Answer: Do not buy a $1,000 house in Detroit. Sounds too good to be true? Because it is!!! This house was purchased from the Detroit Land Bank by a tenant of ours a few years ago. I've been waiting to post the video because I don't want to expose her for making this poor choice -- that's what I think! But I have been told in no uncertain terms that it's all a matter of perspective.
A Detroit resident who is struggling to raise her children with an income slightly above minimum wage saw this as her opportunity to never have a landlord again. This could be 100% hers for only $1,000. She understood that it needs some work. We bought a house she was renting. My husband and I buy houses in Detroit, we renovate them, we place a tenant, then we sell the property to investors.
The tenant in our latest acquisition told us she would move out shortly. She just needed to get this $1000 house to pass the Detroit Land Bank inspection rules so she could move in.
After a few months of waiting on her to move out of our house, I asked her if we could see the $1,000 house so we can get a better idea of how long it would take her to move out of our house. She kindly let us. When we saw just how much work it would need, I thought I'd be helpful and let her know that for that kind of money she could buy a fully renovated house with a mortgage. She did not appreciate my advice AT ALL! Her goal was to not owe anyone anything for where she lived. Having a mortgage would be the opposite. She was actually pretty insulted by my unsolicited advice. I felt horrible. I crossed a line thinking I was being kind and helpful. I should have minded my own business.
We couldn't renovate our new renovation-project house with her in it, so we had to sell it. I let the buyer know the situation. It's been around two years ago now and we do not know how this $1,000 house turned out. Pat and I can't remember the address either, unfortunately. We'd love to drive by and see if she ever finished this.
The Detroit Land Bank has possession of 20% of Detroit properties. The good houses seem to be sold to friends and family of the DLB. They also knock down several distressed properties and sell the lots. Then sometimes they will auction off a bad property. The bidding gets ridiculously too high. But the lowest of low that they do is sell a house like this to a Detroit resident. It should be a knockdown. But it costs around $10k to knock a house down. Selling it for $1,000 and collecting years of taxes is better for the city apparently.
Our tenant who bought this house was always under DLB inspection deadlines. You can see where the walls are open to expose her electric wiring. She had even bought a new toilet and fixtures for the bathroom only to have them stolen by her handyman. Her first electrician robbed her blind too. She seemed to be a target in so many ways. And she is the nicest woman too. She works in adult care facilities and risked her job to expose their sexual predator hiring practices. She does yearly backpack drives so the kids of Detroit have backpacks every fall. That's what she was doing the day I filmed this two years ago.
I hope things have turned out for her. I do not know. I'm afraid to ask after I really insulted her with my suggestions.

$80,000? At 7% amortized over 25 years, that's $565 a month. And the result would be a renewed house. And if you could do some of the work yourself, costs would be lowered dramatically.

​@@mnight207 Where I live, this property would be worth $500,000. In the shape it's in. $80,000 seems like a super-bargain, from the perspective of this property as a residence rather than an investment.

With ANY home, you have to make the determination if it's cost effective to repair it, or have it leveled and start from the ground up. If a house has good "bones", you can do a lot with it. The one thing that really bothers me, especially post-covid, is that house prices and interest rates soared out of sight, to the point that home ownership has become a dream that MANY will never have. And to have soooooo many areas of the US with property rotting and falling down....and even people forced to live on the streets.....it's criminal what our country has devolved into. If America doesn't make some drastic changes with EVERYTHING, (growing, manufacturing, investing, and independence from the world) the future looks very bleak. Our great grandchildren could be speaking Chinese if we aren't careful.

I did some research and cracked block foundations are common. In the old days, the block foundations were put up without reinforcing bars and cement fill, and ground pressure caves them inward.

@@MoniqueBurns I inherited a house like that. My dad somehow found a way to shore up the structure while he knocked out the collapsing blocks and then cemented in replacements.

Even the HGTV show about the guys buying house's and redoing them aren't in neighborhoods like this, no one would want to live in a neighborhood like this, I doubt it would even be safe

Don't say NO ONE! There are people living there and the woman who bought the house wants to be there. Besides the freeway, it's pretty quiet. I really offended someone once saying that. She let me know with all the vacant lots, it's the most peaceful place she's ever lived. Oops!

