We lived in Pendleton, a tiny town sitting close to Clemson. Loved it...after extensive search on east coast, bought a large, historic home empty for 25 years. Moved into one room and bath , with three light bulbs and a resident ghost. Restored the building and opened Liberty Inn and Dining. Locals were friendly and supportive folks!!! Hope to visit sometime soon!

It has had many problems mainly because no local law enforcement and it takes sherrifs out of Anderson a bit to get there. plus no affordable housing. My Mother grew up there and my Grandparents had a general store on the square. We went to the Baptist church there.

People in the Northeast Megalopolis rave about how cheap the South is but honestly, the South by and large is a lot more expensive than the Midwest. Cincinnati, Cleveland, Indianapolis, Milwaukee, hell even Chicago isn't too pricey compared to places like Dallas, Atlanta, Charleston, Austin, Miami, Orlando, Charlotte, RDU, etc.

I live in Lyman SC now but lived 5 mins away from Five Forks in Simpsonville. I love the Upstate so much I drive an hr and a half to work in Columbia and back everyday. Just a great area for a family. Not to mention were 2 hrs from Atlanta, 1 hr from Charlotte NC, 45 mins from Asheville NC and 2 and a half hrs from Pigeon Forge TN.

And Nexton can go straight to the 9th circle of hell for what they did to those pristine forests. That level of clear cutting is straight up land abuse. I think Summerville has some good sites and stores by Knightsville, Lincolnville, and downtown. Just by the Newton area by Lowe’s gets a little crowded but it’s still a nice place to live. I would rate it a 8/10 just because of the Nexton area being crowded and stinky.

I spent 22 years in the Navy and have lived in Many places in the US and I have retired in #5 Fort Mill and I really love it here, it's a nice area with a small town feel, Very good city gov't and public works, close to shopping areas and malls and Carowinds amusement park "when not in COVID shutdown". Housing costs and such are reasonable. And the big factor for me......NO SNOW!!!

I have been in Fort Mill for 17 years, the growth is staggering. We have friends that are real estate agents, and for them it is easy money, homes rarely last a day and they are overbid. One thing about Tega Cay, pretty much one way in and one way out, traffic is brutal, and Lake Wylie is, well, nasty. If you really want nice lakes to visit in SC, try Lake Jocassee, or Keowee. As mentioned in another comment, Travelers Rest is a gem.

Columbia Native here. I like Columbia for it's low cost of living (compared to Greenville, Charleston, or Charlotte. I loved there too). The only thing that bothers me about Columbia everything is slow meaning slow to change or adapt to get new things (entertainment, different stores, etc) and ideas. You can tell McMasters does not want to change anything. Very old way of thinking and it can get boring. Yuk if you are young and want something exciting I would not recommend Columbia. If you are coasting like in your retirement years, I would recommend. I love Charleston BTW!

My wife grew up in Mount Pleasant. You are right about the prices. However, it is, according to her, entirely too congested now. I have to agree (we live in the Summerville area now: pretty decent with regard to crime, education, etc., and much better with regard to housing price. Decent houses start at 200K).

Mauldin SC...we have almost 5,000 new homes under construction right now...they are due for completion by the summer of 2022! It is a great community to live in and you are correct about escalating property values! What used to be a bedroom community of Greenville, SC IS now on the verge of being a destination all on its own.

Yeah but it's nothing like Atlanta. We go to Charlestown all the time from Columbia. It used to be amazing till they renovated the slave market and dredged out the bay at Rainbow row to bring in cruise ships. They did ruin downtown. Those people do nothing but take up space. They aren't shopping they are walking. Meals are all included on those ships. So there is no real uptick in the restaurants it's just crowded with people. We go out to the Isle of Palms. I love Hilton Head island and Edisto Island! Both are beautiful. I like Edisto because it's not commercialized like a lot of places, they have kept it local and it's just a very interesting place with lots of history and beauty.

I think aiken sc is really nice, its rated the best small town in the south by southern comfort magazine. its 20-30 min from augusta and theres a huge forest in the middle of downtown for hiking and horseback riding. might be on the higher side when it comes to housing prices but its a great place with amazing vibes. Plus theres always live music somewhere.

PDX used to be a great city until Antifa, Weenie Wheeler and Dopey Brown trashed it. I lived in Seattle 5 years, and one in Lake Oswego, right on the Willamette. I enjoyed it then, but likely NOT now. You will like the sun and milder weather, other than the heart of summer, where the Rose City was more pleasant than Southern heat & humidity.

