@compadan when Polly and Esme had an agreement, it only means that the joint tenancy changes into tenancy in common. But it is not stated that it is bought yet, so Polly still owns it until the Esme buys it, which is not the case. So that in the table, Polly and Esme still have the same share (3/8)

Correct. They had 6/8 as joint tenants so the severance gives them 3/8 each. I believe that is what the table indicates.

Are you able to explain why the trust for the parent are under a constructive trust not a resultant trust? I agree it’s a constructive trust for Boris but not sure why the parents though?

This video is very helpful thank you. I do have a question though: - after Polly severs, how come Esme does not remain a joint tenant and Polly and Grace are the tenancy in common. So basically, why do PEG all become tenancy in common? Thanks in advance
