Alter! Nearly 9 out of every 10 counties in California have posted a decrease in home prices from a year ago. This leaves only 7 counties that have recorded a gain in the median sold price from 12 months ago. This is part 3 of my 3 part video series for the California Housing Market in part, based on my own analysis of the California Association of Realtors’ (CAR) data. In today’s California real estate market update, I share a report at the county level because there’s some very big differences regarding home price changes, housing inventory, sales and more. To give you a quick mortgage interest rates update, according to the Mortgage News Daily the average 30yr fixed rate mortgage is around 7.1% for the current mortgage rates (at the time of filming this video for those with excellent credit).

I live in Los Angeles, I make 180k a year and if I want to buy a simple 3 bedroom house in a neighborhood with median income of 80k I have to pay over 50% of my income, it doesn’t make any sense.

My Uncle & top Century 21 Agent for Sonoma County said the market 3-6 months out WILL continue in a steady decline if gov intervention, incentives and/or stimulus & low rates aren't available for potential homebuyers. Forebearances, moratoriums, student loan forgiveness, stimulus & low rates caused massive housing market distortions that will need to be straightened out due to current imbalances

Same here in my area, prices jumped $700k in 3 years to $1.5-$2 million average. Meanwhile prices dropped by a measly $5,000-$10,000, WTF?!?

This is a possible explanation I have pondered here publicly before too. Historical price analysis on a house-by-house basis would be the only sure way to know. Not sure the data would be worth that enormous effort.

I thought that might be the case as well but if you look at the Redfin data center one of the fields they have is sales price per square foot of construction and it shows that people are in fact paying less for the same size home. Although I think you are right that affordability is pushing people to buy smaller homes. Maybe @JasonWalter1 will make a video about that at some point.

Just looking at the sale history of all these houses that were bought for 45% less 18months ago. All the rubes watched too much Chip and Joanna during the plandemic and all decided to flip houses

In Santa Barbra county you can have a month where a few 10-100 million dollar mansions do sale or none sale and it completely shifts the average numbers. Meanwhile in the northern part of the county is where the more affordable homes exist for people who work in San Luis Obispo county or work the lower paying jobs within Santa Barbra county. So it can have a lot of crazy month to month average home sale fluctuations.

G S 1 second ago Florida is becoming like California - prices still DOUBLE comparing to pre-pandemic. My father was planning to sell him home in New Jersey and retire near my area in Florida but he decided to stay in New Jersey since the property taxes for a new home in Florida would be similar to taxes he pays for his old home in New Jersey. Also the home prices in Florida same in some places of New Jersey, so he would not save any money by moving to retire in Florida.

My above asking offer just got passed up because supposedly they wanted a local lender… I have been a public servant in my community-I am hyper local. My lender is not. Why? My last local lender didn’t know enough so my sister a realtor in sac recommended her best lender. Meanwhile I saw the very newest listing in my city-sold in march for 300k (very tiny in a bad neighborhood) and is listed with the same pictures for 375 in 2 months due to low inventory they expect to turn a 75k profit. I feel like housing should not be allowed to be so profitable but then the government would be in charge…not sure why the world got so upside down that an essential is now a luxury.

It is honestly amazing home prices are staying up as much as they are with sales down -40% year over year. Normally that coincides with massive price decreases.

I hear ya! I have a client looking in Folsom and it's frustrating because new listings are scarce and the homes that are priced right are getting multiple offers despite these high rates.

State Farm, one of the largest insurers in the country has just announced they are no longer offering home insurance in CA. I’m sure other companies will follow since they don’t want the added risk of all the homes State Farm will not insure. I wonder if this will have any impact on the housing market there.

I live in one of the beach cities in So Cal. I have not seen price drops nor many homes up for sale in my area. if zillow is accurate which I'm sure it isnt, I have $600k equity in my home. there is nothing for sale for $600k except maybe some lower end condo's. I'll stick with my 2.75% mortgage no matter what the market does. My monthly payment is $1100 and a comp rental is 3x that amount. Even in this market my investments earn more that 2.75% so is it even worth paying off my mortgage? That is an actual question.....

