Miss Me-an, thank you so much for this highly educational video. I had no idea that any of these green certified developers/housing loans exists. Whilst I'm not yet in the position to buy a house rn (currently still in college), it's still super helpful to have these information for future reference and/or to recommend to other friends/relatives who are looking for housing din. Good info. The problem with real estate in the PH compared sa US, are so many requirements without taking much consideration sa borrower's credit score, ability to pay. Developers/lenders seems to collude themselves and focus more on income, capacity to pay. Thus leaving borrowers less options for best financing and their rate is fix 5-10%. While you wait for you house construction to be done 1-3yrs and you're already paying them, without enjoying and living in the house yet that you're paying for. Unfortunately, we live in a country where nothing moves fast and bad business practices and customer services. How do people here put up with that? Patience, I guess! In 2015, I bought a preselling lot 269 sm in Cebu. This year on July, it's paid in full. But the developer said, they'll issue the land title until next year. Is this a normal transactions here for most developers? They're not even close to developing the lot area for subdiv housing property. If they move so slow, maybe another 4-5 yrs. Is there like a regulatory practice for these developers, if they don't deliver on a reasonable timeframe? What recourse can the buyer get, if any? Thank you.

Hello, I think the lending institutions here are strict with the requirements so they certainly take into consideration the borrower’s credit score and capacity to pay. Developer and lenders need to assess if a buyer truly has capacity to pay so they ensure that the buyer won’t cancel his purchase. Regarding the lending rates, it is influenced by BSP’s key policy rate which is of course, influenced by macroeconomic factors. Anyway, with regards to waiting for the house construction to be done, a buyer always have an option to purchase a pre-selling house and lot, resale lot or have your own home constructed. And when a buyer chooses to purchase a pre-selling lot, that is where the reputation and track record of the real estate developer is important. As for your dilemma, subdivision and condominium buyers have rights under P.D. 957. If the real estate developer fails to deliver what you paid for, you are entitled to a refund. You may file a complaint at the Human Settlements and Adjudication Commission. I’m actually making a video about it so I hope you stay tuned 😊

Pwede po Pag-IBIG loan or bank loan though maiksi lang ang loan term kaya paghandaan niyo lang po na magiging mataas ang monthly amortization niyo. As for the BALAI BERDE program, gaya ng nabanggit ko po, kailangan ang bibilhin niyo po ay green project 🙂

Maam tanong ko lang, natapos ako mag DP/Equity sa house&lot na nabili ko last 2021 pa pero natagalan sa pag process ang developer. Nung na aquire ko yung house&lot worth 1.2M+ lang sya labas na ang DP/Equity. This Jan. 2023 lang ako napa approved ng developer at worth 1.6M+ na ang Appraised Value ng house&lot ko labas pa ang amount ng DP/Equity. Normal po ba ito? Ang laki ng tinaas ng Appraised Value vs sa Total Contract Price? Sana po mapansin nyo. Salamat po!

Hindi po ba favorable sa inyo na tumaas ang appraised value dahil nag-appreciate ang value ng property? Ang masusunod po na uutangin niyo ay kung ano yung outstanding balance na nakasulat sa Contract to Sell niyo po with the developer kaya kahit tumaas ang appraised value, hindi dapat magbago ang kailangan niyong utangin 🙂

Hello, mag-submit lang po requirements then pag-approved, magbabayad lang ng bank fees. Pwede ko po kayong i-assist for free for your housing loan application 😊 Accredited real estate broker po ako ni BDO. Gross family income ang minimum sa P 50k ibig sabihin kapag mas mababa sa P 50k ang salary, kuha ka lang po ng co-borrower 😊

Kapag may buyer na po at ok na po lahat ng documentation, three to six months ang transfer process. Hindi ma-process ang papeles at bayad sa ibang bansa. Kailangan gagawin ang transfer process mismo sa Philippines at pupunta sa government offices na may sakop doon sa lupa 😊
