HELOC is a last resort, it's not free money and you accrue interest on the balance. It is better than credit card or loan shark but a good chunk of people will have savings, investments or liquid assets to use during down periods. In your case, more sensible to sell a watch or two.

First I acquired a double-storey apartment. Accomplished all constructions and renovations. Then I got another two bedrooms flat - to rent it out and keep as a starter for my kids. Keep investing into my own IT company business. Buying only 3-4 y.o. BMW 5 series and wearing humble Breitling SOH2 on my wrist. Thanks god I’ve never listened your advices😂

A HELOC doesn’t allow you to access your equity. If it did, you wouldn’t need to pay it back. The best way to access equity is to sell your home, buy a cheaper one, and pocket the difference.

Problem with HELOC is it's yet again another debt. Another charge on the house. If you can't pay it back, you lose your equity on the house. If you're 50 without a job and you can no longer pay the mortgage, you've got to sell the house, get your equity back and rent an affordable flat.

A couple of years late to be suggesting this. A no-brainer when employed and these loans were under 2%. I’ve already paid mine off with the proceeds of the rental property I sold from getting this loan originally - with a couple of sweet watches the car and two new bathrooms.

Why couldn't a heloc be an emergency fund? As long as you use it sensibly and mostly for home related emergencies there's nothing wrong with it.
