I believe the the permit issue are the “walls” that Eamon dreamt about the night before the bad news. Remember your super power and find ways to enjoy your time until this is resolved. I’m surprised that this didn’t come up sooner but then that is a good point on your behalf. Why didn’t the township visit you sooner to let you know months ago?? Before the many landings and stairs. Agreed. Plumbing, electrical, HVAC systems... all of them typically need permits and inspections during the installation process. The deck(s) may require inspections as well. To be honest, a few of the assembly methods we questionable to me. Mainly, the lack of any joist hangers, but I'm not sure what the rules are in that area.

Quick tip from an architect! Hire a local architect/permit engineer (I don’t know the proper term in english) to help make all permits. They will have the proper knowledge of the local rules to make the process go smoother and they probably have a relationship with people from your township. They can produce drawings of your entire property and house that can help in future projects as well. It does cost a lot but if you don’t have the knowledge yourselves it is worth it to not have to take everything down.

I totally agree with you. Here in Greece before you sell your house you must hire an engineer to make sure that the house has everything in order that the city requires. And yes it costs,but its fair for the buyer to know that he has paid for a safe house.

I’m in Ottawa and have both a gung ho architect and engineer that could help. You need someone that can challenge the building codes etc. Create drawings and document what’s been done and yet to be done. Especially after the fact. You got nailed because your on line. Typically cosmetic updates you get away with no permits. Reach out if you need help

I'm beyond surprised none of the people who've helped you along the way haven't ever asked to see permits or mentioned them! But it is in your best interest for your own health and safety, as well as any future family that would live in the house, that you learned this now and can make sure things are okay with the house. It's to avoid the worse case scenarios - accidents, death, injury, etc. I know people going through that grueling process right now. It's annoying and takes a long time, but there are these procedures for a reason (see all the insane and deadly accidents that civil engineering students learn about). Wishing you two a fast journey through the process!

I did, as we have a cottage about 1 1/2 hours from them, & they responded that they had permits. Where I live, one can do nothing, I mean nothing without a permit.

I am so sorry! Watching your vlog I actually had the thought a few weeks ago "wow, Canada is really liberal with those building permits." I actually wondered if Canada did not even have permits! I’m a licensed electrical contractor living in Nobleton and I work out of Woodbridge. The one great thing you guys did was document all your work on video. That’s what inspectors do not like hidden treasures. Most inspectors will look at the footage and comment on anything that was done incorrectly and hopefully you guys can rectify those situations. It’s really up to the inspectors. Good luck with it all and by the way I think you guys are great

We moved into a house with 2 14x20 level decks. My brother is a mechanical engineer and said they were built like a tank. 20 years later only the bottom two steps needed replaced from ground moisture. Every year I hear about decks collapsing during parties. With your lake and snow, the codes will keep you safe. So sorry and all the best.

You shouldn’t be angry at your neighbors. Building codes are there to protect you from insurance liabilities and to protect future home owners. Imagine if you sold that cottage to another nice family and they wanted to alter something on the deck and they went the township only to find out nothing you did had permits, they would be stuck and penalized.

Actually, no. If they sold it, and later it was discovered work was done without permits, or, something happened and someone was hurt the new owners Title Insurance would cover it - but then the insurance company would come back after E&B for it! I know someone who built a deck without a permit on a previous house and it collapsed - he got hit with a 100K lawsuit by the insurance company

Eamon and Bec, also keep in mind that Insurance companies wont pay out for damages if work isn't done with the proper permits and by licensed electricians, plumbers etc... A small fine from the city or a stop work order is a set back but imagine having to still paying for a mortgage on a house that is no longer standing because the insurance wont pay after it burns down.

Building permits may seem like a form of oppression, and they can be, but we all live in community with reasonable expectations of our neighbors to also value safety and quality-- for our mutual protection against fire and mishap. Property regulation has been around for centuries. Those who reported you are thinking of their own safety and property value, and are thinking of your safety and investment, too.

