I see a lot of large properties of 160 and up in acreage that have HOA’s can you explain why

My experience with HOA's is that, by and large, they keep property values DOWN not up.

That's right. One way HOAs reduce value is by reducing the size of the potential buyer pool. Properties will be on the market longer, and offers will be lower. Anybody who has any experience with an HOA knows that the larger the HOA, the more likely there's going to be at least one bad apple in there who thinks they should be in charge, dictating what others may and may not do. And HOA fees are like additional property taxes, above and beyond what the county levies. I recently found a piece of land that i just loved, and would have made on offer on, had it not been for the covenants. It had an architectural review committee which had to approve anything i built, including fences and building colors! I had no way to know whether i could build what i wanted without buying the land and submitting my plans. Only a fool would do that.

Who owns the mineral rights for gas and oil? Will the big be able to drill nearby and destroy and pollute the water tables or release toxic gases in the air? Do land owners have any protection from the big oil companies? Are such risks required to be disclosed in writing prior to completion of sale? Thanks

This is excellent information Alisha Collins, but your telling me if I buy 300 deeded acres? I don't have access to all 300 acres? I know some land is owned by the Government, but why would I not have full access? I was in the market to buy a Ranch since I worked farming most of my life: my motto in business when you hire a farmer or those that worked in farming, you acquired a gem, weather it be manufacturing or a salesperson, they always seem to be the best employees. My only question would be if I buy a larger ranch of 300 plus acres, would I have access to the total amount?

It would depend if the land is contiguous, but you always want to check. I just met someone who bought two parcels of land directly from a seller and there isn't legal access to either parcel and he thought there was. Of course a title company was not involved

Once again, great info. The utilities info was interesting to me. I’ve had a well since 1970 and did hook up to city water when it became available. But I keep the well working for garden and emergency use. I understand the solar energy pros and cons and after initial setup cost it is a good option. If you find the time, can you check on wind power options for your area from local businesses. I’m wondering if a combination of solar and wind power would be good options in your area if not cost prohibitive.

I feel that wind makes more sense than solar in Wyoming, and it can be much cheaper too. That's because, unlike solar panels, windmills can be a DIY project, using an automotive alternator as a generator. Have even seen DIY mills made out of four plastic snow scoops! That said, commercial designs are likely to be more efficient, so your mileage may vary. If one has the budget for solar, then one likely has the budget to include wind as well. However it may make more sense to start with wind, and add solar later. Or perhaps a propane powered standby generator instead of solar. Just be advised that high winds can damage windmills, or require that they be decoupled from the power generator. This was even true for the non-electric water pump windmills. Often overlooked is solar hot water. Unlike their photoelectric counterparts, solar hot water is VERY efficient, is much cheaper, and can also can be a DIY project. Extra credit: Use a Rocket Mass Stove/Heater to heat the house (and water). Far more efficient than a traditional wood burning stove.

Yup. Hire a WY professional land surveyor. Especially for rural property. They are uniquely qualified for uncoverying land rights issues.

I just saw your question 8 months later. A quick google search came up with a couple state programs that address age or disability for property taxes. You will need to address that at a local level. It looks like seniors may get a discounted tax tier based on income? Like I said, you will need to do some local research for the area you think you want to purchase in.

Yes, the state has a property tax deferral program for those 65 and over, but only after you've been a Wyoming resident for 10 years. And only on your primary residence. It's a state program, so applies to all counties. The way it works is state pays the taxes to the counties, and eventually collects the taxes, when you sell the property or die.
