They are not mentioning the ground reality. They just mention appreciation about max 50% in 10 years. But they have revised their price slab of construction by 200% percent in just 5 years. People are stilling not getting that raise in the salary as employer mentions a down fall in the market but real state seems becoming a separate entity in the market as builders are coming up with their made values of flats/properties. I think, it's the time where government start looking at their price slabs. Builders are not considering house as basic need of people even they quote flat as an investment option as commit investor to double their money in a few years. To know the reality, go in the market to resell your flat. You will know about the truth.

Do u know what is utility value and indifference curve and circle rates and land valuation , I can explain better. We are following 80 lac circle rates a colonial method for land valuation will be replaced by fsi indexed land valuation. State govt registration for land is colonial method . Rera rbi land value based on shelter able space creation viz fsi is called new valuation methodology. If a one acre plots creates 120000 sq ft fsi and it's value for banking system is same all over India. That means every such land collaterals for housing loans will be same. That will lead to same price for same area and like car petrol one nation one housing prices for same area and same land meaning 450 to 1200 sq ft flats same price .got it pl reply I will advance my further arguments.

😅😅😅😅 450 to 1200 sq ft fsi will have to be aff housing and 33 years is life of building and 150 sq ft fsi and 54 sq ft undivided share is birth right pl read united nation spl rapporteur reports shelter is a right and price of aff hsg is same price throught india this is one nation one hsg policy mortgages as a percentage of GDP is wrong economic indicator

Land cost in total value will not get bank funds and gst stamp duty and registration charges and escrow mechanism for asset buy and sell and aaadhar and folio wise dual registration and Agri land registration will be separate registration and each land will be known it's fsi above 60 feet high rise will be subject to valuation risk and actuarial valuation. I foresee these sweeping reforms

Creation of fsi is a technical issue and pricing of housing is a public polcy
