Your home is beautiful. My husband and I are returning to Thailand for a long visit soon so we can check out different areas. We were interested in Hua Hin, but then saw that there was a water shortage in the region. There is risk to renting because the landlords can always raise the rent, so buying a home and leasing the land can be more affordable in the long run. We'll be open to different options.

Iv just left Thailand after a 3 month first visit trip .Iv recently retired at 65. I went to all the main areas from Chaing Mai to Phuket. I went to Hua Hin last stop a few weeks ago and it was my favourite place for long term living. Yes Chaing Mai is also wonderful as are so many areas in Thailand but I really enjoyed the vibe and people in Hua Hin its got everything that really suited me and good transport options and so many facilities and services. Its a great choice as a base and then you can travel from there. So happy for you both its a lovely home and thank you so much for sharing and openly showing your house. Iv been back in the UK just 3 days and Im missing Thailand already ha! I intend to return to Hua Hin again soon as my first area choice. Everyone is different we all have our own views and opinions on things but I never see the point of negative opinions towards someone elses life choices.. like you say its what fits you..and this fits you so well ..have a wonderful time in your new home and I wish you both and your lovely dog all the very best ❤ Philip UK ...subscribed and look forward to seeing you home again and follow your channel :)

First time on your vlog and subscribed! You should invest in tinting your windows and doors in the rear of your house; would help tremendously with keeping down the heat. Good strategy in choosing a home that is so practical and efficient in size. WOW! Great price for what you have! Seems that you and Dave did your research and due diligence. We (Thai wife, son and I) have been visiting this area about 15 years and my father lives near this development. In December, we thought about buying a place like yours in this same community while we build our house this year, but didn't pull the trigger because I had to come back to the states to finish up my career. We rent a place in the area, bought land by the "Barn" (last year) and will be moving from California back to the rental in this area April 1, 2024 (I just retired). I will keep my eyes out for you at the 7/11 or market to say hello. @@kimberleyssandbox I have spent most of my time in Southern Vietnam. My base city was Rach Gia but I have rode a motorbike to most of the big Southern cities from Rach Gia. I even led a caravan to Cambodia once. Someone needed to lead the Vietnamese across the border into Cambodia. That was one of my best adventures.

I'm in the process of selling my house here in the US now, but no one is buying. I'll be traveling to Thailand to evaluate Hua Hin, Jomtien/Pattaya and Chiang Mai as possible locations for retirement. What are the community association costs? Can you do up a video on other aspects of retiring to Thailand, such as how to buy a car, get car insurance, get a Thai drivers license, retirement visas, banking and so on? Thanks for sharing!

My old landlord installed the film on windows and glass doors (townhouse in California) and it helped tremendously. It blocked out about 70%. It's nice to see that you didn't bring the states' standard to Thailand and found a nice place at that price. I was born in Thailand and my family used to live in Pattaya in the late 60's. I am close to retiring in a few years and will move back to Thailand. Not sure in Chiang Mai or maybe Hua Hin. Not sure if renting or not, will see. Congrats.

That's a wonderful choice Kim. You can't even buy a new camper van in America for that kind of money. I love the idea of having your own property and a small place for your dog. Do you find it difficult to find a good dog sitter when you travel?

Hello!!! We actually have a wonderful friend that watches her and I have a good kennel just ten mins away that we use that I trust. There is only one condo complex that I know of in Hua Hin that allows small pets. If you own a pet, a house to rent or purchase is really your only option with bigger animals. Zoey is about 50 pounds (medium sized pup). :)

My husband and I are moving to Hua Hin in 2 months. We visited jomtien, pattaya and hua hin in March and April. Hua Hin was our favorite! We plan to rent first and then decide after a year to buy or continue to rent. Your video made some points for us to consider. 😊

Thank you Kimberley. No only was the information useful to me but was presented in a very professional manner. You may not "feel" comfortable on camera but it certainly didn't show. You covered most aspects of home ownership versus renting and as I plan on relocating to Hua Hin in the not too distant future I have been researching this very subject. I am in retirement now and with a solid monthly income which can amply fund a decent rental, my thoughts are that perhaps have my bulk money deposited in a term account gaining interest to fund further exploration of the Asian countries which are adjacent. I am not sure how the Thai banking system works but if the local interest rate is not so good, the money I have can always accrue interest in Australia. I guess I am looking for the best of both worlds. I was also interested to know that development of the Hua Hin is still happening. I was wondering if perhaps the house building had begun to die down.

