The UpperEast House where you were taken to talk about real estate. Is a replica of the old White Guest House that stood in the area when it was a Sugar Mill and afterwards. The House was the home of the Araneta Family that owned the Mill. They own the Araneta Coliseum and Araneta City in Cubao as well as all the PizzaHut and 711 in the Philippines. A relative of theirs and also an Araneta is the current First Lady of the Philippines, her father who grew up in Negros, worked in the Sugarmill that is the Upper Eastside of today . I just got back home to Canada from the Philippines, the family house is in Binan Laguna, about 30 minutes south of Manila. But we've never lost electricity in that area, and I was running the aircon in the bedroom 24/7 .... lol. So it got turned off yesterday .... ha ha. But it was my first time in the Philippines for new years and that was a sight to behold. Man, the Philippines sure knows how to party ..... never seen anything like that in my life. Every single neighborhood out having a street party and fireworks on every city block ... I was amazed at how much fun it was !!

Not familiar with Bacalod. The prices you quoted seem to me way out of proportion for this country. I have been to the Spanish Riviera and you can buy a 70 - 90 SQM apartment with a view to the sea for less. Also true for most European country. Think the problem with condo prices all over the Philippines is the fact that are a few companies building and they tend to control the supply. Truthfully, even in BGC where I currently reside, I wouldn't pay more than 8 million for 50 SQM. Just my opinion but seems to me that Thailand and other Asian countries are much more affordable. Too bad for the locals that have to be priced out constantly. Michael - good luck and wish you well. You are a good vlogger.

There's a property in Manville Royal that accepts long-term stay it's in Tangub, Bacolod City. Although it's far from east side but near the old airport property( soon to be developed by SM and a potential new SM Mall to be constructed) and adjacent to Goldenfield( nightlife of the city).

Per square meter, it rivaled the price of my cousin's Velaris condo at Bridgetwone in Manila, which was purchased in 2020. And that's a lux condo with world class amenities. My concern is the power grid. You will be miserable in that condo in sweltering heat most nights because there will be no power most nights. The Philippines need to PRIORITIZE power production in order to grow economically.

I visited Bacolod in May, 23. I rode a motorbike there from Dumaguete and I have never been hotter in my entire life. The west side of Negros is very flat in the northern 2/3 and mostly a sugar cane growing area. The mountains were quite a way east of the city. I visited a sale centre in the downtown mall and the prices they were asking for a ""proposed"development on the water were very expensive. It is not a place I would retire or visit again.

Hello, I have been seeing your videos before. I just happen to view this because it says "Bacolod." I was born and grew up in this city, my childhood home is less than kilometer away from Upper East - that is a residential area which somehow became the "in area" of Bacolod starting the last decade. I am a bit surprised at the condo price, +/- 600 square meters at Php 13+ million? That is already NYC 2021/2022 outer borough price (I am in NYC now). Rentals in BGC/ Makati are also between 30-50. Wow!! Ridiculous if I may say. I hope that price corrects. All the best to you, Michael.

Those condo prices are ridiculous. A quarter of a million US for a small 2 bedroom condo? You can get twice the size for a third of the cost in Thailand, and the quality is much better.

The Visayas are in the middle of a speculative building bubble. Once all of the condos are built in both Iloilo and Bacolod, the market will be oversaturated, and the price will crash. But that will take +4 years. Power will still be a problem nationwide. The Philippines isn't wealthy enough to build and fuel the necessary power generation facilities to meet peak demands. Cebu and NCR will be the least affected since they paid for most of the power plants and have priority on electricity generated. That's why everyone else goes dark before and more often than them.

@@ThatPhilippinesLife The China money is gone and never coming back. China is in irreversible economic decline and PH doesn't want anything to do with them, for obvious reasons. The Philippines even evicted all the Chinese living in Cebu running online gaming operations in Cebu. Condos don't publish actual occupancy percentage, which is much lower than purchased rate. So, it is difficult to determine how many are being purchased solely as investment. But, if you look shortly after sunset at a "sold out" building, you'll be surprised how many are dark.

I spent 30 days in the Philippines and am now in Thailand. The homes in Thailand are much better quality of construction and way more inexpensive. Next week I and my filipina girlfriend will check out IloIlo as far as a possible retirement destination. The condos in the Philippines are overpriced and undersize. I will be looking at existing homes and maybe upgrade it to more of a western standard (solar panels, bathrooms, kitchen etc.). I prefer the Philippines over Thailand because they speak english and I love my woman.

I have been in Dumaguete now for a year and quite happy here. The massage you were seeing I believe is the blind massage. That is the people doing the massage are blind and there is one in the Robinson Mall as well. Not much going on after 10pm except on the boulevard. Casa Blanca has very good food as well as Bogart's (Game on Sports Bar) as well as a few other places on the boulevard. Kayong Inn is a good place to stay. I stayed for 2 weeks before I moved into my apartment and it was very nice and the staff very helpful and friendly. As for the vendors on the boulevard that is a Christmas time thing and I am sure they will be gone by the end of January. Have fun exploriing

The agent needs to go find out what the price of the units are selling. I am guessing you got the foreigners price. In the US, new construction is price at a 18% to 22% mark up. I believe about 300% or more markup in the Philippines. I feel sorry for anyone paying the inflated prices of what current condos are selling for. I was told that resale unit could take 2 to 3 years to sell with most buyers offers coming in low ball.

Western foods is not available in all Visayas region, unless you live in Dumaguete. Unless you have a garden, in your house, you will prepare a healthy food. Most of them are cooking deep-fried.

Not everyone makes $8 a day in the Philippines most businesses are owned 100% by Filipinos plus doctors, lawyers ect. Keep in mind how many workers in your home country that work in fast food, basic jobs can afford condos where you are? I paid $2500 a month for a tiny studio condo in Canada only executive level wages could afford it. It's all relative

At these prices, it's bordering on a scam. You gotta look at the whole package, including infrastructure, roads, public transport, utilities. Maybe two years down the road there's not enough water pressure? Where do all these people drive as soon as 60% off all owners have cars ? What about sewage? Environmental issues? I got a feeling few people are asking these questions.
