Great vid Graham! It's awesome how you upload so frequently...just started real estate school in Scottsdale, AZ. Haven't gone to any open houses like you did to meet realtors (and your mentor), but everywhere I go & at work I'm talking to people asking them what they do etc...and I've already met a great agent who's willing to help me out (and maybe even give me a job once I'm licensed). Anyways my point is, for everyone watching these videos that are pursuing real estate, don't be afraid to strike up convos with strangers! There are some awesome people out there & you never know where it'll take you.

What I mean by that is: The information you are giving, could honestly help your local competition, taking some money out of your pocket. this makes me want to start selling real estate when I get my license at the luxury level in Beverly Hills, Bel Air, etc but having an older car & being somewhat young (22) somewhat intimidates me even being in those areas. I was driving through some residential streets in Beverly Hills the other night just checking out those massive homes trying to visualize my future there. Kept thinking in the back of my head if people could tell I wasn’t from around there because of the car I was driving lol 😂😭 I wanna go to a luxury open house too but parking my car in front of a $3M+ home makes me feel like I wouldn’t even be taken seriously at all 😒 or even worst have the cops called on me lmao

I was 18 with a shitty beat up car when I started. Don't let that discourage you at all, that's just a limiting belief. Be professional and do everything in your power to help out the clients. Even though you might be young without a nice car, you CAN learn everything possible about the markets, what's available, what's selling, etc. That'll really help out long term.

Here in Michigan currently the average home price is around $150,000. The lowest price home I sold was a home that caught fire 🔥 3 days before closing and ended up being bought by the city for $4,000.

This makes a lot of sense in a market like Los Angeles where there is an abundance of extremely wealthy people. The product sells itself when it has the exact features a buyer is looking for. It's like trying to sell an $80,000 in my city. Other than slumlords, nobody would be interested in it (poor neighbourhood, substandard condition). However, houses here that are in the $280K - $450K range sell well here. A $1.5M house is right at the top of the market locally, so that's going to be harder to sell.

Great Video, one of my favorites. Couldn't agree more with you. higher price buyers are a lot less forgiven but when you don't screw around it's worth the effort. You should make a video on how to tap into the luxury home real estate business. I'm currently selling just under 2m this year with homes averaging 200k-400k. I live in Seattle so there's plentyyyyy of million dollar homes. I just don't know how to wet my toes with these buyers/sellers. It seems like the same agents are always selling those 5-10m homes i see. How would i break in? thanks!

And every year is broken down in 12 calendar pages. Here today, gone tomorrow. Eventually you're only growing a bank number to feed your ego. It's simple. People don't "stretch" to 3 million dollars. They can either afford it or they can't. People shopping in the 300k range might be stretching. They might feel like it has to be perfect because remodels and repairs aren't in the budget. They also have to have perfect timing because a two-month apartment isn't practical for their budget. Millionaires don't care. They'll stay in a hotel for two months if that's what is needed to close a deal.

Personally, I wouldn't unless you know the area really well and are experienced buying these properties. Especially if there's water damage...or any type of damage, for that matter, it'll require some specialized knowledge of repair. Can it be profitable? Sure. But there's a direct correlation between the amount of money that you make and the risk that's involved. So yes, you can make more money, but you'll take on more risk. And who knows how long the market will take to recover.

How about this: In my country and area houses are usually sold around 100k-300k, 300is probs the max in the largest city. Now theres this 3million luxury villa at a lake in its on privacy, would it be as easy to sell as the 300k houses? Or is the jump in price just too big so the principle doesnt work anymore?

It kind of makes it hard to make ''alot'' money as a realtor here because everything is very undervalued. 150k for a 150m^2 home wit a garage from year 2013. Now if you dont take 10% comission you dont end up with a lot of money in the end. Luckily investing is a thing.

Stephen can I get I get advice? I am in Hawaii and average Single family home is 760k and average condo/townhome is 400k+ so should I still try and sell in the 2million price point?

Curious...how do the buyers of those million dollar homes typicly pay? I cant imagine buyers have a 30 year fixed mortgages on these 😅

Depends. Many of them are cash, but it's still common to put 20% down and take a 10-year ARM or 30-year mortgage on a $2m-$5m home, just like anything else.

+Jake Thomas I was living with parents and had about $8000'ish saved up from working summer and part time jobs throughout high school. So I had low living expenses and some savings to pay for everything I needed!

I don't do much - maybe 7-11 per year. But they're all $1m minimum, all the way up to $7m. I focus on higher end, fewer of them.

Curious to know how you engage with prospects? How you tour a place with prospects, like what are you saying? What are you asking? Were you ever nervous as hell - to the point where you couldn't think of anything professional to say? I over think these things, is this bad? I'm aware of practice practice practice, but what's your take on that? Great video as always, Graham.

In the beginning, I was nervous...now, when I walk through, it's like I'm walking through with a friend. Sometimes we talk about something totally off topic, sometimes we'll joke around, sometimes I'm discussing my thoughts of the home and what I like and things that could be hinderance, anything I notice that could be an issue. i don't believe always being professional is the best approach, I treat them as friends and when it comes time for my advice, I'll give them the same advice that I'd want to hear for myself.
