My husband is a retired EE, and the only thing that has slowed him down (at the age of 72) was a heart attack and lyme disease last year. He re-wired a neighbor's house at the age of 14 by reading how to do it. LOL He never hires anyone to do anything, but instead relies on his math, algebra, trigonometry and physics, curiosity and know-how. Nick seems to carry those traits as well. Good job Nicky!!

Seeing the before shots of the house again makes me sad that all of that had to be taken down. I completely understand why, but I wish the house had been both built more solidly and maintained appropriately. The details were so beautiful. I'm sure it will be lovely when rebuilt, but it is still a little sad that it was all so terrible and had to be demolished.

Well, obviously... I came here when the first house video came out and KZbin recommended it to me. Apparently, she's not a professional house builder but does knitting on Insta. Who knew? @@emilyfrederick331 sometimes, if its a setback issue and placement issue, then it can be cheaper to reno then new build. Also depends on the state. For example my house in 100 years old, it's less the 30' from the road and the garage is on the property line. If I wanted to rebuild the new building permits would be crazy if i wanted the same set back, and I couldn't build on the property line. Also in Cali there's more regulations on new builds compared to renovating or building onto existing home. So it definitely depends on you house location not only city/county/state, but also where the structures are on the land.

We'd recommend hiring out experienced people who can come tape, mud and sand drywall if you are going to have any! We've done this far too many times and it's such a pain! Yes it saves money however those who know what they are doing in this area can do it so much faster and it looks a thousand times better. Plus it saves you time which is invaluable when you get to that stage of the renovation!

Oh actually this is true. Drywall finishing is an absolute art and it’s a massive pain for the inexperienced. The pros are just incredible at it and barely have to do any sanding.

So happy to see another couple achieving the dream. We did everything ourselves in our renovation as well. I mean everything, from demo, plumbing, electrical, swimming pool reno, decorating, windows and doors, landscape, etc. It took us five years, soup to nuts. Because the house was not liveable we rented the house next door for a year and then moved into the build so all money could go towards the house. Our then, ten year old son was begrudgingly a big help. It was the most fun we ever had as a couple and are very proud. We love our home and have been here for eleven years now. We wouldn’t live anywhere else. Make it your dream home and blessings. Cheering you both on all the way.

- I think the most interesting change between the crafting & home reno videos are Jenna's arm muscles. Aside from that, it's just a matter of scale and cost... and ants. - Re zoning: my neighbor had to rebuild their 1930's home wall by wall, room by room from the bottom up to comply with zoning. If they had knocked down an entire wall all at once, they would have had to move the entire structure back almost 20' and their taxes would have doubled. So I 100% understand this method of deconstruction and construction. I did really like that yellow bathroom. - I have to make homemade dog food for my beagle, he's allergic to chicken and corn, and there is zero dog food on the market without both or byproducts of both (that he will eat). He's doing great.

One of the things that makes me smile about this project is that Jenna nearly always refers to 'the home ', rather than 'the house '. I, for one, would not be invested in this journey if it was being done for profit. But its so clear they are doing it for love and to create their dream home to live in long-term.

I know you want to keep things like the roof line the same……. But I think having good insulation is probably something you might want long term….. for the cost of electricity, and environmental impact etc. As it’s all stripped out now, seems like the best opportunity. I live in a 120 year old building and I wish we were able to have more insulation. Just something to consider. Love you guys, and loving the series! 😊❤

Here in BC, the building code requires minimum R40 in the 2x6 framed walls. Double that in the ceilings. 👍

As someone in the arch field, I agree that adding in as much insulation as possible for your budget is a good move. But there are other ways to increase the energy efficiency of your home , such as size and location of windows, types of passive cooling you build in with exterior shading, trees planted to cut the winter winds, etc. it’s worth some thought while you are finalizing your plans for the building envelope. A few strategic moves won’t cost any extra $, but will make you home more energy efficient, and just as important, more comfortable to be in year-round.

I don't know if it's the same up by you guys but we wound up renovating in southern California basically so that we could keep a wood-burning fireplace. They're not something you can even get a permit for down here now, the fire hazard is just too much so they don't allow them, but any existing wood-burning fireplace is obviously still allowed. At one point our house was quite literally foundation with the fireplaces and chimney sticking out of it, then we just rebuilt around it. The crazy stuff you do in renovations!