We used to rent an off grid cabin in the middle of nowhere where a guy 'owned' he land & even then Regional District was breathing down his neck trying to get him to build proper sanitation tanks for every cabin. People even have to pay taxes on land they have bought mortgage free, which shows us we don't own it but the banks do. Canada has so much red tape bureaucratic BS it's ridiculous on top of the taxes

As a licenced contractor in WA St. I was wondering how they could get away with hill side stairs like that. Someone saved them a huge lawsuits and a sad story. Just get it engineered, drawn properly and make necessary corrections to make code compliance. Good luck

I sat watching the window wall episode thinking ‘wow, they are taking out all the support for that side of the roof - hope they are confident with the weight bearing calculations of those uprights, or one winter storm will wreck everything…’ And now I know that no calculations were done at all… Listen to the engineer you hire. He may save your lives - on those steps, and on the cliff side of the cabin…

@@jenc5281 I have subcontracted a ton of work between two home renovations, and it was very common for my contractors to ask "and you'll handle the permit, right?" And then do just exactly what I asked of them, never asking to even see what the permit said. That said, as part of the bidding process we often discussed "what code calls for," and it is hard to believe that NO ONE they interacted with mentioned a building code to them.

42” high guardrails at all platforms about 30” above the ground and vertical pickets so you can’t pass a 4” sphere through. Railings will need to be designed to withstand horizontal loads also which is often overlooked. Simpson strong tie wood connectors will be your friend.

also the general safety concern related to some of the renovations or builds. moving walls, cutting down pols in the kitchen, playing with electricity, are all connected to their safety and the long term safety of the house (future owners). you wouldnt want the beautiful glass wall to break next winter because the support wasnt properly made and the cold makes the house move and crack the windows for example.

I was wondering about that, and how quickly you got approved for everything. Having a recreational property close to yours, the first step would usually be a site plan, followed by architectural drawings, engineering, followed by permits, and fees at every stage. Also, in this area, expect pushback from neighbours at every step of the way. And, never trust your neighbours; no matter how friendly they are, they are always jealous.

I remember when they built the first deck outside their door, many people who claimed themselves professional builders said their deck is insecure since they didn't this and that. I fear that many of their builds are hard to get permits without major revamp

My uncle built a beautiful cabin in Quebec not far from Ottawa. On a lake no permits. Well he sold the cabin as they got older. Those people had issues and guess what they sued for a couple of million dollars. The buyers did not get that much but they did get mucho money because no permits were ever pulled. No inspections done. This a lesson learned for your future endeavors. You will get through this and finish what you started. Be patient. Do what you have to do. Your future complete home will be fantastic.

I used to live on a lake. I have a feeling it's your surrounding neighbors saying, "hey how come these guys have their permits to build so fast and I am still waiting for mine?" - more than any one specifically told on you. The permit department like most departments are slower than molasses in June. So everyone around you who's been waiting for permits have probably been noticing the fast pace your moving on the things they are wanting to build as well. @@justinc5356 Yes, I think this is the most likely scenario. People with cottages in the area wondering if the rules had changed, and if they could now build on the grade to the lake, too. They may also have known why the original owners did not have easy lake access in all the years they had a cottage there, and people would want to know what changed. Not necessarily any kind of mean-spirited act at all. People simply wanting to know why these people were privileged beyond everyone else.

You definitely need to review your deed to check to see if you even have water rights to the lake. You can’t get mad at the people who reported you, but you should be pissed at the people who knew better and didn’t make sure everything was in place to do the work.

@@kotaa6967 if they had gotten the necessary permits it wouldn’t have mattered if they were reported. It would have saved them time and money from the beginning. Are permits convenient? No, but they protect you as the homeowner if something happens to your property or you plan to sell it. If someone were to get injured on one of those decks without permitting, the homeowners insurance policy would deny the claim leaving them to be sued personally. It is really important.

Hopefully they clear the dock and stairs with the local conservation authority. They can be very particular. When we built a deck and installed an above ground pool and fencing we required permits. Lesson learned in this case. Guests and future owners of the property will be protected if things are not done to code. You just can't cut corners on the important stuff.

I also live in Ontario, and my family has run into many issues with permits and construction on our home! When we decided to sell our family home, we ran into major problems and had to reconstruct our entire basement (for a second time) and re do our whole staircase. It was stressful and expensive! I feel for you both, but am also glad it happened now versus when you are completely done 🥺 good luck!

