Well done! I’m 70 years old now and been flipping for several years. At this point I hire out the roofs, drywall hanging and mud, and carpet installs. Plumbing and electrical IF they need permits pulled. I pretty much do the rest of it. It is slower, but more of the money is mine and not only do I enjoy the work, but I do it my way.

We have a nephew who bought a four bedroom house at a sheriff's auction. He's had several successful flips, and didn't see the house in person, but it took a much better picture than it was in reality. Hoarders had lived there for decades. The neighborhood was that one beautiful house after the other, until you got to this one. The neighbors were ecstatic that someone was cleaning it up.

Beautiful remodel. Congratulations on the sale of home. We have purchased and sold 20 foreclosures in past 50 years. Bear in mind, most of those years both of us were working full time, and taking college courses, had foster kids, and our own son’s school activities. You have to be good at time management. There was days, I had sticky notes all over the place. A lot of the work later years, we hired done. We told everyone, we are finally done with this, as we are retired. However, since we have moved in this place in 2017, we had new workshop built, new well drilled, new septic system installed, new furnace & AC unit installed, concrete patio & sidewalks and complete landscaping, all new appliances, updated 3 bathrooms, kitchen remodel, new flooring, lighting, all exterior doors replaced, interior painted. I guess you would say, yes, another remodel job and spouse is 81.

Once you get past building a palace you'll find you can keep them and rent them out provided you learn to keep your mortgage low, you can still bank a couple hundred a month and have the tenants pay you and your mortgage

1st thing the market dictates the sale price. 5 years ago your profit would be lower. I give you credit it takes alot of effort to do this. I know you busted your butts off to accomplish the goal. You did your due diligence by finding sales and doing work yourself. Great job.

Your money is always made on the buy. That means make sure you don't pay to much for it. I flipped a couple of houses several years ago. Made a little money on both of them but not enough to justify the work and investment to me.

I would guess the economy will take a dive sometime before to long, however, there seems to be a housing shortage nation wide and I suspect the housing market will stay better than the rest of the economy when it does happen. No one is building their own houses anymore like people used to.

I don't think flipping houses is for me. I did one, sort of unintentionally. We bought a house for my dad and his wife, they lived in it about 10 years. She died and my dad moved in with us so I had to fix up the house and sell it. I bought the place for $169k, put about $20k into fixing her up, then sold it for $235k. In the years we had it I covered the property tax and some other stuff, but I really didn't count that as part of the price. I also gave the buyers a credit toward putting on a new roof. I didn't think it needed it and it passed inspection, but I did it anyway because they were a nice older couple. I could have made a lot more off that deal and done less to fix it up, but that's where I go wrong I guess. It's not about the money to me, it's about being fair. I think with that sort of thinking I'd get slaughtered flipping houses. You guys did great though!

YOUs put out great videos. YOUs must be rich. Life is an adventure. Look at the bandaids YOUs use with that cancer material in them. Habitat for Humanity started by with an idea from the soil of Koinonia Farm, a community farm known all as communes in Americus, Georgia. The video was fast and like magic at 22:28 the green wrap disappeared then was put back on again.