@@MoniqueBurns only thing is I watched the news story about a retired woman who was in her long time home and she was the only person left on her street and how unsafe it was, windows barred from the inside and multiple locks on doors , she was wanting to move at the time of the News story but was waiting for a opening in a senior apartment

People don't buy these houses to live in, people buy these houses with the hope that in 20 years, the area will go through gentrification and these houses will be bought up by developers hoping to build luxury apartments or condos.

I would buy it for 1000. Only if I could bulldoze it and scrap what’s left for a profit. Lol. You wouldn’t need a huge profit either because there are 10’s of thousands of homes just like this one in Detroit. Selling Detroit as a good place to live is comparable to the greasy used car salesman selling clunkers and saying there is nothing wrong with them…. Born and raised there.

I guess I don't know. I've never bought a land bank house. The land bank sells them instead of paying all the money to knock them down. There are so many vacant lots already. Why would anyone buy it for $1,000 and pay another $7,000 to knock it down to build on it? And there are "used" houses for sale cheaper than building material too. It's hard to fathom compared to other cities.

It's only $1,000 so of course it "needs everything." A broken foundation is definitely a big issue but the rest comes standard with the $1k price territory. And personally I don't see much wrong with that location. Lots of beautiful trees, green wide open space... Just block the freeway view and you're good to go. I can see why a quick fix renter wouldn't be interested but that doesn't mean there's no value here. These homes (minus extensive foundation work) are amazing for people willing to put some sweat and elbow grease into it themselves. Sure you'll spend years fixing it up, but at the end of it someone who wouldn't normally be able to afford a home finally has one. At the $1k price range this is completely reasonable.

Alot of these houses need everything. If the foundation is pretty good. It can get rehabbed.. I have a landbank home. It's not as bad as many make it to be. This will be my first home. And I'm happy I'm able to do what most are scared to do. I'm a homeowner and it's mine.

It IS sad. But there is also all kinds of investment opportunity for people who know how to renovate all these beautiful old houses. Lots of people who couldn’t otherwise afford to buy these houses have been able to. I don’t like it that the Detroit Land Bank does a dirty deal like this though.

It's happening to a majority of cities across America..it's not covered much, a d also across the world. Lookup poverty in Kentucky or the UK...and you will find houses like this with people living in them. Plus this is not all of Detroit, just the blighted areas.

I don't know the rules of the land bank. It's about $10,000 to tear down a house. A container house would be better, for sure. Great question. You're better off buying a vacant lot and not dealing with the teardown expense though. The Detroit Land Bank avoids tearing down houses. They would prefer you buy them and donate them money and you deal with the eventual tear down yourself.

I’m not sure what the intention of this video is.? If you buy a house for $1000.00 what exactly are you expecting? Of course it’s going to need major work to bring it up to living standards, but trust me when you are done you will have a house customized to your taste for less than if you would have bought an already renovated house if similar size and location. 100% cheaper to renovate than to buy move in ready.

I'm fairly certain many of the estimates were on the low end in a few of the areas. I couldn't get a total feel for the size of the roof, for example, but I seriously doubt it was going be 10k redo. In fact, I'd say it's closer to double that amount, even on a modest size home.

@@kevinmach730 We did a roof redo on a slightly larger house. I think we spend CAD$6000 on materials. I lugged 70-pound bundles of shingles up a ladder, balancing them on my shoulder.

Someone who bought a $2,000 Detroit house of similar size spent $25,000 rebuilding the block foundations. He put up a KZbin video detailing the work.

Who do you mean has all the money? We're so polarized right now, it depends who you ask. I think it's the people running the Land Bank and their friends and family who get the good houses. The struggling single moms here are not the priority. Also the more the government can control housing, the more the government can control the people. It's very non American!

The upstairs room could be up to the apex…….this would be a builders project in the uk….the cost would be off the scale for an unskilled homeowner…a nightmare for the cash strapped unskilled homebuyer..it would put the average buyer into the bankruptcy court..

It's about $7k-$10k to get it demolished. You can buy a "used" house in Detroit cheaper than putting up a prefab home still.

Everything is just 2x4 I'm not quite ready to move just yet but I think it's inspiring the opportunity out there and the older architecture