Home remodels generally do well on youtube, but a big part of what keeps people watching is both of your personalities and the wonderful, easy vibe between you. It's a delight to watch. Even when things go wrong, nobody gets mad at the other, you are a true team. You take setbacks in stride, at least on camera. Relationship goals, honestly. Sometimes when a popular creator brings in their partner, it can add to the watch appeal (like when Jenna Marbles brought Julien in) and sometimes it's a hard pass if the partner is not giving positive energy (not citing examples because I wanna be nice, but I have some in my mind). So it's always a gamble, but you guys together are pure gold. I think because of your appealing energy and personality, your content would do well no matter what the topic was.

The views from that place are million dollar views. You can not find that down there for cheap. I would live in a bloody tent to have those views lol. 😊 Building a home definitely is super stressful. Have a plan for each other individually and as a couple to make sure you are checking in to see if maybe either /both of you need a break. Plan weekend getaways, or times on your own to manage stress. Plan down time between appointments/decisions at the house. Keep doing the things you both enjoy. Just don't let your whole life be consumed by this monster project. Regarding your doggie. Try no chicken or no chicken by-products - we run a pet food bank and the most common alergy is the chicken in the food. Industry has ruined that ingredient and pets are affected. Also, all food and treats have microscopic organisms in it that can cause rashes in some. Freeze your kibble and treats for at least 48 hours to kill them. Worked wonders for our 1 pet. Wish you all the best.

@majbrat Yes, big no-no with feeding anyone detox organs like liver and kidneys. Hypervitaminosis A can be chronic and build up over long periods of time, especially with all the added things in pet foods.

I built my own timber eco house, it took me 4 years, mainly working on my own. The biggest surprise to me was once you are watertight you are only 30% there, the fit out, systems, kitchen, bathrooms take the remaining 60% of both time and budget.. Good luck to you both. You’ll note there is 10% missing - that’s the part that never gets done!

Back in 2006 our home was destroyed in a flood that reached 4 feet shy of the roof. My wife and I were on vacation at the time and we lost almost everything. The house was not in a flood zone and had never been flooded. There was no flood insurance as we never imagined we would have needed it. We could not afford to buy a different home and so we lived for just over a year in a FEMA trailer set up in our driveway as we tore the house apart and rebuilt it. We insured for flood. It took 4 years to complete the rebuild. Then in 2011 an identical flood happened and reached the same level. That time we decided to take the insurance check and we settled in a new home. Bottom line, working together rebuilding our home was both stressful and a time where we grew together. It was great for our relationship.

I was SO HAPPY to hear that you’re going to replicate the panelling. That’s such a huge part of the aesthetic. And since you say you’re essentially recreating the original house I assume that means the new roof will also keep the clerestory windows? That (and the flat roof) is really an absolutely defining feature of the style. Also I recall you saying the roof would be framed with steel so of course the steel erecting will be hired out?

I love that this entire series is subtly shedding light on Canadian building practices and limitations! Canada has excellent building code and regulations which makes the end result (house, building, infrastructure, etc) safer and superior, but it is suchhhhhh a headache to undergo the process of building in Canada for this same reason!

This house renovation/build is definitely a living example of the Ship of Theseus, also known as Theseus's Paradox. This is a thought experiment and paradox about whether an object is still the same object after having had all of its original components replaced over time, typically one after the other. I guess if you have original foundations despite tearing everything else down and completely redesigning the interior, then it's still only a "renovation".