LOL!! This entire time my US husband and I were wondering if your township even had inspectors or not. We were like, damn, Canada has some pretty lax construction standards, don't even have to get any of this inspected?! I'm amazed not a single "adult" figure in your realm asked you if you "plans", "drawings", "permits" for any of your projects. Especially your decks and staircases. Honestly, you guys flew under the radar for a very long time, you probably would have only made it a few weeks (at best) in California.

Nobody wants to see someone get something for free when they just had to pay hundreds of dollars to do half of what you did for free. Plus the permits are so they know how much to raise your taxes. I hope everything works out! But, just as a friendly reminder, permits exist for a reason, they aren't just there to make your life difficult. Think about the beautiful piece of heaven where you purchased your cabin. If there were no permits, that piece of heaven would soon become polluted, overbuilt, crowded, and loud. This is why permits began to be required in the first place. So if you think of the permits that you are required to get as security that the land you are blessed with will remain enjoyable in the future, maybe that will take away some of the frustration. And your neighbors have probably dealt with people much less charming and thoughtful than you in the past, and have had to fight battles against people putting up huge, invasive structures. It's really just about keeping the location one that is beautiful and enjoyable for everyone who lives there.

Absolutely agree with the intentions of permits, but coming from the perspective of someone living in San Francisco, and having dealt with planning/building in Oakland as well, the system is built against home owners in many places.... maybe not so in Canada or other parts of the world in some instances, but permits are unabashedly expensive, unbelievably slow to receive and the departments that handle them really couldnt give a fuck less about you in many instances... i would like to think maybe they are underfunded but with how much a permit costs i cant really see how thats the issue!!! Anyway, i do agree permits are a necessary thing, but It seems only fair to point out how often the system of receiving them and dealing with the powers that be can be stacked so harshly against home or business owners.

In backcountry like this, NO ONE goes through the trouble of permitting because all of the neighbors do their own construction and work. It’s often understood that if you report on people, it comes back around … I would bet they were advised by others in the community that it wasn’t needed.

I know it may vary from place to place, but other than the outdoor shower and electrical, what do they even need permits for? Like.. cant you get new windows and build a deck without permits? I didn't know rules were that strict and neither did anyone in my family when I just asked them. So.. E&B aren't alone in being confused. I guess maybe changing the size of the windows is what makes the difference? Idk.

My family owns lake property in Canada and when we mow the lawn we even have to have a measuring tape out to make sure we aren’t within a certain amount of feet from the water. There are VERY FEW things we can even do on our own property because of Canadian laws and property rules. I thought about this every week, I wonder if they have a permit because I know how strict everything is and how fly by the seat of your pant y’all are. Really do love you two these videos are the first thing I watch every Sunday. I hope you can get approval for all the permits and get an inspector to sign everything off! ( also totally know it sucks but it’s not on the contractors to get the permits they should but they don’t have to it’s up to the home owner to secure it. They usually take work where they can get it. Weather there is a permit or not)

You're going to need a lot more weight for that dock. If you leave the floating part in for the winter, it will float away with the ice. If not, you're still going to need a lot more weight.

When I was watching your initial deck build my dad (engineer) was telling me that the deck was not being built to code. I didn't bother commenting though because you had Tim helping you and I figured he would have filled you in on all the codes/laws/permits etc.

MNR will often photograph lakeshore and compare year over year images checking for changes that were made without consulting them. People have changed their shorelines by dumping sand etc Only to find out the need to remove it all and return the natural shoreline foliage back the way it was... Permits permits permits.. Top tier deck should be fine, the others leading to the lake level will likely have to be checked & or replaced. The outdoor shower is there a proper drain system??

There's a lot of hate for the neighbors here, and it certainly would have been nice if they just talked with Eamon and Bec. But the might have assumed E & B knew they needed permits and chose not to get them. That happens a lot unfortunately. The home owner in the end is responsible not the neighbors or even the builders unless the contract states obtaining the permit is their responsibility.

