There’s no cycle it’s just that areas don’t stay the same because industry and the economy is always changing mostly in an unpredictable out of cycle way. Wealthy people want to always be in the new cool place so neighborhoods are always changing when the rich move into new areas. With the middle class more or less gone from America the rich are so much more wealthy than the average American. This leads to people constantly being priced out of cities they used to live in by rich people suddenly thinking its cool to live there. Cities used to be the poor mans domain now the new generation of wealthy children are kicking them out.

I worked on a short out that way with Michael Ironside from Top Gun, Scanners, Total Recall and shit. We were in palmdale/ lancaster in the desert late at night and I was taking a piss. Tim brought up the idea of mass displacement during the coronavirus pandemic which is honestly an ongoing issue especially in the East. Cities like New Orleans do not have effective rent control to protect tenants. This was already an issue in many cities across the nation where many tenants that are primarily lower-middle and lower class economically were getting kicked to the curb with barely any notice. Rent control is what a lot of big cities, especially ones with a significant immigrant population, should have in order to make sure that landlords cannot blacklist you from renting (happens often after fighting a case against the landlord themselves) and that you aren't evicted on notice less than what you're prepared for.

I live in NYC and I don't know what violence these guys are talking about. I go out with my kids to the Park every day, go for bike rides and no problem at all, if I felt unsafe I would instantly move out. The only "bad" thing happening is that finally the fake realstate bubble is bursting and the city might just become "affordable" again. Median price for a two bedroom here is 4k a month just so you guys get a sense of how bad it is.
