Hello po ask ko po. Sa property po nasa pangalan ng mama ko.ngunit noong2021 wala na po Yong mama ko . Ako po ang bumili ng lupa at pinatayoan ko po ng bahay . Declaration at ded of sel lng po ang may bawak Kami gusto ko po e transfer sa name ng anak ko . Bibilhin po ng anak ko ang property ano po Kaya ang dapat gawin .

@@OwnPropertyPH 2.4km away from SM, no potential to be a commercial lot (only 80sqm residential lot) inside a subdivision that will be developed in about 3 years. Sure na may title po kasi subdivided ung lupa (may subdivion plan pero under going pa mga papers etc). Thank you for replying!

Hi, hindi po kayang makita sa tingin lang po. Kapag may structure po, pwede mong sukatin yung length at width gamit ang laser meter measure para mabilis tapos multiply po ang length at width. Kapag vacant lot, recommended na mag-hire po ng geodetic engineer 😊

Kapag may napili po kayong lupa, dapat po iyon ay alienable and disposable for residential purpose tapos kailangan niyo munang mag-file ng miscellaneous sales application. Pero ma-approve lang ang application kapag qualified kayo. Kaso hindi niyo po natitirahan in good faith ang lote kaya hindi po kayo qualified applicant 😞

Hi, hindi ko po ma-cocompute without being able to see a copy of the Transfer Certificate of Title. You can just go po sa RDO na may jurisdiction sa lupa at ipa-compute sa ONETT officer 🙂

hello mam salamat po sa blog nyo sa tingin ko makakatulong po kayo sa akin , mag assume sana kami ng house and lot sa subdivision, assume po tawag dito dahil walang title ang may ari , ngunit may resibo sya na nagbabayad ng tax from 1995 to 2019 po. at isang papel na pangalan ng company na patunay sya ang may ari , yon lang po ang papel niya , pumayag sya na bilhin namin property niya , nasa Canada po sya nais nya na peperma sya ng documents ay sa internet lang daw ok naman sa kanya , problema namin pumunta kami sa notary public , hinahanapan kami ng titulo,, dahil hindi raw titulo yong papel na hawak namin , dalawang notary public na ang nilapitan namin ganon parin titulo parin niya ang hanap ,, pwede kaya sa baranggay ang ganitong problema mam , pano kaya kami matulungan ,, wala kasi kaming papel tulad ng waiver of rights at special power of attorney ,,Wala rin pong deed of Sale na papel na hawak ang may ari , sana po matulungan ninyo kami mam kahit sa payo nyo lang po ,maraming salamat po at God blessed.

Hindi po valid kapag pinirmahan lang ang documents via internet at dapat merong siyang ipadala na consularized SPA sa magiging attorney-in-fact niya rito sa Pilipinas. At bakit wala pa po siyang titulo hanggang ngayon? Sana wag niyo na po ituloy bilhin kapag ganyan. Parang manloloko po eh. Internet lang ang pirmahan, wala kayong contract at wala pang titulo. May tax declaration naman siya siguro po kaya kapag ganun, dapat pina-titulohan na niya po kung talagang siya ang may-ari.

​@@dongshengdi773 I don't know how you've done your comparison but when I've talked to US realtors, their listings are more expensive as buyers bid each other. Also, I've been to the US and I've seen that many of the cheaper houses are made out of plywood just so it is faster to build and they can add many rooms but it eventually gives rise to quality problems. On the other hand, the Philippines utilizes bricks and concrete which are more durable construction materials. China, on the other hand, is experiencing a decline in property prices due to market speculation and unsustainable debt. You'll need to read more 🙂
