Just recently discovered your videos, love them. I’m 15-years-old and hate school too. I don’t want to go to college because I feel like it’s just high school for people who want to get drunk. I love the idea of being in real estate and renting houses to people. I also had no idea that it was so easy to get a license for real estate, 130+ hours of class then a test. Great vid Graham! It's awesome how you upload so frequently...just started real estate school in Scottsdale, AZ. Haven't gone to any open houses like you did to meet realtors (and your mentor), but everywhere I go & at work I'm talking to people asking them what they do etc...and I've already met a great agent who's willing to help me out (and maybe even give me a job once I'm licensed). Anyways my point is, for everyone watching these videos that are pursuing real estate, don't be afraid to strike up convos with strangers! There are some awesome people out there & you never know where it'll take you.

Very interesting. Similarly, I've found that it's even easier to maintain bigger/muti-family rental properties (per unit) than it is to own multiple smaller houses. Just gotta think big!

Expanding on your first point, if you educate them on things then most of the time they are receptive to what you are selling them on. Interesting topic Graham. You should do a video on being an buying agent verses a selling agent. Thanks for all time your putting into this channel. On higher end sales they tend to not worry if it has extra features as they can afford not to use them all. Thanks for making this channel educational and informative.

Just want to say THANKS Graham! Not only for the great advice that you give, but also for the way you give the advice. What I mean by that is: The information you are giving, could honestly help your local competition, taking some money out of your pocket. BUT, instead of treating the information like a "Trade Secret" you give it out willingly knowing that you bust your ass out there, and will still be ahead in the end! It is a selfless act, and your audience knows that you genuinely want to help us out, and are not putting these videos out there JUST FOR the extra income. The world would be a better place with more people like you in it.

this makes me want to start selling real estate when I get my license at the luxury level in Beverly Hills, Bel Air, etc but having an older car & being somewhat young (22) somewhat intimidates me even being in those areas. I was driving through some residential streets in Beverly Hills the other night just checking out those massive homes trying to visualize my future there. Kept thinking in the back of my head if people could tell I wasn’t from around there because of the car I was driving lol 😂😭 I wanna go to a luxury open house too but parking my car in front of a $3M+ home makes me feel like I wouldn’t even be taken seriously at all 😒 or even worst have the cops called on me lmao

I was 18 with a shitty beat up car when I started. Don't let that discourage you at all, that's just a limiting belief. Be professional and do everything in your power to help out the clients. Even though you might be young without a nice car, you CAN learn everything possible about the markets, what's available, what's selling, etc. That'll really help out long term.

Here in Michigan currently the average home price is around $150,000. The lowest price home I sold was a home that caught fire 🔥 3 days before closing and ended up being bought by the city for $4,000.

This makes a lot of sense in a market like Los Angeles where there is an abundance of extremely wealthy people. The product sells itself when it has the exact features a buyer is looking for. It's like trying to sell an $80,000 in my city. Other than slumlords, nobody would be interested in it (poor neighbourhood, substandard condition). However, houses here that are in the $280K - $450K range sell well here. A $1.5M house is right at the top of the market locally, so that's going to be harder to sell.

Great Video, one of my favorites. Couldn't agree more with you. higher price buyers are a lot less forgiven but when you don't screw around it's worth the effort. You should make a video on how to tap into the luxury home real estate business. I'm currently selling just under 2m this year with homes averaging 200k-400k. I live in Seattle so there's plentyyyyy of million dollar homes. I just don't know how to wet my toes with these buyers/sellers. It seems like the same agents are always selling those 5-10m homes i see. How would i break in? thanks!

How does a young real estate agent get to sell these multimillion dollar homes? Do individual salespersons have control over what listings they take, or what involvement does the brokerage have with these homes? I have been researching a lot about real estate but am confused about how specific agents get to sell more expensive homes. I would expect that there would be more competition among realtors to sell these types of homes. And what would be your advice for a young (19 year old) wanting to get into real estate? Any help is appreciated

You simply get to work and build a reputation. You become a high net person yourself and attract those clients. The better you get at sales the better your clients get and most of all you need to be around high worth clients and that market.

