Do not renovate to resell any property for resale in China. 90% of the buyers will renovate to their own specifications, or try to sucker you into paying for them.

In u.s.a. Renovation is cheap and will add much more value to the proerty.. Simply put, roughly every -$1 property renovation will add +$1.5 - $2 to property value. So, it becomes profitable (in most cases) to renovate property prior to selling. US citizens want an updated home where theyre confident no major improvements will be necessary for +10 years.

I've never been treated so good and so poorly in one place. There is no lukewarm in China. It's hot or cold. But, being treated poorly made me leave. Too good to leave, too bad to stay. That's how I described my experience.

wouldn't be possible in the west, but in china the emergency elevator brake is made of counterfeit plastic fake steel. i mean they can't even pour concrete properly for the foundation of half of their buildings.

I saw the video of the platform for an elevator falling down and a little girl started to walk in the hole. The mom caught her just in time and flung her over it, and in turn the mom fell in and I think she died. Whole apartment buildings collapse with people inside. China is a death trap due to the shoddy construction..

And i keep seeing videos from china where the strangest horrible deadly accidents happen, it's unreal. You've got people walking along and crossing the street in front of a huge dump truck and the truck just runs right over them crushing them to death, THEN the truck backs up over them - it's unbelievable . Generally if a house was built 50 or 60 years ago it means it was built with better materials and workmanship than would be the case if it were built today. If one can find an old house that was was considered modern for its time but still built with good materials and workmanship, it might be the best house to buy. The only new house I'd want is one I had built myself by a reputable constructor.

Reviews+Tutorials Yes there are exceptions but generally older houses were built better than newer ones which tend to use lower quality materials such as particle board wood. I lived in a house built in the mid-80s and it was the best built house I've ever lived in but it was custom built by European constructors. If I was buying something blindly it would have to be something built from the 1940s-1960s as long as it was considered a solidly built and big and nice house when new it should be more than suitable now.

VinylToVideo Oh I didnt tell that I am German so the quality might be different across the Atlantic. I have never seen houses that were built badly. I have seen some in bad shape but these were old and not maintained houses. You need to pass a lot of regulations to build a house in Germany.

Stilgar bullshit, I've owned 3 houses all over 40yrs old. Bought a brand new house after owning those been it in 10years when new and it's perfectly fine. It's funny people who don't even know about America just assume oh their house is built out of wood! Wrong the Skelton is wood specially in California cause of earthquakes wood works better for shocks and movement. The outside of the house has metal lathe though and stucco outside and then insulation and Sheetrock inside. It's engineers to last. My house will be here 100years and still standing after I'm long gone. American building is way better than Chinese building.

I visit Shenyang in 2013. my girlfriend friend let us stay in one of her apartment. they told me that condominium was one of the most expensive in that city. well... the room was really nice, but the common area and the garage was terrible. look's like they are not finished. dirt everywhere. no painting. and a lot of high end cars parked there. surreal....

I think that this is the first time that I have agreed 100% with an expat's view of China. Usually the videos do not go far enough or discuss the why and how things are the way they are in China. Not so with this explanation. EVERY Chinese home I have visited has the same problems that you describe a building that is only one year old will often look as if it was made a decade to two ago due to the lack of quality construction or lack of preventative maintenance. Very well done and very comprehensive.

OK, but do you think US single family homes and small building built out on suburbs are much better? At least they use concrete in China. In the US suburbs, houses and small buildings are build from plywood/dry wall with wooden studs. Eventually, all corners get out of alignment, dry wall cracks in the corners, etc. Most of these buildings are under insulated and require a lot of money to heat. Building multi story buildings from plywood and dry wall (sheet rock) should be a crime. There is very limited sound proofing and if god forbid there is a fire, the whole building can burn through in minutes. Plus the prices in decent areas of the US are through the roof. So don't pretend that Western countries don't have problems...