Hey! I live out in the Bert (Alberta) and I have my own small company that does design and permit sets, etc. With the pandemic so many renovations have been going on that permits have been more important than ever. So many newbies doing everything solo. Back in the day permits were used a lot less but even if you increase your window size you must get a permit as there are bylaws on how much window coverage you can have. At the end of the day it's about safety (and a lot of yellow annoying tape, forsure) but because you have so much footage of your reno you can prove how it was constructed and I doubt they will ask you to tear anything down. A new energy code was introduced in Canada a few years back and it's added another layer of complexity to how things are done. It's very likely because you have a KZbin channel that you got flagged but even from my standpoint there are some things that I would even gotten a permit, if I were in your shoes...but if I wasn't in this business I would have had no fricking Bob clue... Minus right now there are signs in all of Alberta saying "REMEMBER YOUR PERMIT" lolz! Anyways you've got this. You can get engineerings to stamp your already done work. I'll be okay! I regret not commenting before about permits but I somewhat assumed you had and didn't show the WILDLY boring part. You guys are awesome! Enjoy your dock!

My Uncle is an architect and he's always telling me about his one famously inept client, George, who is constantly in trouble with one town board or another. He smoothes the waters, makes nice-nice, provides the town with everything they require, and George lives to fight another day. I echo the sentiment below; hire an architect. What he'll cost is nothing compared to what he can save you in time, anxiety, and fines.

Canada is pretty strict! A lot of things that are legal in the US aren’t here. But each province is different. Ontario has some pretty strict laws, especially as relates to stairs/balconies/electric, etc

Be prepared...I have seen building inspectors in Rideau Lakes, Bedford and Frontenac TWP make non permitted construction ... teardown and start again...with huge fines ...if not paid....tacked on to your taxes !!!!!!

I see a lot of hate towards the inspectors in the comments but I live in a house that had renovations and additions done without proper permits, inspections or zoning and I am paying for it now by having to fix the work and make it SAFE. They put windows in and removed studs that support the roof of the house without a support beam to replace it. I have half my foundation rotting from additions that exposed the beams to weathering. A perfectly built house can literally collapse,burn down, sink or flood if someone does a minor renovation incorrectly. Y’all should have seen it was required within minutes of any research. Shame on these “professionals” that didn’t say anything. I always check that they are licensed, bonded and insured to do work like this. If presenting this information is an issue for them they are shady and you need to move on. But good luck I guess.

I also moved into a home with a lot of illegal fixes. My building inspector pointed out nothing. But when I went to sell, the buyers' inspector picked up on it all. (The fix was in with my building inspector. I knew the real estate agent and just took his word on who to hire as an inspector - an expensive lesson.) That party backed out and we fixed all that we could without major renovations and then that party made an offer again, knowing they'd have to correct the other stuff. We even had asbestos and didn't know it.

Being young is not an excuse, I am 21 years old and I know that (for example in Italy where I live) you have to get permits for everything, even changing the house colour. So don’t say that it’s because you are young and new owners, because you were just naive (ps. You have parents and older friends that helped you building your home, you could have asked their advice)

You'll end up paying $thousands in fines. And possibly removing everything you've completed. My Aunt in Alberta installed a car port and a 4th room. She paid $30k in fines and had to remove it. The sad thing was she paid a contractor $22k for the job. He then charged her $11k to demo. She's had a temporary wall for 8 years now on the side of her house.

I don't know who made the complaints, but my heart wants to believe that they only had your safety and best interests at heart. Inspections aren't just there for the township to make a few bucks - they're in place to make sure that everything you do meets safety standards and allows you to live happily in your home for a long time to come. Here's hoping some of the permits can be done in a way that doesn't mean taking everything down. Although, I expect things like plumbing and electric inspections will require some dry wall to be removed.

Although I understand you are disappointed about having to stop building, it is important to have the correct permits and inspection done. It safe guards not not you, but those who may come to enjoy your property over the years. Your decks and walkways to the lake can become very hazardous if not constructed properly. I have heard you say several time that you don’t know what you are doing, so consider hiring someone who knows the ins and out of construction to assist you. Another note, your insurance company and mortgage company can also have a problem with you doing construction on the property that is not permitted and inspected.

