Hyderabad market is not as scientifically driven as stated... its highly political and most of the projects are owned and driven by politicians, thus good political links will give us first hand inputs on which area is likely to come up and which one might go down. Land prices and growth are decided in political corridors....

9 or 10 years before the land prices were not hyped in the market but now if you look at land prices builders are selling out for way higher price than market which is the future pricing

Investing in land is fine but home loan means you have buy a flat or construct a house and home loan interest is floating which means the loan rate can change so your tenure or emi will change.

For" long term " very clearly House is depreciation value ( decrease) land or plot has incremental value. But normal public compares 50 lakh house returns with 15 lakh plot returns which sometimes makes us feel that house is more profitable. But No. Plot is more profitable. For the same 50lakh one can get 2000sq yard plot and get 25 apartments in future for long term investment .

How do I know if construction company if fooling me? They are selling as Saleable area to be 1980sft with breakup as :- carpet area 1237sft, external walls 80sft, balcony & utility area 241 sft, common areas 422sft. My doubt is about carpet area being much lower as compared to overall area am paying for. Requesting your advice! Is is under construction, expected handover in 2023. It's under Aparna Construction in Hyderabad..