Hello and thank you for watching and sharing your situation with me. The development will soon begin phase 2 and is expanding 😀 We love the area... a good fit for us. I would keep money probably in an account in your home country and then transfer in funds through Wise to an account here as needed. We paid off our home in the USA and rent it... it is like a savings account for us and helps to support us until we hit 65 or so and collect social security. My spouse is also still working in the states... it will be a bit before he fully retires. ;) Renting is ideal if you want to spend lots of time traveling. We still travel a lot but I really needed a home base.

I was reading about some of the difficulties with opening a bank account in Thailand as a foreigner, I even understand that they have two levels of term deposit interest for locals as opposed to expats! Guess who gets the prickly end of the pineapple!! Rates are still good in Oz so I will do as you suggest. They have been negative for so long it is good to get some return and not the banks making obscene profits. If you can share the name of the builder or agent when Stage 2 commences and your excellent lawyer who handled your purchase that would be great. I am beginning to stock pile info for the future. Again many thanks. I have subscribed to your channel so will look out for any future videos.

Thanks for sharing. I would love to see the prices you mentioning in Thai Bath also. That would be very helpful to us not coming from the USA. But I think you got a fair price on the house with the lease contract. Many studio apartments and 1 Bedroom condo units goes for the same price and up in most cities.

I lived in Bangkok for three years. I rented a condo at that time. A little over a year ago I moved back to the USA. If I move back to Thailand I would probably move to Hua Hin. I visited Hua Hin twice. I preferred it over Bangkok. What you basically have to keep in mind. Is that non Thai citizens cannot own land. Here in the USA there are similar forms of ownership. I believe it’s referred as land lease. It’s up to the individual what type of purchase they are comfortable with. Or if they even decide to just rent. Your home is very nice. Don’t complain too much about your kitchen lol. At least you have an oven. Not many kitchens in Thailand do. I believe it’s referred to as a European type kitchen there.

Hi Kimberley, thank you for your channel. Your new home is lovely. We are considering a move to Thailand when my husband retires this coming Dec. We will have to also bring our dog from Australia. I have looked into it and it can be done although it does give me anxiety thinking of my poor girl travelling all that way. I found your purchase interesting as we only have considered renting but would prefer a house with a dog. One question who looks after your dog when you travel? that is one thing that has concerned us.

Hello!!! Thank you so much for watching! I actually did a dog import video series a few years ago when I brought my old dog from the USA. You can find the series if you search dog import under my videos. My dog did amazingly well (we did use medication). How old is your pup? Ours was 9 at the time of travel. I have a few options for dog care. I have a border place I have used several times within 10 minutes of my home called Pet Time - they have air-conditioned kennels and a vet/hospital on site. I also have an amazing friend that watched my dog at my home for 2 months while I was in the USA. There are others in the expat groups that are also willing to dog sit.

We would most likely not need to board we have never left her in a one have always used family or a house sitter. So would hopefully use a house sitter there as well if needed or travel with her within Thailand. We have been multiple times.

I am interested in buying in that area, I'm curious how things turn out it looks like the builders try to cram as many houses on a Plot of land as they can... and maybe they build them very quick and cheap - I'm worried about the foundation and the concrete surrounding the pool rim. It looks like that concrete will crack very easily .. I'm also worried about how the house is settling in the heat and heavy Rains, how they will endure ...

Hello!!! We board her at Pet Time located south on Phetkasem road... it's Air-conditioned, kennels are private, exercise in the yard 2x a day, they have on-site veterinarian and hospital. Fee per night is based on the weight of your animal. We love the people there... very nice and caring!!!

Looks fantastic. I think 'lifestyle real estate' is overlooked. Even in USA, no one actually 'owns' their home...they lease it from the govt w/ high property tax. RE is also a terrible investment (unless it's prime RE like Palm Beach, Manhattan, etc). Houses deteriorate over time. They don't go 'up' in value. They just measure the currency getting weaker. Renting is much better but a pain in the ass to move all the time. Having one or two 'lifestyle homes' like this is ideal. Have a place to put all your stuff and can decorate it how you see fit. Enjoy it. Use it. Houses are consumable goods, not investments.

California property is outrageous... our son lives there and getting a break on his rent as the in-laws own the condo. Gas prices, the traffic... CA has its challenges!

