Those pipes were for heating the house hence the old boiler and new furnace. The hot water heater is for heating faucet water. Most old houses have copper pipes for faucet water, but if they have galvanized pipe anywhere you're for sure drinking rust.

We moved into a hoarders house so I feel your pain with the wallpaper among other things. We started painting the house and when we got to the bedroom we kept on going, we got that bedroom 3/4 painted just to realize some genius put contact paper on the walls. It just started bubbling and peeling up, so we had to rip it all off and paint it again. Not to mention all the work that they personally did to the Electrical, Plumbing among other stuff in the house. It never sesis to amaze me the stupid shit some people do

Nah man, he payed what 40k for the place? Maybe another 20k for for foundation repair, another 10 to 15 for hvac. The roof was good if I recall, so far up to 75k. Everything else should be relatively inexpensive, especially since AC has shown that he can do a lot of the finish work himself. Looking at maybe 90 to 100k to get it really livable and dare I say nice. It looks to be an older home, and depending on property values in the area, he could probably flip it for a profit if he wanted to. Hey if you are doing AC make sure while you have everything open in the walls, insulate the ductwork!!!! It can sweat and do damage. Im not sure if anyone has mentioned that already. Im in the HVAC field. House looks good.

An easy way to cover the lath and plaster I would put furring strips vertically every 24" and attach drywall to it. Adds room to cover the hvac lines and still allows you to minimize the demo.