I ❤ this project. I totally agree, getting the roof on is priority number 1! After you have extarnal walls and roof, to keep water out, you can allow your self some days off, when you want; without worrying that winter is comming. Moving in during construction, is kind of a double edged sword: you saveon rent, and travel, but you live in the dust. Try to priorities the important rooms. - bedroom I think is the most importat - a basic bathroom, maybe not the master bathroom first, but some basic facilities. - basic kitchen solution, store food, cook food, sink and possibly dishwasher

@@amara560 totally agree,, but I believe they'll move in before one floor is done. The first bedroom, can be any room, and doesn't need to be at it's final finish, (currently I have my bed in the living room, because my bedroom is a construction site, while I'm reframing to install a larger window, in a different position.) The kitchen can be just a kitchenette, and possibly somehow temporary, and possibly the same room as the bedroom. You won't need the master bathroom from the start, but just a small room; possibly just a toilet and a sink, but you might want a shower too pretty soon,

Reg: Dog allergies .... there's a company that does allergy testing for a relatively cheap price. It's called My Pet Sensitivity. You take a sample of hair, send it in and they email his results. I had to do it for one of our dogs and it was a life saver for her. Turned out she's allergic to chicken/turkey/duck (basically anything with feathers and wings), rabbit, carrots, oats, common grasses we have in Texas and so much more foods, allergens and minerals. Now I make her dog good according to what she can eat and she's so much better.

As a multi year big project diy person, additions, windows, siding, etc - using contractors is MUCH faster for some projects because some tasks take multiple people. I like diy because I can control the quality of the work and materials. I would suggest some framing help to get things dried in quicker. Buy or rent the right tools to move things along. You will be hit with unexpected delays and the longer everything is exposed to weather the worse it will be. Good luck and looking forward to the progress!

Good day Jenna n Nick. I did demolition growing up in So Calif so saw several houses razed down to the slab and one wall. Like you they were "Remodels" opposed to new build at a fraction of the cost. Main costs here are permits and the list of govt fees.

I feel like you *should* try to build to passive house standards at this point anyway, at least as much as you can without sacrificing styling. The thick insulation is something you should be using but you could probably use tapers to make the roof lines appear thinner. Also trying to get it as air tight as possible (and insect proof) because that will help if you are going with thinner insulation.

It doesn’t surprise me you made a leap like this from crafting to this because most creative people I know have multiple interests but don’t always get the opportunity to do all the different projects they want to do. I am so much like you, I craft sew and do diy projects. But I always wanted to build my own home or renovate one and my esthetic is mid century modern as well. Jenna, in this post you said that you are keeping the interior square footage/outside walls the same, but would it be acceptable to lose a few inches on all or most exterior walls? I am thinking about staggered 2x4 wall build into the interior, so as to increase the thermal barrier with double the insulation and reduce the loss at the studs.

If maintained a flat roof is not a problem. The roof probably failed because the drains failed or were blocked along with the surface not being maintained.

Hi Nick & Jenna! Thanks for the update about Benson & Jack. I also have a Cavalier King Charles who has serious allergies, and the most helpful things I've found for him are: flea medication, Dr. Harvey's Paradigm dog food mixture, and Bixbi mushroom supplement powders - the Immunity one and the Skin + Coat one. I wish you all the best in figuring out what's plaguing poor little Jack Jack.

I think people who watch crochet and knit videos have many options as far as which creators to watch and follow. When we find a creator that we like we stick with them. I think it’s because for as much as we can we like them as a person. Not only the crochet/knit videos. Obviously it’s the Internet and we don’t really know you, but I bet a lot of why people probably continue to follow you when you changed over to the house stuff is because they like your personality and you’re fun. My dog specifically had both a grain allergy and a full poultry allergy. She ended up doing great on a dogfood that was salmon, sweet potato, and pumpkin but was a pain to get treats both grain free and poultry free. Just a suggestion cause I know the frustration of dog allergies.

Jack . You may have already tried it, but diet wise boiled rice and chicken is my go to for any sick dog. You can cook up enough for many meals at once then keep in the fridge for 3 days. ( Change that ONLY KEEP FOR ONE DAY ) or freeze for longer.

You can only keep rice in the fridge for 24 hours due to the risk of botulism, but you can definitely freeze it.

I am with you on doing the rebuild yourselves and saving time. When you have contractors, know that any estimate of time or expense should be mentally doubled. It's inevitable. Not to mention that each contractor specialty has to be scheduled in such a way that each stage previous of construction doesn't get damaged by the contractor that follows that stage. Case in point, so many job sites have issues with having to redo finishes like drywall or flooring because a contractor who came in after they were installed causes inadvertent damage to them. It happens ALL THE TIME.