Hi! Congratulations on your new home! I’m moving to Hua Hin in June of 2025! I think you have a car, but perhaps if you know, approximately what a Grab (taxi not motorbike), would cost to let’s say Cicada market. Or Blu-Port mall? You can do your retirement visa a few ways to show income... have 800,000 baht in a Thai bank account for at least 3 months prior to application. You can also show pension income or invest in a property here with a specific amount. There are longer term options with specific requirements. I don't recall the details of the other visas, as I just have the minimum amount in an account here for mine. Mine is a renewable 1 year visa... renews in June each year. At first, I needed a visa agent to assist with bank account setup and obtaining the visa, but this year, I managed to renew my own visa all by myself :)

Hi Jay!!! Thanks for watching and supporting my channel! I would say you can find something for rent or purchase for most budgets. I have a friend renting a one bedroom condo for $350 usd a month. Home purchase price depends on area, amenities, and size of home. I would say prices have been rather stable the last few years here :)

Hi Kim, just found your channel. Lovely place for a very reasonable price! The style and dipping pool, car park and so on are great! Is this place on a “park” with monthly cost and may I ask where it is located in Hua Hin? We are also looking to buy another home and alway’s see those house around 200 - 250K $ on parks with monthly cost around 150-200$ which we don’t want to spend. This would be great!! @RS997 hello! We have no monthly fee by the community but we do have our own property maintenance for pool and garden services. Google Khemanatra Development hua hin... it should map u to the location. We are 20-25 mins from town center :)

Agree... it's partly why we are here. Working to 65 and retirement would not be nearly as comfortable for us as it is now. We want to retire earlier and live well. Many people pass away by mid 70s so you literally only get 10 years of retirement whereas here, I can retire for longer and still physically be able to do things I've always wanted to do. Dave will retire soon... just a few more years for him :)

Wow your water bill is low considering you have a pool. Well in Hua Hin there are many KZbinrs there. Jonny There's Something Happening is quite famous in Hua Hin. Maybe you can meet up with him and the rest of the community.

We have visited Malaysia and loved that there's no language barrier there. The people were super nice too. I did feel like I would have to change a lot regarding how I dress. It is a very conservative country, but it is difficult for me to adapt to that since I am a westerner.

Hello John... I think it was well worth it. Cut down a lot of the heat entering our home and it will also protect furniture and flooring inside. It was I think around 23,000 baht for the high quality one (they have different levels of protection) for all the sliders.

Congrats!!! I as an American am seriously, seriously considering doing the same. And at age 56 do I really care what happens after I am gone, and if I am lucky enough to live for another 30 years which would make me 86 years old, I probably will care even less. I simply do not want to deal with the rental thing every month. Plus, rental prices are not going to decrease in the future.

Great info. I was wondering about the selling process. Ive seen tons of videos about owning homes in Thailand and youre the only one who mentioned selling to a thai national. Sounds like you found a good lawyer. I know currently the land is seperate from the house title. How are they murged if swlling to a Thai national? Is that done prior to closing, or are they making 2 seperate purchases?

@colinmillward5353 I originally worked with Wanwisa with this company... she left just as our deal completed but Christian is the one that gave us the excellent lawyer reference and provided us with guidance in doing the wording of our contracts as he had also just purchased a home. He has over 15 years experience with real estate in Thailand. I would definitely contact him.

Hello Kimberley, I do not know, if you still remember me. I just thought of you last week. I went looking for your channel and your name and your You Tube channel never came to my mind. I am so happy that I have finally found your channel. When you said that you were in California and Arizona. I thought of another Kimberley. She lives in Tucson Arizona. She went last year to Koh Samui and absolutely loved it. I communicate with her on her channel and also by email. Infact she will be in Koh Samui by the middle of March. Unfortunately I cannot meet her in Koh Samui, as it is my summer here in Perth. So I can travel only during my winter. Between the month's of June to September. This year our summer is very hot. I am glad I am retired. I worked in Steel Fabrication, and boy was'nt it like a furnace in the factory during the summer. How I wish I could get in touch with you through email. My heart is still in Thailand. Everything is so magical there. I do not want to make the same mistake I did 46 years ago. She was a Gold Digger. So you have the Title Deeds of your house. That's a great question!!! I write and upload to soundcloud... I love to play and mess around. It's nice to finally have more time to do it now. I'm not formally trained and play by ear/write what sounds good to me. Piano, keys, ukelele and starting to learn guitar. Music is really what I wanted to do for a living. I wanted to be a movie score composer... but life brought me in a different direction... medicine.

Cool! I’ve been a professional musician for almost 50 years. Played on a lot of movie and tv tracks during my career in LA. I went to the Berklee College of Music which had the best movie scoring program in the world. One of my best friends there was Chris Jacobs who won an academy award for his score for the movie Scully! Great you keep at it. I play around town sometimes with my band here and there are some opportunities if you want to play out. Anyway welcome and I wish you all the best in your music endeavors!
