I appreciate all of the support. There's a lot of suggestions that we sell stuff off and buy a place, but without leaving the state, we aren't anywhere close to being able to afford that. Commercial building costs are astronomical here. Even if I sold everything to my name, it'd be hardly enough for a down-payment. For those that say move out-of-state, it's an eventual plan for me, but my life isn't ready for that yet. I know it's a solid option, but it's not the option for me right now. :)

Just an idea .. go talk with DDE @Compton .. them shop is to big they say. maybe a sublease is a temp. solution... and 'their' Mike Essa is gonna leave at some point, so more opps? for sure you cant loose your identity but collabs work.. a restomod devision .. fire.

Just like other people suggested, contact DDE daily driven exotics, they are sitting in a big shop (ex hoonigan hq) and paying big money and not using most of the space. I think they would gladly let you in

Why commercial property? You don't have customers or foot traffic so location doesn't matter. I don't even know if you have employees. Couldn't this all be done out of a home shop of your own or on somebodies farm.

Mike, I'm sorry you're losing your shop. As a fellow Costa Mesa resident, I feel you 100%. Newport development has long been metastisizing into Costa Mesa, and as the old guard of landlords is changing, new "number go up" landlords are very adversarial to anything industrial, let alone automotive. I even lost my last apartment when my elderly landlord sold to a money hungry developer. I'm sure you're looking all over the area, but in places like Orange, La Habra, Fullerton, Whittier area there are still a lot of thriving auto shops with private landlords. When I was looking for shop space, these were some of the few areas that didn't laugh at me when I mentioned I would be doing automotive work. Best of luck to you 🙏🏽

I too lost my shop on very short notice. It was a big bummer. Some developer scum bulldozed our whole block that was 4 different motorcycle shops, and built a monolithic ginormous mini storage.

Another channel that I subscribe to is Adams Savages Tested and he often talks through his thinking behind how he sets up his shop for his work flow. I’ve had my racecar fabrication shop at my home for fifteen years. 2400 sq ft. climate controlled and all improvements add value to my homes equity. no landlords , no commute, poop at home, eat at home, hangout with my family, 24 hour armed guard on duty, etc….

Bummer! This has been going on in various parts of CA for many years. I moved away from CA years ago, but used to have a pretty large portfolio of commercial properties. I had a few auto tenants, that ended up being displaced once I sold. Definitely felt bad, but couldn’t deal with the economics of CA. Taxes are brutal! I don’t think people from outside of CA understand how hard it is to make a small business survive like yours. Rent alone is going to be staggering. Purchasing your own shop will cost millions, where the same building in many other parts of the country would be well under 500k.

I just lost my shop as well for about the same reason. Our old landlord was absolutely amazing allowed us to do anything. The new owner honored our lease but told us as aoon as it was up he wouldnt be renewing the lease.

Yup, it's happening everywhere. On the east coast rents are going up and warehouses, Mill buildings are being torn down and/or converted into storage units or apartment buildings. They all look like they belong on a Hollywood set. I am surprised to hear there's the same hostile attitude towards auto shops even in the mecca of car culture?! CA has got to be one of the most expensive places on earth for real estate, but maybe there are other Place such as CO, Utah, New Mexico, etc.. Best of luck finding a new "home". PS. I guess I thought your channel was a lot bigger so the finances of it aren't as big a deal. I guess a lot of people just want to see burn outs and not the art of your creation. I hope you fund a good space. I know a lot of people mentioned it but DDE has the ex-hoonigan building and in general I feel like the automotive community needs to stick together with more and more legislation coming against us (i know that isnt directly the case here). Newport Mesa is really tough. We got pushed out of our spot and were really lucky to find a spot on Babcock, a couple blocks from you. I'd recommend for the short term, getting some tall-boy 40' seacans. If you build some overhead shelves in there, you can store crap and cars, freeing up space in your shop.

Move to the upper Midwest, somewhere between Road America and GingerMan Raceway. It's way more affordable here, short drive to windy Appalachian roads, and 4 Piston is close by when the next motor pops!

Just a thought to help you afford and expand. What about offering a portion of the shop for car storage? Double deckers in a corner could take up minimal space and provide additional revenue. Pick the shop based on X number of cars plus your expansion. Just a thought. Good luck!