In China, you have to be prepared for all forms of "scams". You need to do way more work before purchasing a property. 1. Developers' reputation 2. Legal documents checking(Yes, some developers built the buildings without permission to use the land to build residential buildings thus making it non-renewable after 70years and nearly impossible to sell) 3. Have specialist inspect the building before buying. Most new buildings are using Reinforced Concrete Structure which although may have cracks on some of their side walls, will not fall down. (most, like 99%, there are news/reports of buildings falling down due to their foundation conditions which was not properly measured; these few buildings are built by unqualified shit ass developers) A couple more things to understand: 1. Why does everyone think that buying a property means a 70year lease... Go to any lawyer, you would know that it pretends to be 70year lease, where in fact it is a permanent ownership that goes through a renewal process every 70years. 2. Will the house crack within 70 years? Maybe but you will never see it cuz it will be teared down within 50. Seriously, if an area is developing fast enough, with the speed of technological advancement, most properties would simply be teared down for new ones that sell for way more. When that happens, you will get your money back(or a part of its worthing, it is usually more than your property's value but not enough since by the time that happens, it will cost more than that to buy a property). I know that might not be the case for many developed countries even in the metro area but residential buildings will most likely be teared down. 3. Most properties will appreciate in value for.. hopefully another 50-100years until Chinese government finds a new way if there is any, to ease up the bubble or till it bursts. But do your homework if investing is your purpose. If you have information about upcoming plans of the cities' next move to develop, buy around that area. When it comes to value appreciation, it is usually more about people's demand in developed countries where as in China, it is more about where the government want to explore/develop next, at least for maybe another 50years. Well, overall, do not buy a property as a foreigner without enough information. Chinese government regulations are far from enough to keep you safe from all the bad stuff he mentioned in the video(oh trust me, thats not enough half of it). Being around middle class in China, almost everyone has invested in real-estate. It is a must if you dont want your money to depreciate. You need to be way smarter and do way more homework to profit faster in stock market or any other forms in investments. I am Chinese and I have a huge family where all my aunts, uncles are very close. We have encountered all kinds of problems when it comes to buying a property either for residency or investing.... But well, that is China, despite being one of the worlds' most influential country, like many other developing countries, will give you a headache if you think fairness is a given. It only is in an ideal world which might be thousands years later but not now. We need laws to confine the underside of humanity, and at a country where such laws are far from perfect, you need to watch for yourself. XD

To understand the 70year lease, yes it means you own the property but not the land forever, you need to pay for the land after 70years but so far, no buildings have made it that far not because of the build quality but because of the speed of economic growth which requires constantly replacing older buildings with newer, taller, better designed ones. Unless you live in rural areas in which case you would prob build your own house, you would not see a building last that long.. lol most properties are sold to someone else within 10years of purchase, I believe with the current evil trend of investing in real-estate, 80% are sold within 5 years. 70year lease issue is the least you need to worry about, by that time, the city your property is in might not even have buildings XD

Nowadays, more Chinese are marrying for love, and the divorce rate is skyrocketing. I think you need a bit of both practicality and love for an enduring marriage.

I have a few friends who visited China for work reasons (i.e., teaching English). Let me tell you what they told me: 1. Chinese people may be nice in general but they don't give a shit about manners, social rules, and being aware of others. 2. Chinese people just think about $$$ as their highest priority. They don't care about quality, health, or safety. 3. Chinese people don't want to learn from others about what is right or wrong. They just keep following their own outdated Communistic or Confucianistic values. 4. Corruption is everywhere in China. If you want to get things done, have lots of money. If you want to do something unscrupulous and don't want to get caught, have lots of money. 5. There is general freedom in China today, but it is still a heavily monitored society. The government's presence is practically everywhere even if people are allowed to do whatever they like. 6. The reason why Western-style democracy won't work in China is because of the way Chinese people in general think. They are not like North Americans, Australians, or Europeans. Their way of thinking is so different that the things that work in Western societies won't work in China.

The average joe cannot afford a parcel of land to build within the city. Almost anyone can afford to buy land far outside in the countryside, but there are laws and regulations so not everyone can do it. More importantly, if you work in the city you would not want to commute three to four hours on a daily basis. That is basically why most professionals move to the city to raise a family (plus the social resources like schools, hospitals, etc.). My parents have retired and sold their properties to purchase a mansion (300 sqm) in a small township on the outskirt of Nanjing, about 80 km from the city center. I visit about once or twice a month during weekends. It's a different lifestyle. Things are cheap, organic, and air is clean. They plant their own vegetables in the garden. However, for young people it is boring. I'm getting up there in age so I don't mind it as much, but nobody (Chinese or expats in China) would live that far out in the country unless they are retired.I have my own place in the city, a small 70 sqm condo that is in very good condition, and it is worth about 2 million RMB. It is perfect for me, as I do not plan on getting married any time soon, and it is close to the university where I work. I hate that men are expected to purchase property as dowry, but I respect it is part of the culture here. This is the reason why I screen my girlfriends very closely, and I would never propose marriage until I am certain she is worthy.I am going off on a tangent here. It is very good to be a man in China. It is even better to be a single man here. If you plan on marrying someone, make damn sure she is worth spending the rest of your life with. I'm not saying Chinese women are liars or con artists. In fact most are well educated and loving people, but the cultural divide does add a certain level of risk to the stability of matrimony. Just saying what I observe.

My brother works in construction and he has had to improve some of the crap built during our construction boom. Best one so far is a house whose walls were laid in a checker board pattern to save on building blocks. Well no wonder the house was cold in winter.

