No it isn't... it's kind of a non-starter for places with winter. I'm in Southern canada, and minimum code for insulation of walls is R-25, and roof/attic is R-41 from from leading... Far from being an example, this doesn't even meet code. Ideally, you want at least a foot of insulation in the roof/attic...

@@petersilva037 I expect Boxable will start in markets near the factory. Nevada and California have significantly lower insulation requirements than anywhere in Canada.

I have been watching the Boxabl guys for a couple of years. Home building processes are very outdated in most places. I love seeing companies trying to transform the process. We have made so many advancements in so many industries, but housing has been slow to make true change.

The offsite, volumetric, modular housing industry is in the very early innings of scaling as you can see from the video... Boxabl's folding technology is the real design game changer for enabling other factory methods to rapidly speed up build times...

I agree with you, all the time they are talking about next gen and how are they going to fix this clearly not good processes, and so much handwork, this seems so early. Maybe this tour should have been 1 year later or so

They didn't just film this video and leave, they had engineering and design meetings... You didn't even see the CEO/cofounder in the video...

This factory is less than a year in operation. It’s the trial and error. The 2nd factory was commissioned less than 6 months after this one started production and is right across the street. Everything Sandy suggested, BOXABL already planned to do in the 2nd factory. 2 months ago they ordered custom equipment that Sandy was talking about to streamline the wall panels. Once the 2nd factory is up and running and all kinks worked out, they will retool the first one to match. Then they are going to expand factories world wide. I love Sandy, BUT he should have done some research and by watching BOXABL channel on KZbin because they’ve already talked about everything Sandy said. He actually made an ass out of himself.

It's going to look way different at Factory 1 Complex during the 2023 ramp, after deploying the $100 million raised in 2022 to (A) nearly double the square footage, which will free up space to double the number of production stations, (B) add lots of production automation all along the line, (C) and ramp up the shifts to max out production towards 5,000 units per year run-rate...

Boxabl raised the max $75 million for Reg A+ from 4/1/22 to 8/25/22 and then raised the max $5 million Reg CF in less than 12 hours on the afternoon of 8/25/22... Because of these SEC limits, Boxabl has been unable to accept non-accredited funding from 8/26/22 to 3/31/23... With the 12 month rule for crowdfund, Boxabl can start the 2023 Reg A+ on 4/1/22... Reg D accredited can still be accepted on a continually rolling basis...

I’ve lived in and owned a Factory Built house since 1971. I came in two halves and lifted on to a precast concrete foundation. I figured if a house could survive 400 miles of highway travel, it would last mea good while. The ONLY downside of mine; in order to make it through highway underpasses, it has a low slope roof (not a problem), and 7-1/2 foot ceilings. But, the only problems I’ve had are with the work done one-site by the local contractors. . .

This won’t require contractor work other than outside plumbing and electricity set up. Plug and play is the boxabl thing.

@@edc1569 That is why everything looks so manual and primitive in Factory 1 at Boxabl right now (November 2022)... Paolo and Galiano were smart not to blow tens of millions on tooling while they are producing in the hundreds per year (2022) before scaling to Factory 1 max of 5,000 units per year (2023)... I can guarantee that 98%+ of the snide commenters on this video have not looked at Boxabl's publicly available financials to see how capital efficient the company has been in the transition year of 2022, before scaling with more automation in 2023...

Having built just about everything out there once or twice like geodesics, gunnite free forms, straw bale, steel, cobb etc, I like this plan very much. Once upon a time, there was a startup factory... We were doing this, and more, back in 2017.. In Ukraine.. Unfortunately we ran out of money before we could be successful. Story of my life: too early to market. And then too late.. After seeing this video I'd say we were about five years ahead of Boxabl even back then. It would have been awesome to have our operation up and running again now that rebuilding Ukraine again is a hot topic. Love to see this video and how they're progressing (and that they stepped in more puddles than we did, as well as some of Sandy's suggestions were things we even initially thought of). I really hope they succeed! Keep pushing out the good content! Love Munro live and Sandy.