My oldest dog had SOOO many allergies throughout his life (to the point he could only have his food, and carrots as a treat) the food we found that worked wonders for him (and was the only one he wasn’t allergic to) was the arcana brand they have limited ingredients and i swear he was allergic to literally everything (to the point we knew emergency vets names because he was there so often as a puppy) but once he started on this (he was specifically on their lamb and apple blend) he never had any issues. I hope you can figure out these allergies with jack ❤

I have personally been in custom high-end residential construction for many years. I have been so tempted to give so much advice. But yet on the other hand I really enjoy watching you two figure things out for yourself. One suggestion I would make is with clean up. Especially in my area. There are parts of town you can go where men are will work just to clean up for as little as a lunch. Just pull up in your truck and be straight up, "I need some guys willing to help me cleanup for lunch" and a lot will jump at the offer. Especially if you say TACOS-n-beer.

Hi guys, love your channel. So glad I stumbled on it as you were starting the renos. Just wanted to say my dog had allergies too. I put him on a special food....Purina HA vegetarian formula kibble. It was amazing for him and he had such a better quality of life on that food. He lived to be almost 19 yrs old. Just lost him 2 wks ago. Allergy symptoms and itching , licking etc can be caused by kidney / renal issues. Have your vet look into that for you. I didn't know until it was too late for us. Treated my dog for years for allergies. Also, check the stuffing in his bed. My dog was allergic to that brown wool type fiber they use to stuff dog beds. I would either make his beds using polyester stuffing or pillows or I would remove the wool type stuffing, wash the bed and replace it with polyester stuffing. Hope some of this helps. I think you guys will do great with the reno. You are easily smart enough, and particular enough to take the "build from these only" plans, and get it to the point of bringing in the trades. Then resume with the finishing. My only rec is sub out the drywall. (you are likely doing this already). The speed and efficiency of a good drywaller cannot be matched. Being this involved in the project puts you in the unique position of knowing exactly how you want it done. Oh, and as a old builder I am having a blast watching. :)

Have you tried making your own dog food? My dog loves sweet potatoes mixed with turkey, peas, carrots, and rice. I make a bunch up in a big pot then separate in small freezer containers and freeze. Just set one out to thaw the night before. You can also add helpful liquid vitamins to the mix. I looked up recipes and found a ton to try, I did small batches to start until I found one my dog liked.

We, in our 60s, did the Owner Builder route in BC, too. We started in June 2020 and got our final occupancy in November 2022, though projects continue. We need to give you some advice. It is difficult to find GOOD help when it comes to hiring our those items that you want to hire out. The answer: talk and drive around to work sites and local distributors of materials you wish to use, that inheritantly draw quality workers and talk to them. Find out about these people and get to know who they use for HVAC, plumbing, and so on. Find out who they like to work with. These contacts and things you learn from them will be key and give you guidance. Good craftsman like to schmooze. Make friends.

We did some renovations in our home, nothing nearly this big, but we did remove a few walls and open up space and a whle kitchen remodel. The one thing I would recommend is consider having someone else do your drywall if you don't have previous experience. It's a pain in the @$$ and that's the one major thing we did not do ourselves (that and the countertops because the slabs were huge) and was 100% worth paying to have someone do the drywall.

With no previous experience, my husband and I bought 3.5 acres of land and built from scratch the home we raised our 3 children in. We were both under 33 and had 3 small children at the time. Now 55 years later, my husband has passed away, but I still live in this home. We built it to last, and have never had any problems other than upgrades like new roof, and energy efficient windows and doors

Hey Jenna and Nick! I want to make a suggestion for your dog Jack. I've been a groomer for 2 years and have found some environmental allergy rashes have been helped with monthly baths and even just daily wet cloth to wipe him down. Making sure his collar, harness and bedding is always clean will help as well. If this doesn't help you can pretty much rule out environmental allergy's. We had a dog coming in with special shampoo and just with those little suggestions he has been doing so much better he acts like a different dog. I hope this helps Jack

If it was me, I would hire out the shet rocking at the end. I’ve done the work before, and hired it out. The work that dedicated people can do, especially mudders and tapers and the finishing, is one of the things where experience really matters.
