One of my favorites so far. Most plumbing is on interior walls, making it more winterizerable. The Kitchen is visually seperate from the living room, allowing a bit of entertaining seperation and you can leave the meal behind and relax in the living room after a get together. I would extend the livingroom out and delete the front porch and square off the entrance into a vestibule for a weather break as you enter the house. Over all an excellent design that is very adaptable for many latitudes.

That's the master bathroom: the one with the tub and the shower. It serves both rooms. It already has a half bath by the laundry room.

Usually, adding a basement to an existing plan like this one is close to trivial. The major decision would be placement of the stairway down to the basement, most commonly down a few steps to an outside wall, where there is a door at grade level to the outside, then down to the basement level. Local codes might require two exits from the basement, the second one by an outside (possibly covered with doors) stairway.

I LOVE this design, including the large covered rear patio. It's a fantastic design for 810 SF. I like the fact that this living area/kitchen design is not "open concept". I might see if 2 ft. could be stolen from the kitchen and added to the LR. I would probably make a banquette eating area in the kitchen (ie, rotate the table 90 degrees against the wall) in order to make an overhang to the island to allow for 2-3 stools. I think 1.5 bathrooms for a house this size is just fine. I'd also probably have just a large walk-in shower instead of a separate tub and shower. But other than those minor tweaks, I love this design and could very happily live there 😘

I like it. I would prefer all closed cabinets in the kitchen - not a fan of open shelving in the kitchen. I also would change the faucet in the bathrooms and use closed shelving in their as well. I could make this house work for me.

Thanks for another interesting home design, Jasper. A couple suggestions I'd have: Use a bigger window in the second bedroom and convert the rear kitchen windows to glass doors so the back patio area could be opened up in good weather seasons to expand the living space. Otherwise I think this layout is very functional and practical. :)

Indeed, a very beautiful design which shows its roots in a style popular at the beginning of the last century in North America. Exactly as shown, it could be placed in just about any neighborhood with century-old houses and fit right in (and, of course, in many neighborhoods of other periods!)

Actually there is a way to make a second full bath by reconfiguring that laundry layout to be an ensuite opening up that wall area around the 1/2 bath and adding a shower stall to created it with that second bedroom. I would have extended the length of the home from front to back in order to do that rearrangement, pushing that laundry area as a mud room off the back of the home into a short L shape and moving the door to the end where the breakfast nook is, creating a French Door opening onto that back patio and all. I used to do blueprints in college, so I think I'll play with that idea a bit. Not a fan of a tub myself, so I can see how to switch it out to incorporate a wet-style shower horizontal to the toilet and sink in the front bath which would open that space up by eliminating the tub, or something of that nature. Ideas, ideas, ideas...yea. Thank you Jasper for your inspiration.

Excellent house!! Two things I would change, The island in kitchen I would remove, It's too clunky and wastes space, The wall with the floating shelves I'd make that a half wall to connect better with the living area.

Nice little home for 1-2, but with 1 bathroom for 4-6 (sleeper sofa), it could become my nightmare! Living room is a bit on the small side, I prefer a 3 BR, 2 full bath home. Retired but would have guests that need to feel at home and not crowded. I do not want a self or roof venting dryer either.

I feel like view from the laundry room is wasted, and the back bedroom gets the short end of the stick with only the small, high windows (which where I live, is not up to code). I'd move the laundry room up towards the front and give more windows to the back bedroom.

How do designers think that a window in the bathroom is a good idea? I don't want my neighbors looking at me on the toilet or naked taking a bath. The space left of the sink is dead cabinet space. There is no way you are going to be able to use that space for storage. Where is the HVAC system. The rest of the place is designed well. I love the laundry room being a mud room too and the half bath. I don't like fireplaces so I wouldn't have that installed.

I love the house but it is not elderly or disabled friendly. Elderly (at least me) can't' step into a tub like that. That's a fall waiting to happen. Items (tub, toilet, sink) are to close together. Not wheelchair or walker friendly. Front and back porch seating areas - no rails for safety. Kitchen has a wonderful layout, just needs a little more space to maneuver around in. I love the idea of the house. However, to many opportunities for accidents. Up the square footage to say 1,200 or so and I'd say you have the perfect cozy house.

Front room is to cramp. Preferred one nice bath, dont want guest walking through laundry area. Would preferred more living space and less laundry room. Perhaps just a stacking set for laundry. Front room looks uncomfortable for having guest
