I have no idea who can afford the last apartment, but if I could live there it would be my dream NYC Apartment instead of the first one, which is the only one in my price range.

So... you need be making $80,000/year to afford a small, plain studio in NYC, and $280,000/year for a large 2 bedroom, 2 bath. In my part of the US, if those were the prices here, most of our teachers, police officers, firefighters, highway workers, store clerks, servers, etc. would be living in tents. Rents in NYC are just unreal.

NYC is one of the playgrounds for the rich. Lot's of millionaires and billionaires (1/2 of which don't even live in New York year round) have driven the real estate up to crazy prices over the past couple decades. And there's a crazy amount of demand to live in NYC.

The people you mention, teachers, police officers, firefighters, highway workers, store clerks, servers, do not live in the areas that Cash features. They live in areas with a much longer commute, or a lucky enough to "inherit" a rent controlled place from a dead relative. The New York Times once again has a Sunday jobs classified section. Four pages of tiny print. Most of the jobs are well over $100K, but require college, MBAs or several years programming experience. I saw one for a programmer that paid $250K+ for 3 years experience. Stay in school if you can.

I've lived here for 20 years. Prices are absurd, and it's not because space is at capacity. Many luxury apartments sit empty. The problem is with greedy landlords and investment companies that are so rich they can sit on property for years. Then they cry poor and get a bailout.

GREAT to see Charles again!!! Okay... ya know... I think I could actually work with that $2k/month studio! It's all about buying the correct furniture. A convertible couch/bed futon, a 2-chair dining set, an ottoman that can convert to a twin bed, and just maybe a small desk & chair for a home office would fit too. One would have to think of a "Junior suite" hotel room. I also liked the second offering by Charles--the 2-bed/2-bath, BUT not at $7K/month, which is probably market rate. If it was $5K-$5500/month, then I would REALLY like it. I definitely preferred the $10K/month penthouse more over the $25K/month cavern! The latter was a definite "NO" for me and not because of the furnishings--although I did not like that either. All I could think about as we toured the place was the costs of heating and cooling it. There really wasn't anything redeeming about the place for me.

Cash I love how you manage to put a positive spin on everything. @4:06, I like that the kitchen is not part of the living room, but the flat is rather basic for $7,000 per month. @7:22, the landlord really cheaped out on the kitchen. Should have gone to IKEA for something better that will last longer, too. @10:47, how can that legally be a bedroom without a window? The last place has small hotel vibes about it.

$2K a month for the 1st? Well it was an elevator building, albeit with a broken 1. Sure hope it gets fixed soon or else it's just another NYC walk-up. Who stole the sink sprayer from the kitchen sink? & i loved all that overspray on the tiles around the tub but you gotta protect the faucet at all costs!. Other than that, it wasn't a terrible place but only 1 closet?? Omg that's not good. For someone just starting out with minimal furniture, other than the price (which is "normal") it's not bad. I really liked the 2nd place, except for the price. Definitely a "market rate" rent but really more worth $5K. The 3rd at $10K? I wasn't crazy about the angled living room & master bedroom. I've already forgotten if it has a dining area. The terrace is so narrow i don't think any furniture would fit in it with walking room to spare. & the 4th. $25K in Brooklyn??? I don't care WHO originally had the place. It did have some interesting features but i found it cold & soulless. I did love how closely Cash was "supervised" there. His crash & bang rep definitely preceded him! But great as always to see Charles & price comparisons

NYC outdoor space is useless for 2/3rds of the year. Don't count it as "living space". The bigger roof gardens require lots of work lugging dirt, pots and trees/plants up there.