Definitely #1 should realistically be Greenville, no question about it. Greer, Travelers Rest, Simpsonville, and basically everything surrounding is growing and are all nice areas to live. I work in Greer and I have many customers that are moving here from the North. The beach is 3 and a half hours drive away, mountains are less than a hour, big lakes are less than an hour, Charlotte and Atlanta are about 2 hours away. We have a really nice baseball stadium in the west end and our downtown is second to none. Great colleges like Furman, wofford, Greenville tech, and Clemson are all close. There's good food like middle eastern, Thai, Indian, pizza, sushi, and of course southern.

Wow, Hanahan is #2? I lived in Goose Creek, the connecting town, and we thought of Hanahan as a place to avoid. When I found a great looking house in a decent looking area, my realtor said, nope it’s on the outskirts of Hanahan. So we opted to live on a property out at Lake Moultrie, in the country. Cheaper, but further from everything.

Lived in SC my entire life and it’s growing pretty fast particularly a lot of the more rural areas Elgin, Blythewood, Chapin. The cost of living is pretty low so I see a lot of people who move here to retire. As far as crime yes some areas are better others but it’s everywhere most of the time kids in the neighborhood. Taxes are pretty high in some areas. Some of the areas on this list are good places but they are becoming very congested with the new neighborhoods popping up on every corner. So do your research ask locals before you decide coming here. Also if your looking for entertainment some of the areas don’t have much so if you like the mid paced lifestyle it’s right for you.

@@sergio8872 I’ve lived here for 15 years. I live in the Charleston, Hannahan, Mount Pleasant, area and this is the best pics you’ll get. He made it sound like it’s amazing to live here and it really isn’t. Charleston is a straight College Town that’s overpriced to hell with traffic everywhere.

Northerns moving to FL then to SC or NC is totally a thing. They're affectionately known as Halfbacks. The Charlotte metro is awash with them as well as retirees moving directly to Carolinas. So much so there are two Del Webb Sun City communities within unincorporated Fort Mill Twp, one of them is 2.36sqmi over twice the size of the towns I grewup in up in NJ. Lived in Fort Mill, SC from 2007-2020, it's a beautiful, friendly, & largely safe community with most major crime issues being related to spillover from Charlotte. We'd still be living there if a job opportunity hadn't presented itself to allow us to move to the beach. Now we're enjoying the beautiful South Carolina coastal life.

Pretty much the same thing for my family, we just moved to Pawleys from the Furman area of Greenville, That little spot between Berea and Travelers Rest. Beach life is so much nicer once you find a quiet section away from MB proper.

I'm a coast type of guy. So anything on or very close and easy to get to the coast. I'm for that city. I'm actually surprise Beaufort wasn't on this list. It's the best looking and friendly city there is. I was actually living in Port Royal. But spend half and half my time at Beaufort, SC. Plus it's affordable to live here, by shopping around of course.

I recommend the Beaufort area which includes bluffton and Hilton head, good tourist area if you don’t want somewhere crowded like myrtle beach

I think stocks will plummet further before actually experiencing steady growth and there are still quite a few stocks that makes for a good buy this season, you just have to do your research, but to be on the safer side and not second guess your market decisions, I’d suggest you reach out to a proper investment manager for guidance, they’re better equipped at understanding market patterns/movements and adjusting portfolio to match up with these market trends.

I was born and raised in Beaufort SC? I lost my home to a fire a few years back? And I miss SC so much! I currently reside in southern Ohio it’s cold as crap here! I personally don’t like the cold myself .

North Augusta is an incredible town with very little traffic but has all the amenities within a short distance. We bought a nice home on the edge of the woods and with taxes and insurance our mortgage is $800 a month. No drought, no hurricanes, no forest fires, no earth quakes and mild winters. It was a great move and the folks are, for the most part, courteous and respectful.

This was pretty good. Anywhere around Charleston is the pits. The traffic is awful. Greenville and her surrounding towns are lovely. Ft. Mill is also charming, and known for excellent schools. I am staying put in Beaufort.

I think the only two major downsides of South Carolina besides the fact that it has some heat and hurricanes are high crime and poverty in a lot of areas. Other than that South Carolina is a pretty good state with a low cost of living, great people, a good economy, nice scenery, great beaches and things to do.