See In my town if you are replacing and keeping it the same you don't need a permit. The minute you add too or change you need a permit. Usually the contractor gets the permit even if it's inside or outside. I grew up in construction with my dad and grandpap.

The way you expanded out from the cabin, adding stairs to the lake - that was going to be seen quite a long way. I'm surprised you got as far as you did before someone complained! Probably chopping down more trees will rattle a few folks as well. Get an architect onboard quick, preferably a local one. Good luck, you'll be fine :)

@@rebeccamillmn3401 ? they cut down trees on their own property, which they're allowed to do, for space. i don't like cutting down trees, but they've stated that they plant more trees to make up for it. also, they have a wood burning stove. its cheaper to get some wood from your own backyard than to spend 100's if not 1000's of dollars to get a pile of precut wood from the store.

Ouch!!! This has to be super frustrating, I assumed you were in an area where you don't need permitting... I thought about it a few times during the deck build, and then the stairs and smaller decks had me real nervous. I wouldn't be surprised if a lot has to be redone, unfortunately. Try not to be mad about anyone calling it in. Remember it's not personal, and while you may be personable people and willing to listen, a lot aren't. It may seem like a huge hassle to get building permits, but if you've done a lot of work without them you're in trouble (at least in Australia) when you got to sell your house and you can't provide the permits for work done. You might think you know what you're doing but the platforms could become very dangerous down the track. The ground moves and that's why engineering advice is needed.

This happened with my parents and their new neighbours. They were an older couple that just decided to make some modifications to their new home purchase without even realizing they required permits to do so. Initially my mom was a super angry karen and wanted to report them but my father ended up just speaking to them about the process and realized that they just had no idea they even needed a permit to do the minor modifications they wanted. They were totally willing to take down what they had already done and get the proper paperwork and everything worked out. I think everyone just expects you to be an expert on everything and know the risk when there's really no guidance on how home ownership and renovations work. The onus is unfortunately always on you as the home owner/person contracting out to learn everything :P

That is so true, what do we actually know before making the mistake and get it pointed out? We as normal humans who don't work in that particular line of work, know nothing about anything and everyone just expects we do. The people who installed the windows should've said something for sure. Or at least asked if they had the permit. Those who reported them without talking to them first are real asshats. Talk first, complain only if necessary

Totally. A lot of people, and rightly so, assume that since they own the property and the home they can do what they want to their property as long as it's not glaringly dangerous. Unfortunately, in this day and age, ownership doesn't mean you have the right to act on your own property. I'm not just talking about building codes because I understand why they exist, but for example, in a lot of states in the US it's not legal to buy some land and just build a tiny house. You won't be able to get permits to build a structure that small if there's not a larger house on the property because it "brings down the value of the rest of the neighborhood" and considered "camping." It's legitimately illegal to camp on your own land for over 2-3 weeks in some states and counties.

Love your gusto, but as mentioned before, as a licensed carpenter, I see a bazillion kinds of wrong in every episode. Sorry for your hassle, but the code protects yourself and future owners from shoddy workmanship. Good luck, chin up, and start fixing. I would recommend not pissing off the building official , be courteous and work with them, or they can make your life hell. Best of luck.

I'm not sure how long those stairs down to the docks are gonna last. Looked like two screws into each side of the tread to secure it and that was it.

Wow, I was thinking as I watched these videos that Canada didn't require them. One would have thought people you hire would have told you and it would have been part of what you paid for them to do whatever you hired them to do. I'm having a fence put in and that's part of the cost.

In some cottage country or some wooded townships, no permits required for alot of things. Its getting more scarce to find though. There is The Outsider channel(Canadian) also another guy with a golden retriever, My Self Reliance channel. They are both in areas its not really required. Both builds are beautiful

No. People paid to help with the homeowner’s construction after they started renovating are there just to help - he was not in charge of renovations as a contractor. They asked him for help with projects they already were tackling.

My family cottage is in the same Township as yours... make sure you check with the conservation authority too! We had to replace our retaining wall last year. Luckily my mom used to be employed by the planning department there and helping people with permits was her job there. The Conservation Authority opens a whole other can of worms that we are currently facing trying to put in a bunkie. Your top deck and interior renos should be okay because they occurred to a preexisting building but, the stairs and platforms B-Z may give you a lot of trouble.

