Here in AU, we have a large portion of metal roofs, we don't have most of the types of roof you have in the US, it's either concrete tiles, ( very ocaqsionally teracotta tiles) or various forms of metal roof. . THE difference in the mindset and something you should understand is, metal roofs are not porous, there is little or no advantage to using any sort or bleach or detergent. . Metal roofs within reason will tolerate being heavily pressure cleaned. Yeh, some of the things that grow on metal roofs will eat thru some of the paints and electroplating systems used, even more reason to keep the roof clean. Bird$#!T and Bat $#!T can be a real problem, especially in areas with fruit trees, it can be very corrosive. . The other thing here in AU, we work in a harness, "in rerstraint" on all but some flat roofs. Legally we should not be on a roof unrestrained. But you must first rig the restraint lines. .yes we sometimes use planks and ladders, there are hook ladders and ridge attachments in common use here Where access permits, some guys will use cherry pickers ..... they are pretty common here. For the most part a clean metal roof is less slippery than a dirty one. . some of the metal roof products can be very slippery when new, some colours are worse than others, pale pink and sky blue are in my opinion the worst. but chances are you won't be washing new metal roofing. . Frequent roof washing just isn't a thing here, if at all it would be done every 3 to 5 years. . roof painting is more of a thing, it's to do with the strong sun. Some of the roof paints are very robust and seem not to allow mould or anything to stick to them

Just did my first metal roof a week ago. It was a huge house with lots of roof angles. It was a ton of work. It was mostly done from ladders as very little of it could be done from the ground. The biggest problem was when I was spraying on one side of the house and the chem would go over one of the angles to another part of the roof with the wind. Would have to make sure I got water on that other side so it did not sit there, get hot, and mess the roof up. It turned out great, but not sure if I will do another one that big again....at least anytime soon.

Love metal roofs. So easy to do especially where I’m at. We advertise for shingle roofs but get 90% of calls for metal roofs. We downstream them and rinse same as house wash. Works like a charm we love them!

The most frustrating thing I have discovered about cleaning metal roofs is that the last two or three inches towards the very bottom of the roof always seems to be way too stubborn to come off the first time or sometimes even the second or third. I end up having to use a little bit of pressure with a shooter tip, or something along those lines. And that adds a lot of time and frustration to the job.

I have a shed with a metal roof.. it's got black schmutz stuff, like maybe mold or just 'ick' on one side (where more leaves fall on it). Roofing guy said he wouldn't clean it. He said it's not 'worth it' and might harm the roof. This was a guy who could have squirted whatever up there, ran a hose over it from the ground a few minutes later and collected $$$s. So I trust guys saying NO to easy money even more. F that Karen.

We clean over 100 metal roofs per year. We pick and choose which ones we want to do a lot of it has to do with safety and how long it’s been since the last time clean if it’s a restoration work , we will pass and stack composition easy roofs on the calendar. We have lots of lichen in our area and in my experience doing them you can eliminate the organics but it’s very hard to remove the lichen without pressure. And if you do remove it, normally you’re left with patchy marks cause lichen will remove paint/primer on metal roofs

Just did a metal roof today. It was a small outbuilding a guy used as an office. I said sure, for an extra $75! It was a little bit of a pain as the roof was pretty nasty and the siding was hardy board which i hate, but nothing 12.5 can't handle!!😊 I wish i would have watched this before because i mixed it a little hot and it took two times! But i definitely rinsed like crazy. I also do metel carports but they are a pain as you really have to use a hot mix and lots of pressure when thier really bad with algae!

I was told by someone who has worked with metal & paint for 30 years. He explained the science behind cleaning metal/paint. Would love to share and know your thoughts. So if someone is needing to wash roof, they can begin process by using a really week bleach mix. Wash corrugated roof with your low bleach, while making sure it is not left on long follow it with a good wash as bleach is carosive. Then you must neutralize the pH with a super weak vinegar solution wash abd that to is carosive. Be mindful that the vinegar solution must be worked/brushed into the metal well then soon as, rinse it off well.

Here in south africa people dont respect time and safety if you offer them a service and will not pay you the days work if you deny to take risk for their pleasure .This is difficult when starting a softwash company and offering the service people didnt know they needed.they just paint everything if it gets dirty

My roof is newer. It still has a shinny surface. I direct roof water into my pool. We go thru a drought every spring. Can’t you use regular water without pressure washing? And then use a car wax with a UB inhibitor. I was hoping to find tools to do this like sticks or mop type things to wash and apply. I have a flat roof next to the pitched roof

She texted me, telling me to “just do it today for 40 bucks, will take 15 minutes”. Completely ignored her and went about my day. I started with a hot water washer I bought from an auction, it took a shit on me, through trial and error I’m now having spectacular results using the correct chemicals at the right ratios, just using cold water and making it work. I’ve learned you don’t need a hot water washer but it would help I assume same would apply in your scenario.

I would want to protect the roof from fading and rust. I just looked at a house with a metal roof from ‘99. Faded and rust holes! It’s like not waxing your car. at least find someone who is willing to do it. I don’t mind doing mine.