Greenville SC is very strange because just 15 or so years ago it was quite the dump with a Portland Oregon level of homelessness. Then people started cleaning it up and moving here. Bad thing is they didn't really do much to help the homeless here so it was really nice looking with these hidden population of naredowells. I think they have "cleaned" up the streets some in the last few years but it really xhanged the atmosphere after 9pm from bright vibrant fun city to "I'm about to get mugged"

@@Armoless The only people that can help the homeless are themselves. They don't want to get a job or a place to live and spend their money on necessities. They make a decent tax free living from begging and spend it all on booze and drug

@@PaperMakersAdeludedbroad No. Much of the homeless population is that way because of mental illness or abuse, self inflicted of escape from another bad life. We can help the homeless in many ways. It is just sad so many choose it and our "leaders" choose to aid that lifestyle rather that truly help them out of it.

You're only making excuses and trying to justify them not wanting to do anything proper with their lives besides sleep under a bridge, beg normal folk, steal, drugs and drink. There are plenty of options out there (especially where I'm from) that these people can get help, shelter, food, and still these worthless humans still choose not working and begging, over taking the appropriate steps to correct their lives. You're enabling it and trying to put the strain on the government and normal people. Acting like the homeless have absolutely no responsibility for themselves. Pathetic and you're part of the problem.

I'm from N.Y. but my Mom's side lives on James Island, S.C., close to the beach - with downtown Charleston about 5 miles away. Very, very nice little town. Went to the Tiga Cay lake once, as well. Great place but expensive. Fort Mills, SC is probably more affordable and is the home of Pastor Rick Joyner's church, MorningStar. Very nice areas in S.C. Thanks!

I live by Lake Murray. Moved here from Atl years ago. I love it here. The towns are IRMO, Chapin, and Lexington. Not far from Columbia. Great Lake, shopping, restaurants, schools, etc.

I think Camden, SC should be on this list. My family moved moved here a year ago for military. Wonderful schools, downtown area has been taken care of. Lots of things to do and shopping for a small town. Oldest inland town in SC, also has a revolutionary conflict. Close drive to Columbia.

I live in Clover SC. Tega Cay isn't far from here. It borders with Ft Mill which I also used to live in Traffic is getting HORRIBLE in Tega Cay and the houses are expensive. It is a nice area but it is getting damn crowded. I moved from Ft Mill to Clover because the same house in Ft Mill was $50k higher in Ft Mill. I am talking about building the exact same house with the exact same builder. The biggest draw I have been told is the SCHOOLS. I don't have any kids myself but I have been told the schools here are some of the best in the state. They have been building houses around me like crazy. If they keep this up they will make Clover as crowded as Ft Mill.

I lived in Clover and for nearly 9 years from 2011 to 2020. Went to elementary, middle and most of high school their and the town holds a special place in my heart. I live in Jax, Florida now but miss that slower simpler pace of life when I was a kid growing up. And yes the schools are phenomenal the middle school going west on 55 towards kings mountain is brand new and the high school has any class you could ever think of. You should shoot on down to Victoria's on main street next to the traffic light and talk to some of the old timers who have lived their there whole lives.

Some nice places here. I am partial to James Island and Mt Pleasant, but surprised beautiful Beaufort did not make it. Maybe they scored poorly in HS grad rate, but it isxmy favorite - roughly halfway between Charleston & Savannah - about an hour or so in either direction. I also like GVL, so your #1 is probably a good investment.

Same for myrtle beach. I lived in myrtle all my life but the housing boom here and how quick its growing is pushing us locals out. We cant make a living and compete with the people moving from up north.

The funny thing about Mauldin is that it's so close to Greenville that there's a Mauldin Road that you can get on in Greenville and be in Mauldin proper within 10 minutes. Mauldin is its own city, but because it's so close to Greenville native residents just treat it like it's Greenville to the chagrin of Mauldin residents, LOL. 😂

I was born in Charleston. I grew up in Charleston and Mt. Pleasant. Recently I moved from Summerville to Alabama. We got hurricanes or floods every single year for six or seven years in Charleston. Real Estate prices are outrageous. Traffic is awful. People who are moving to Charleston will only like it if they are coming from Buffalo, NYC, or Washington D.C. I despise my hometown and the entire area. I could tell you where heaven is in northeast Alabama, but I don't want more people here! You get an amazing house here for fixer upper in Goose Creek.