Boxabl Casita utilities are turnkey ready to plug-in, whether you use solar or not... As for parking on the Casita roof, Boxabl made a fun marketing promo video on their KZbin channel called "How strong is a Boxabl Casita tiny home?" on 10/19/2022... To give an idea of ceiling strength, they started stacking cars on the roof...

The current process, in relation to where the current business plan is and will be by the end of 2023, was not clearly articulated in the video... Q4 2021 (start of Factory 1 production) - 2022 is super low-level production, more R&D like, to iron out this brand new company and process for 2 large orders... Q4 2021 - Q2 2022 saw the 1st contract delivery of 156 units to the Department of Defense... Following that, small upgrades were made to the line for the next current contract being fulfilled for roughly 175 units to a remote Arizona mine for workforce housing... The first full year in the factory (2022) is highly manually intensive work, just to get the simple, slow version of the process down and to obtain real-world feedback from units in the field, before introducing Generation 2 Casitas into the production process in 2023... Additionally, 2023 is expected to ramp run-rate production 10x-15x over 2022 levels, mainly by nearly doubling Factory 1 space to more efficiently setup the factory, but most importantly deploy some of the $100 million raised in 2022 on much more automation in each of the assembly line stations... The additional space and optimized layout is expected Q1 2023, the automation equipment is expected in Q2 2023, and the bulk of the production ramp is expected in Q3/Q4 2023...

The video demonstrates many opportunities for process optimization. That also shows the advantage to building in a controlled environment. I'll bet they can achieve a cost efficient process after they build about 100 units.

Boxabl's initial order of 156 units for the Department of Defense was completed from Q4 2021 - Q2 2022... In April 2022, Boxabl announced a strategic partnership, investment, and order from DR Horton... Boxabl's second order for around 175 units is currently being fulfilled for a mining company in Arizona for remote workforce housing... By design, everything in Year 1 (2022) at Factory 1 was kept manual labor to prove out the process, with massive investments in automation, extra factory storage space, more production lines, and 2nd generation Casita unit designs coming in 2023... Boxabl will only produce around 300 units in 2022, but should look to scale to Factory 1 Complex max run-rate production of 5,000 units per year in late 2023 ($300 million in annual sales run-rate)...

Love to see progress on building construction. It’s crazy that in 2023, homes are still essentially all custom made, on site. What the heck? Embarrassing, even.

I live in Indiana and in the past I visited a factory in northern Indiana that produced manufactured houses, single wide mobile homes and double wide mobile homes. I think people from Boxabl should observe factory operations of manufactured housing. I can tell you, the production rate is much much much faster than what was going on at Boxabl

These guys are just up the road from me and admittedly I have invested a little into the company. I am however a little surprised at just how inefficient their assembly line still is. Boxabl Factory 2 hopefully is a big improvement. All of the wall and floor panels should be nearly f not completely automated, with just raw materials being fed in, then assembly needs looked at to hopefully modularize some of the interior installations. So you could say add an entire kitchen package in 5 minutes. It was really the hand forming (wire cutting) of the foam and the wall panel assembly process that was really looking slow.

The $100+ million raised in 2022 will show up in the new automation equipment, 2nd facility at Factory 1 Complex, and more production shifts in the 2023 ramp... It's great that everyone is talking about how many inefficiencies there are at the current labor intensive Factory 1 process in 2022, but if you take a step back to a 40,000 feet view, these guys are absolutely rewriting the rules of the game compared to the only current build options of traditional on-site construction...

"the bad, the ugly" you reference is relative to the super high standards that you have become accustomed to from watching world class Munro and Co. work their magic on very mature manufacturing processes and industries... Boxabl will get there, since they only started production in Q4 2021, and you have to remember they need to be ranked in efficiency against their peer group; (A) traditional stick built homes onsite and (B) their modular startup peers... The great news is there is so much room for automation and process improvement before really scaling in 2023 at Factory 1 Complex and then at the Regional Megafactory in 2025/2026...