Exactly, building on a waterfront is tricky .... lots of environmental concerns. That should be okay with Eamon & Bec though, I am sure they are pro protecting nature, wildlife.

Conservation authorities in Ontario don’t have a lot of patience for people who don’t follow their rules and they need to be consulted anytime you modified the shore line…. Like adding a floating dock…

What I think a lot of people aren’t considering in this comment section, is that these lakes are sacred traditional waters and lands to local Indigenous peoples. And it saddens me to know that permits were not involved in the construction over the past 6+ months. As mentioned, this is just a harsh lesson and I hope it can be resolved in collaboration with the township.

Honestly, as naive, first-time homeowners I really wish there was more guidance, especially from neighbours. We are the ones who messed up (there's no excuses) but we honestly didn't know better. I agree a little heads up would've been a much kinder way to go 🤔

The only reason why permitting exists is for the town to move you up the list for re-assessment for property taxes and to collect their permit fees - don't get clouded by their 'this is important for YOUR safety' reasoning. @@eamonandbec I was going to say the same. You buy a home and that is it. There are definitely no guidance from the county at all. When someone buys a home especially first time homeowners it should be a requirement to receive info on homeownership responsibility according to where you live. It would work in both the county and homeowners favor. And if the homeowner doesn't listen still then they pay fines. I mean we all get a fine for breaking driving laws...when we know better. But to be fined when you had NO CLUE? Not right at all. Not saying you got fined just saying of you do it isn't right. Time to change that...🤔

Another neighbour from reddit: They knew they needed permits, they just figured the rest of the people on the lake wouldn't care, except they are right beside two businesses who fight for permits, and have neighbours who fight for permits to get things done. I'm sure Mr Marrison who has lived here for years would have discussed permits with them, after all he is the one that found the backhoe for them when the deck was built. I don't see this going away for less than $25,000-$50,000 in permits at a minimum, they generally charge $17 / $1000 value work and it doubles as a fine if you didn't get one, plus you cannot modify the shoreline without a permit from the conservation authority here. They think nobody knows they are here, but people talk. Flying drones over peoples properties, noise 24x7, and now they publicly threaten neighbours. Perhaps stop hauling butt down Burns in your Gator. I can see it now.. "Oh you are the one that complained", No, but the list of who probably did isn't hard to find - but it would be pretty big, we have been talking about this locally for some time, it was only a matter of time. The conservation authority here will come down hard on them.

So sorry you have to deal with that, there are a lot of people showing where in comments they responded to questions about permits - so I'm convinced they knew - but flying drones and things and disturbing other people's enjoyment of their property is horrible - hopefully that can be addressed if they stay for an extended period of time - disappointing. I'm also very surprised they didn't care about the land or environment when they did all this

I’m surprised that the many professionals who worked on your property didn’t mention that you need to be permitted! Tim, the glaziers, electricians etc. Although they are a hassle (and a rip off), the basis of the idea is to ensure that your house is safe for you and whomever you may sell the cabin to in the future.

When I worked at a big box home building supply store I'd always throw in the "I'm sure you know but just remember to get your permits" in case they didn't know. 99.9% of the people knew but the other 0.1% were thankful that I mentioned it as our town's building inspector was nasty with not only stopping a build but preventing you from living in the place until everything was all taken care of. But in their defense this came after some multi-millionaire business owner took advantage of the workload of that dept and built their entire home without permits thinking they could get away with it. Of course I'm not saying that's what Eamon and Bec are doing but it happens and I hope that with you working with them they can get it all straightened out quickly and be back on track asap.

I'm surprised folks who know about building permits subscribed to this channel did not bring it up or ask the question. I'm also surprised that Eamon didn't think about it since his buddy's channel "Trent and Allie" are almost always talking about permits and inspections building their home. Hope they get through this ordeal successfully even though it might cost them a pretty penny. I still think Eamon is a clever person, love him and Bec's ideas. Lesson learned, move on and just end up doing better!
