Just had the SF claims adj at my house to look at damage from Ian, I have a few leaks spots inside ceilings and by the skylights. This is not my first "rodeo" on hurricane damage house but was surprised by all the pics he took, even for non claimed damage and also he measured everything, even outside pool screen enclosure which I am not claiming was damaged. I know some adjusters will take pics pics so you cant come back latter and claim other stuff not related. But the detail of this guy was weird. Right off the bat he took a pic of the garage door then i asked him why he taking pic of something that I never claimed was damaged, he said for the record and some things are damage and some are "wear and tear"......OH, Ok, seems like they getting ready to deny the whole claim? Maybe? BTW, while my roof is 18 years old, I happen to get a 4 pt inspection BEFORE this IAN storm on Sept 7. Certified state inspector said that I have at least 4 years left on roof, sees no missing shingle or roof damage, AND they saw NO interior damage but I full expect to be short claimed on this anyway. I also never mentioned the 4 pt inspection and the findings, well wait see what SF tries to claim.

@@HawtSawz86 It went shockingly fine. Finding a good roofer is still so lost on this in this day and time. I got the roof done alright, but they were so sloppy on one elevation that they actually failed due to way too much exposure, showing the nail zone lines and the whole side elevation going down and not even. They had to come back and rip off all the shingles on the side and redo. 19 years ago the same thing happened . So either I suck at picking contractors or all these roofing crews are just so sloppy and have no skills. At my age I hope this is the last roof that i have to deal with. It was a huge disappointment because I went with this company because the sales guy was recent VET and the crew chiefs were too, but sadly, they did not live up to their honesty standards that one would expect from special forces guys. I will say that the sales guy came back to apologize for his owners less than giving a crap attitude when they came to my house to discuss the problems. He was at least honest but all the others were a big let down. Roof was done , passed inspection but you have to know that now in my county, they consider a 7/12 too steep for inspectors to walk the roof, so they rely on an affidavid from the roof company saying it was done by code. What a big damn joke.

Lets assume I’m inspecting the exterior/roof of a 1200sw gable roof structure. Even if there’s no damage, I’ll have at least 100 pics.

Is it a good idea to have your potential roofer meet with the adjuster when he comes out?

There are a lot of different opinions on this. As a roofer, if I don't have a contract with a homeowner, I don't meet adjusters. I say this because you wrote, "potential roofer." I know roofers will do it, but I don't understand why a roofer will meet with an adjuster without a signed contract with the homeowner. If your roofer is willing to do it, and you trust the roofer (that's KEY!), then there's nothing wrong with it.

One could also argue that most of the time, contractor estimates are way over with a bunch of “fluff”.