Which is why fixed commission rates are insane. $75k for showings of an amazing home which “sells itself” is way too much and these percentages should be scaled down for premium priced properties.

Just a fascinating inside to housing in LA.I must admit the lot size versus the size of the houses has perplexed me somewhat,but the dirt is either Gold or dirt.Here in London ,UK,its either all house and no garden,which is a huge mistake,or vice versa,similar mistake. Even this late in life I just want to move to California where the sun shines,how pathetically dreaming of me.

Graham Stephan Common sense can make an individual millions in real state easily. Using the snowball tactic having a strong income. But we only live around 70 years. And every year is broken down in 12 calendar pages. Here today, gone tomorrow. Eventually you're only growing a bank number to feed your ego. You have enough money to buy several mansions but in reality you only need one. And even then you eventually never use all the rooms.

It's simple. People don't "stretch" to 3 million dollars. They can either afford it or they can't. People shopping in the 300k range might be stretching. They might feel like it has to be perfect because remodels and repairs aren't in the budget. They also have to have perfect timing because a two-month apartment isn't practical for their budget. Millionaires don't care. They'll stay in a hotel for two months if that's what is needed to close a deal.

So the richer people are able to pay cash for a $multi million mansion while the $300,000 house is harder to sell when all the buyers can barely afford to do a mortgage loan on such house and rarely those people would pay cash for such housing? In my area $300,000 is still a nice house to live in (Ohio).

I tried to buy real estate in cash before and the agent told me cash or loan it does not matter. However, the other side would not haggle for the property so I walked away.

Fair enough. Sometimes cash won’t matter to the seller, they care more about the final price.

Thanks for the content !! I have an important question graham. Is it good to invest in the real estate market after natural disaster like the one that happened in Houston?? Because people need now a place to live. What would an expert do ? And Natural disaster also often take place in new New Orleans or Miami ? So are these areas bad for Investors ??

Personally, I wouldn't unless you know the area really well and are experienced buying these properties. Especially if there's water damage...or any type of damage, for that matter, it'll require some specialized knowledge of repair. Can it be profitable? Sure. But there's a direct correlation between the amount of money that you make and the risk that's involved. So yes, you can make more money, but you'll take on more risk. And who knows how long the market will take to recover.

+Hao Wang Thank you so much! As of now most of my business is referral and word of mouth. Open houses are great, just listed and just sold postcards are great around the area you just listed/sold!

How about this: In my country and area houses are usually sold around 100k-300k, 300is probs the max in the largest city. Now theres this 3million luxury villa at a lake in its on privacy, would it be as easy to sell as the 300k houses? Or is the jump in price just too big so the principle doesnt work anymore?

3m€ ;) even more. Yeah its a real mansion. It kind of makes it hard to make ''alot'' money as a realtor here because everything is very undervalued. 150k for a 150m^2 home wit a garage from year 2013. Now if you dont take 10% comission you dont end up with a lot of money in the end. Luckily investing is a thing.

Curious...how do the buyers of those million dollar homes typicly pay? I cant imagine buyers have a 30 year fixed mortgages on these 😅

Depends. Many of them are cash, but it's still common to put 20% down and take a 10-year ARM or 30-year mortgage on a $2m-$5m home, just like anything else.

+Jake Thomas I was living with parents and had about $8000'ish saved up from working summer and part time jobs throughout high school. So I had low living expenses and some savings to pay for everything I needed!

I don't do much - maybe 7-11 per year. But they're all $1m minimum, all the way up to $7m. I focus on higher end, fewer of them.

Curious to know how you engage with prospects? How you tour a place with prospects, like what are you saying? What are you asking? Were you ever nervous as hell - to the point where you couldn't think of anything professional to say? I over think these things, is this bad? In the beginning, I was nervous...now, when I walk through, it's like I'm walking through with a friend. Sometimes we talk about something totally off topic, sometimes we'll joke around, sometimes I'm discussing my thoughts of the home and what I like and things that could be hinderance, anything I notice that could be an issue. i don't believe always being professional is the best approach, I treat them as friends and when it comes time for my advice, I'll give them the same advice that I'd want to hear for myself.