Great to see a new company striving to make a difference. Did see one Executive state that they were exploring another process about what Sandy mentioned about the steam fill-a-box process, and Executive stated they were exploring that, Sandy said, its happening now, get on board. Wonder why everyone except the main guy wasn't wearing safety glasses. You had one employee running in the shop. Then the same guy without safety glasses was walking on the empty pallet. (Safety issues)

@@Resist4 that was their INTRODUCTORY Gen I model. They have a 2 bedroom with deck model they will be introducing at the International Builder’s show next month in Vegas. They can build up to 3 stories right now, and expand out as much as you want as you connect the stackable and expandable units

Cat 6 and RG-6 are so 2010. Our 2014 home is 3100 sq ft home and is loaded with wires. I just switched to CentruryLink fiber optic internet (100 MB up/down) and KZbin TV streaming for five 4K TVs. Phone is 5G Verizon and WiFi calling when in the home with iPhones/Pads. I don't need or use the communication wires anymore. Comm wires definitely not needed for 400 sq ft.

2009 Fini homes in Perth were importing a similar concept from China. This sytem could join units together to make a larger house. They were used for both remote houses and retirement complexes. High quality like stainless steet gutters and downpipes.

I love the Boxabl concept. It's not absolutely true that there are no other factory built houses. There is a German company which builds bespoke kit houses in a factory and erects them in two days at site. But they are relatively expensive high premium homes. Boxabl homes look like a very affordable and ultra quick concept for many situations.

The difference with the Boxabl IP is cost and scalability above everything else... $60,000 ADU price, currently at 1-2 units per shift and looking to increase output speed during 2023 production ramp to 1 unit every 90 minutes (5,000 units per year, $300 million sales, run-rate at Factory 1 Complex)...

I've always wondered why Hiab lorries aren't more of a thing in the US? Seems daft having a wagon deliver the structure and needing a separate crane ready waiting on site to actually unload & unfold the thing. Crane hire is often not particularly cheap when you only need to book it for a super short contract. ...You see Hiab wagons everywhere in the UK (both on rigid 8-wheelers and artic trailers. Shipping via Hiab lorry would lower delivery & setup costs quite a bit as it would make it a simple one man job to ship, drop off, & set up the building.

Good to see someone trying to improve home building efficiency. This has been tried many times before but it's never taken off. They're clearly very early on in the process and just like original phones, there's a lot of growth opportunities. Big issue I see is that market demand in USA is for large homes, and these all look like < 800sqft. Also you'll have to drop $50k - $100k for a lot, utilities, and inspections, plus having hard time reselling this. I'd live in one of these, but my wife would never be caught dead it one.

Even going back to original seed funding round in summer 2020, Boxabl was never just about the Casita 20x20 ADU... That is the "minimum viable product" and "Trojan Horse" for the company... Factory 1 Complex will only produce the Boxabl ADU units... However, Paolo (CEO/cofounder) and Galiano continually state in interviews that 20x30 and 20x40 universal room modules (which also fold down and ship on legal load) are the true endgame... Additionally, DR Horton (80,000+ newbuild homes per year) became a strategic partner, investor, and customer in April 2022... I have a priority preorder for Boxabl ADUs, but I would much prefer to have DR Horton fit me out a Boxabl home from 2 vertically stacked 20x40 Boxabl units (1,500+ sqft)...

Hey Munro team, I love your videos but please be mindful not to put the music too loud. For example the volume around 3:30 spikes for no reason, and with 30% of the population nowadays having tinnitus I’m sure there’s plenty of people who unnecessarily had a mediocre experience there. Again, love the content, thanks for making it ❤

Clearly with Sandiy's wide range of experience they would do well to hire Munro to clean up their production methods, and increase profits with a better product in the end.

