, I’m sure all developers have issues, some more than others. For what it’s worth. Im staying with Ayala - Alveo or ALP When u all get your real estate license lmk. Im looking for an honest agent.

I also have a friend who purchased a megaworld condo unit. Loose tile flooring after a few years. I think DMCI projects are better. I have friends who bought dmci units many years ago and they have no regrets.

I hope your developer is aware of your videos in the hope that they will really do whatever needs doing to overcome this problem. I find it strange for so many owners to experience similar issues at the same time. Could it be that the mains water pressure was increased for some unknown reason and caused so many problems. I think the owners are entitled to an explanation which is something you should demand. We can all agree that leaks can happen from time to time but to that extent something is seriously wrong. I hope they can get to the bottom of it soon if they haven't already done so. I wish you all the best going forward.

Yes, we really do hope word gets out and reaches more of these developers. Unfortunately, we've observed a lot of shortcuts being taken. For the pricetag of these units, it's really unacceptable and we're totally baffled how a lot of these decisions got green lighted... It's like dealing with ticking time bombs... it's not a matter of if.. but when something fails... 😫😫😫😫😫

Same with my condo in park suites! The plumbing is terrible! I don’t know how many times the drains have all backed up and there’s been water everywhere……given how terrible the condos are here, i can’t believe the admin are as hostile as they are, they should be doing anything they can to help out condo owners, but they really just make life HARD and what’s worse, they’re almost complete UNCONTACTABLE. Horrible experience.

Also, am curious to know what the fixes are for those leaks and how to go about finding the right contractors who really know what they're doing. Does it make sense to form a homeowners association for your condo to band everyone together?

For the leaks, so far we've just had to endured a lot of "band aid" solutions that aren't solving anything permanently... We're still fighting everyday to get this resolved correctly (and permanently).... Wish us luck, haha

tbh, we haven't mentioned any of this to her yet but will probably do so the next time we sync up again. To be fair, she's an excellent agent, and what's happening here is really outside of her domain, control... It has to do with the engineering, workmanship, approvals, etc. Not sure if it applies to all units but at least for our very own, it was amateur hour at it's finest...

If you have not mentioned this yet, I’m sure she’s aware. I just bought a unit in Uptown Arts, decision supported by what I saw in your vlog with her. I was recently told that Ayala has launched a new project in BGC. Unless Megaworld responds to these issues, I am considering giving up my Megaworld purchase. The amount I’ve paid so far may not be worth the trouble in the foreseeable future. I do hope these issues get resolved. Thanks for the update .

We filed complaints for a lot of these issues when we still had a 1 year warranty so hopefully they get resolved correctly... We'll definitely vlog more about it once we have more clarity... Right now, it's just a lot of failed band-aid solutions, over and over again... haha, doesn't make for the most compelling vlog 😂😂😂

Some developers tend to make shortcuts to save money. I had the same issues in my condo a couple of times. According to the Plumber who checked on the water leaks in my unit, it is because of the type of pipes the developer was using. Because I live in San Francisco, CA., Bay Area we sometimes have cold snaps during winter which could result in plastic pipes contracting to the cold weather & the hot water at the same time from using the shower or faucet. Yes, the developer of our Condo Complex used plastic pipes for our water system which is why we have many water leak issues in this building. Instead of using Copper Pipes for durability, they used Plastic Pipes to save money.

Yeah, it's unfortunate, but it seems out here in PH, a lot of times, developers are too enticed by the big $$$ and will take lots of shortcuts to maximize profits... at the expense of the homeowner/investor. Call me naive, but I really was expecting much better quality for shelling out all that capital to purchase one of these "ultra high-end" condos...

@@alroberts193 Can't blame you! At this point in time, I think the craftsmanship & overall quality still have a long ways to go to catch up to the standards set out in the West. For some people who desire a place to call "home" out here in PH, it might still be worthwhile but if you're more discerning and patient, it probably makes a lot more sense to wait until the quality catches up in PH. Just my $0.02 🙂

New unit owners get a 1 year warranty, which is covered by the developer. After that, it's on the unit owner to handle any repairs...

My advice… DO NOT BUY FROM MEGAWORLD‼️ We bought a condo unit in BGC Uptown Parade area their prime location, aircon in living room stopped working and took a while to figure out whats wrong their contractor and maintenance did a guessing game they think its the pipe, the a/c unit itself or they think it needed freon which theyve charged it with multiple times and kept re occuring same issue , now they say its the compressor until they finally say its out of warranty and refused to fix it. We bought the condo and turned over during covid and we’re in the US had a family member represented us, megaworld did not take that into consideration which they should have. Bottom line megaworld’s customer service is extremely poorly unreliable, clueless at what their associates are doing, customer service is garbage and communication is truly a nightmare. They have a third party property management asia affinity who are clueless down the manhole, the turn over on their engineers is crazy due to multiple unit issues concerning the aircon theyre overwhelmed. Bought the unit sept 2021, moved in nov 2022(partially coz still lives in US) aircon started acting up dec 2022, aircon issue dragged for 7months. Bought a parking slot and was not turned over coz they said it wasnt ready so they assigned me a temporary parking nov 2022 thru february 2023 until i left back to US came back May 2023 and followed up on my parking and found out its been ready since December 2022 while i was using a temporary parking when i was there till february 2023 when my slot’s been ready for 2 months!!! Insane!!! Do not buy from megaworld, save yourself from all the troubles and grief. Landers ceiling is leaking, main entrance of their tower 2 is in constant repairs for water leaks. Uptown Parksuites thats megaworld.

Im totally done with these condo investing sh%# in the Philippines Doesnt matter who build it, they’re cutting corners to save for their own benefit. Not worth it. My house in Siargao never have any issues at all while my condo have multiple issues from leaks to clogs. Im selling it! Done done done!!

Admittingly, I skipped some of your entries. This is a constructive suggestion (I have to mention this because it may not come across as intended 😊), I prefer if you can put out content that made me drawn to your vlog in the first place which is about BGC and neighboring cities of BGC. I totally get that some of your posts are personal and understandably resulting to at the expense of low subscription rate and dropping income. Which I believe you don't care because those videos are intentionally not for us. This is just my personal analysis. When you do mall visits (remember Mitsukoshi?), or general BGC update, or opinions about Philippines (Filipinos love positive opinions from foreigners), the view numbers are good. That's maybe the reason why walking tours from other vloggers perform well.
