I think realistically people don't do the math, and realtors/brokers do not care to advise them properly. Your mortgage plus expenses taxes, insurance, HOA, etc. Should be no more then 25% - 30% of your net monthly income. With these home prices people are well well above that! Living every month house poor is a sad deal. Home prices in all areas are coming down, homes are sitting longer and longer. Its a buyers market with more negotiating power but still extremely overpriced.

@soundsnags2001 Standard everyone should hold. Why should a realtor/broker who advises you on all aspects of the largest financial transaction in your lifetime push you to take out the largest loan you get approved for? Simple, their commission. Many home buyers trust these people for their expertise on this subject. Why should financial education not be a part of that? Simple again, greed.

@@soundsnags2001 Agreed they should not. But why do realtors/brokers claim to be experts with home buying then? Claiming years of expertise, experience, #1 this, #1 that. Marketing, "I will help you, hold your hand, with every step." If you claim this then shouldn't you be fully capable, qualified, and willing to ensure every aspect of the home buying purchase is understood by the buyer and that includes financial literacy in ensuring you do not put you or your family in financial distress? Do not claim to be a professional or an expert if you cannot confidently advise and represent your client in every aspect of a transaction this large. "Honest dealings with you fellow man," is the only way to win this life. Can you confidently say they are honest? Largest scam in history and its legal. Clap hands.

An expert and professional understands every aspect of their profession. Is'nt understanding finances a major part of the largest transaction someone will make in their lifetime, a major part of the home buying process. Not just, how much can I approve someone for which they inturn relay that to them as their "budget." The marketing of a realtor/broker stating, "#1 this, #1 that, professional, years of experience, expert," is nothing more then false advertising and fluff. They are not professionals, they are frauds. Largest scam in history, and its legal. Clap hands.

@@soundsnags2001 Posted my response twice now but somehow keeps getting removed. Weird, suspicious. The jist, realtors/brokers are not experts. Claiming to be an expert in this profession but not being fully open and willing to discuss all aspects of the home buying process, and that means actual financial education means you are providing a faulty service, and using false marking "fluff" to do so. After the NAR lawsuit a bunch of realtors have been busted for "Stearing" which is pushing your clients into the homes that will pay them more commissions instead of advising and representing them appropriatley. Yes, it is illegal. Is that a professional or expert?