That is what they may have been doing after the 20 minute video... I'd be very surprised for Sandy to come all the way out to Las Vegas for 20 minutes to a startup getting ready to ramp production in 2023 and then just leave... Timing is right before Boxabl invests $100+ million that was raised in 2022 crowdfunds...

I think the biggest part is going to be the regulatory. If they don't pass code to be installed in municipal locations, then they won't ever reach the scale they need to get past existing manufactured homes. As other comments noted, the visible framing, walls and roof are relatively easy compared to the unseen foundation, plumbing, electrical. Additionally: I don't see them addressing density by scaling vertically; the additional I-beams, hinges and other structural details needed for transport are totally wasted once installed.

Yep, local codes are huge issue for Boxabl and its startup competitors... Luckily, in April 2022, Boxabl announced a strategic partnership, investment, and order from DR Horton... They also get to tap into DR Horton's supply chain and when they start selling in bulk directly to builders, the regulatory approvals can be aided by industry giants who know how to deal with this... Additionally, the Casita ADUs are built in Las Vegas on purpose to sell into the massively growing California ADU market, which has recently passed statewide laws that supersede local code restrictions on backyard units... Plumbing and electrical are all prefabbed in cut out chases and Boxabl is using the low-level production year of 2022 (300 units for 2 customers, DOD and Arizona Mine Company) to get real-world feedback on Generation 1 units, before introducing Generation 2 production units for much higher production levels in 2023/2024 (5,000 units per year run-rate, $300 million in sales run rate)...

Plumbing is not as simple to automate I would imagine. Building off site does make hooking up to services a tad more cumbersome I would think. A septic system as well as water ingress to the fixtures might need a common connector or several connections that are traceable to track down possible leaks or weak points. Also do not forget that electrics need plugs in the walls and an electrical certificate needs to be issued and follow up inspections may require access to the interior cabling to pass. There are trailers for similar uses that pass safety inspections, as well as many certification processes I am sure. The building site where this structure will sit, still needs preparation to set the building up and even though costing may be somewhat less expensive, other costs associated to building just do not go away with a building of this type. Short and sweet video showing that Munro & Associates do more than just vehicle tear downs. Very Impressive that Sandy takes the time to put his entire company profile and expertise to work in everything that he tackles. BRAVO to Sandy and his team; after all, they do keep us up to date on technology about everything this company can do.

Plumbing is actually super condense in the Boxabl Casita since the unit has to fold up from 20x20 to 20x8.5, the few water lines are all in a very small total area... So super short total length of plumbing in units, with plumbing being located in pre-built chases... Since every unit is exactly the same coming off the line, turnkey state approved inspections can be done right on the factory floor...

I would like them to offer a option with only grey water. We use composting toilets. Just put a spot for the bucket to go in and out. For those of us wanting these for our homes where we are watching our water consumption and not wanting a full on septic, composting waste is a much better choice.

It would be interesting to hear information on fire performance on this. Comming from the UK where houses are built primarily from bricks, plaster and cement with fibreglass insulation, this sort of building method does make me a bit nervous...

Q2 2023 is when the new automation equipment arrives for 2023 Factory 1 Complex scaling to max output (300 units in 2022 to 5,000 units run-rate, factory max, in late 2023)... Galiano has stated in recent interviews, including here, that new automation equipment will get time down to 2-3 minutes from 20 minutes for wall panels, but if good ole Sandy has an even better way, icing on the cake...

