I’m a therapist and the same techniques that you are using are the same that we use: Establishing rapport, listening, identifying the problem, helping them visualize and solve their own problems with some guidance. One of the best parts of the call is that I was feeling uneasy about is her ability to allow silence and give time for the seller to respond. In times where I thought there was an awkward silence, it turned out the seller was thinking and responded again.

Building rapport is basically digging into the sellers interest and likes and us as the investor is to engage in the things that interest the seller, just listen in for those moments to key in on. For instance, she brought up WW, talk about something you may have seen on Wendy Williams, this sparks her interest. It doesn't have to be long and drawn out about Wendy but it shows interest and most importantly, it builds rapport.

Exactly, she lacked interest. There were so many green lights to built on. She could have built a better rapport. If the seller gets someone who shows of a vested interest, she could loose the easily. Shannon is the seller's first source of contact I am sure. Also, if the numbers are right, people do business with weed whom they like.

I really appreciate the detail contained in this call. For example, the seller went into detail about the electrical system that needed replacement, HVAC (old furnace & AC), roof, weather-proofing that needed to be done as well as incomplete renovations that had been started sometime ago.in addition, she shared what she thought she may need to spend to fix it up.