@@jayk3551 If you have ever looked for a job, you will have noticed that you only qualify for a very small percentage of open jobs. that is because most jobs (aside from certain low/no skill jobs) require a couple years of experience and/or education for them to even think about calling you for an interview. And they often want recent experience. There can be labor shortages, but you have to ask, in what? You could have a shortage in 10% of the job categories. And they could be low/no skill jobs. But if the economy goes into recession, and skilled and highly skilled jobs get cut, then those people aren't going to go out and find a job as a janitor or burger flipper. They might at some point, but not for at least a few months. And even if they do, their incomes go from 50-150k a year to 30-40k a year. If you were an adult from 2008-2012, you can remember how that was. Many jobs created were low paying and/or part time. The unemployment issue lingers for years after the rate goes up. And when the rate goes up, it goes up quickly and predictably during a recession. If you are curious, then google long term unemployment chart. There should be one with shaded areas for recession. The pattern is easy to spot.

@@jayk3551 I think I already mentioned that there are in fact labor shortages in certain industries. I was trying to explain how there can be shortages in certain industries AND high unemployment. Many people in industries that may have a weak job market, will not be deciding to drastically change careers. They would prefer to wait it out, rather than start at the bottom of a totally different industry. The big picture here is that when there is a recession, more people will be unemployed or have reduced earnings.

@@jayk3551 I would say we’re technically not in one now since unemployment is low (according to what they say a recession is now) The last mini recession was 2020 when unemployment skyrocketed from Covid shut downs

Prices aren’t going anywhere until there is forced selling in the market. There is no inventory and people are not moving house with a 3-4% mortgage if they don’t have to.

I been following some of your videos. Not sure why real estate KZbin channels are failing to understand that the houses are pumped up since pandemic 2020 like 200k in expensive states and slashed 20k. For inexpensive its 100k and slashed 10k. These graphs doesn’t mean anything.

Since the stocks are low the investors went shopping spree on housing which caused the turmoil which we are in now. If the stocks go up there will be much more options to invest on and there might be a change in People's mindset on investing. This is just my theory.

There’s no “problem” with prices going down unless you need to sell and you purchased near the peak. We need affordability for buyers, renters and the overall health of the communities. With so many 2nd homers, flippers, short term rental and corporate investors “playing” the market, prices have have risen way too much in the last five years. Housing for communities not profit please. Pretty please.

Maybe Bay Area, maybe inland. I’m in Westlake Village which borders Malibu and Calabasas, house prices still getting 3-4 offers and going into escrow. I’m an agent also, seems to be way too much money out there for a crash. Hopefully prices drop 👍

😂A lot of folks refinanced in the 2’s and 3’s, some took money out and bought other real estate also financed in the 3’s. Most of that property can be rented and cover the cost of funds so many of these owners have no interest in selling. Result is there’s not a lot of homes coming on the market. As companies leave California, that may drive transferring employees to sell, but a lot of workers can still telecommute, so even if a company leaves the state, many of their high income knowledge workers can still stay put. It’s going to take time for more people to leave California and they’ll be leaving, I think, over quality of life issues more than any thing else. Poor schools, traffic, crime, noise pollution, etc.

Do a report comparing avg wages to mortgage/rent expenses without other incidentals. This equals a very high rate couple that with inflation will brake our families. Even with lower mtg rates it was hard for young families. Thanks. Stay with it we like the facts just the facts.

​@@mrxiong2567 the recession is here watching many things I enjoy drop in cost. Supply is stil high from pandemic spending and now demand has slowed. Cost of things got out of hand now we watch it all go back to normal or maybe even a little cheaper. Real estate will take a bit longer than other goods but it is looking ripe for a correction. 40% of all mortgages were taken out in 21 and 22. While some buyes like me are still waiting on the sidelines most jumped in when intrest rates were low and are now struggling with those high value payments and the cost of everything else rising as well. Gonna be a crazy summer and next couple years.

Yes a home in Laguna hills went from 2.3 million to under 1.5 in a matter of weeks while Austin is going up the Exudus is stinging CA hard Newsome needs to go!

2b2b rentals are listed for 4200$ in Fremont California. I don’t think they go down anytime sooner, it will be new normal. I have seen people waiting with blankets from 5am for new home.

Home values continue to decline in my area, Bradenton, Florida. My homes value has declined -18% since January. Can the government step in and stop home value decline? If not, my husband and I are going to walk away from our mortgage. We purchased in 2020.

As long as they are able to work and stay in their home for awhile theyll be ok. California's value is pretty resilient and will go back up. I'm more worried about everyone in the Midwest who bought this yr. There's very real reasons why it has been historically "affordable."