@@phxees I invested in August 2020 when there was just 3 prototypes, 3 years of IP development work, and no production facilities... Because Paolo (CEO/cofounder) used his own money to fund the exploratory years, they had a super compelling initial product / building system fleshed out with minimum viable product, great product market fit with the ADU, and made the investment simple for outside investors, can we scale faster than the incompetent/indifferent current competition... Obviously, the equation is much different now with significant change in valuations from 2020/2021, but you also know that they have working facilities that built 300 in 2022 and have a backlog of 150,000 unique names, compared to 5,000 max production at Factory 1... More uncertainty, earlier investment equals more reward, but there is incredible opportunity with proving out the ramp in 2023, since they are looking to do an extremely capital light, franchise model... No one in the comments is comparing this R&D phase startup to its competition, they are comparing to established automakers and multinationals... They just crossed one year of operations in Factory 1...

But the already announced Boxabl Megafacotry plans, which is the next level of factory scale after Factory 1 maxing, calls for production up to 100,000 units per year, equating to $6+ Billion in maximum annual sales...

Mass production on an assembly line requires interchangeable, standardized components that can be fitted together without having to make any adjustments to get a proper fit. That has been the stumbling block for housing. There is always a need to custom fit the components of the systems used to create the dwelling, due to site constraints and poor standardization of the different component systems. There still seems to be a lot of custom fitting and fettling of parts being done to make those Boxabl Casitas.

The current process, in relation to where the current business plan is and will be by the end of 2023, was not clearly articulated in the video... Q4 2021 (start of Factory 1 production) - 2022 is super low-level production, more R&D like, to iron out this brand new company and process for 2 large orders... Q4 2021 - Q2 2022 saw the 1st contract delivery of 156 units to the Department of Defense... Following that, small upgrades were made to the line for the next current contract being fulfilled for roughly 175 units to a remote Arizona mine for workforce housing... The first full year in the factory (2022) is highly manually intensive work, just to get the simple, slow version of the process down and to obtain real-world feedback from units in the field, before introducing Generation 2 Casitas into the production process in 2023... Additionally, 2023 is expected to ramp run-rate production 10x-15x over 2022 levels, mainly by nearly doubling Factory 1 space to more efficiently setup the factory, but most importantly deploy some of the $100 million raised in 2022 on much more automation in each of the assembly line stations... The additional space and optimized layout is expected Q1 2023, the automation equipment is expected in Q2 2023, and the bulk of the production ramp is expected in Q3/Q4 2023...

I know this isn't their current business model, but I would think a two part double-sized home (i.e. two bedroom) would be very cool as well, except that would require joining the two parts onsite and making sure they line up perfectly, etc. I'm sure they've already considered the idea, and you have to "draw the line" somewhere; it's just something I thought of as I watched.

Actually the units are designed to be combined into a much larger house. In the future, when they get the manufacturing down they are going to have basic 'room' modules and even garage modules, so you can stock them.

Galiano is not even the CEO, surprised they did not include footage of Paolo, who created all the IP... They raised $100+ million in crowdfund in 2022 alone, setting records and maxing out their SEC allowed allotment for retail investors ($80 million in 12 month rolling period)... 150,000+ unique names on waitlist, which is 30x+ the max annual production of the Factory 1 Complex (5K units and $60K gets $300 million in max annual sales)... Hyper supply constrained relative to market demand...

Next month they will be introducing the 2 bedroom with deck units at the Int’l Builders Show. These can be stacked or expanded out to be duplexes, triplexes, 4-plexes and much larger apartment buildings. What’s so awesome about Boxabl is that it’s a building system not a tiny home company.

Solar/Battery/Off-Grid is probably the most asked about future add-on since the original crowdfund 2.5 years ago... Boxabl is smart to wait on any add-on options and focus on the single SKU they sell, the Casita 20x20 ADU... However, because there is a standard breaker box, hookup to solar should not be bad at all...

Electrical/Plumbing is routed through pre-cut channels in the wall panel system...

@@rule1capital Right, but the wall panel system is 95% EPS so the channels are going to end up in the EPS unless they are lined with something. You shouldn't have PVC cable touching EPS - it leaches out the plasticiser and makes the cable sheath brittle. So I wonder exactly where these pre-cut channels are and what materials are used. As I said, maybe the channel is being cut in the LVL.