Can definitely relate to the building standards.. it happens so often! One time while touring for apartments in Beijing, we found most apartment hallways and/lobby’s were dusty and lots of old and rusty bikes laying around. It’s definitely hard to find a reliable apartment management to take care of the property unless you pay a lot of money to purchase the apartment (or to rent an apartment!). The majority of Chinese I know got their property through inheritance from parents (bought during a time when the government was trying to give away properties in china) or through employee discount (employer buys the land and pays developer to build the property for the company, the company sells to employee at discounted rate). Very few people paid full price for their property. In addition, most Chinese expectation is a developer will rebuild the property every 20 years by increasing the height of the building and offsetting the new construction cost with the new apartments created.

someone once told me that the first thing to check out in a new home is the elevator. If its a brand you dont recognize, then get the hell out and leave....if the builders are cheaping out on that then thats the end of it. but in general craftmanship in china is shoddy as hell. try to stick a cabinet in any corner, then you find out none of the walls are 90 degrees. with this crazy real estate market, the quality will only get worse. Why? they need to rush the homes out before THE crash.

Those cracks in the Building may just the foundation beginning to set itself. It's actually pretty normal for concrete house to develop some small "cracks" which are just on the surface and can easily be painted over. The problem would be if the cracks don't stop and begin to widen. That's a sign of the foundation actually being unstable.

People, you dont really have to buy property to appease the parents. Just grow some balls and stick up for yourself. If your girlfriend loves you, she will back you up. If she wont, then she isnt worthy. China is changing and saying that you respect tradition is an excuse to keep people in the dark ages. Its that lack of respect for tradition that got us to the advanced society that we have today and the respect for it got him a bad apartment. Just tell them that a house isnt a good investment with the bad housing quality and that you will prove your worth by your own means. All you did was hurt yourself and your family by appeasing old people that dont have a clue what is best for anybody. All they know is how things were 50 years ago, which was nothing like it is today.

Sounds like Costa Rica. I bought land and built here. WHAT A MISTAKE. Where I built the expats don't want to be, and the locals can't afford my house. $175,000 average 3 bed 3 bath 2 car 2100 SQF home. 5 years of the home bing on the market and many many real estate companies, sales reps., and so many other avenues. And still nothing. I hate it here now and am stuck.

Downy in the past China's tradition is to thanks the family for raising their daughter and the dowry signify a money transaction to buy off that daughter. Now they pretty up that tradition of dowry as a way to show "Stability and able to support the family". Yet in lots of China's poor family, they still sell theirs daughters and some even push their daughters to PROSTITUTION to support the family and provide money for Education for their SONS. Respect need to be earned, if a culture has such a bad history with certain tradition, it doesn't need to be respect.

Sith'ari, Snoop Actually MOST people in America who live in "single family" homes, and many who live in apartment buildings (flats or units to some of you) in smaller cities, live in wooden houses. I'll give you that big city apartments, especially high rise buildings, are steel and concrete. While houses ( and many apartment buildings of 1 to 4 levels) are finished on the outside with shingles or siding of many different materials, and with brick or stone (concrete is almost never used except for foundations), the main structural components of the exterior and interior walls, and roofs, are wooden beams. I daresay that almost any adult American knows what a "2 x 4" (pronounced two by four) is, because it is the wooden beam (with a nominal cross-section of 2" x 4", but today finished down to 1 1/2" x 3 1/2") I am referring to, and is the most common structural building element in American homes, and even in many commercial buildings. It has been this way for decades. These "two by fours" are generally sold in lengths from 8' to 16' and used for "framing" of interior and exterior walls, for roof trusses, etc. Then of course there are heavier pieces--2 x 6, 2 x 8, 10, 12, 14, 16 and 4 x 4 and up, for bigger jobs. Today many of these beams are made from Douglas Fir and other relatively soft woods. After framing, a house is often given a first exterior siding of "plywood" (laminated wood of ~1/2" or so) or Oriented Strand Board, or OSB (wood chips with glue) before the final exterior, which again could be wood! When you see stone or brick exterior, it, like the wood siding, is generally not structural, but mostly protective. We live in wooden houses...

Are there not certain builders who have a reputation for upholding a reasonable standard of construction? Thats the weird part. It isn't surprising that a country like China would have unscrupulous builders cutting corners on safety and durability, but you'd think some of them would do good work in order to preserve their reputation/minimize lawsuits & insurance claims buy doing good work.

You are living in Huizhou which is third tier city. If your budget is $150k , you should buy a second hand condo. There won't be good new condo under $300k. The current land price which the developer need to pay to gov in huizhou is 10000 RMB / sqm, and you should expect to pay at least 15000 RMB / sqm. What can you expect for a condo with 6400 RMB / sqm ?
