Damn Fantastic! I’ve always wanted to do this to my older mobile home. people telling me I’m crazy and say to just don’t do it to a trailer it’s not worth it and buy a new one well the thing is is I own this place so why not fix it up and make it look like how I want it instead of buying a place and paying up to 40 years on it... so I’ll just fix up what I have and make it look just as good as something brand new like you did in the video. TRX VLOGGER, when I bought that place a lot of people thought I was nuts, including some of my family and friends. But I had studied the local market for these and understood the possibilities. I had a vision and I pursued it. It worked out very well for me. Those same people that kind of made fun of me at the start were saying "Hey, I would like to live in a home like this" when it was all done. It even prompted one woman I know to sell her site built home and buy one of these. She banked a lot of money in the 'down-sizing' process. Go for it! :-) Thanks for watching and commenting.

I did a similar project years ago and was called crazy, too! When it was finished, I actually had people who drove by and stopped to comment on how beautiful it was...and I did it for a fraction of the cost of buying a new home!🙂

big2868, when we renovate these homes we like to make them look and feel like cottages instead of mobile homes. Many cottages are named, and we did consider that for this home. What came to mind was "Green Gables" as in "Anne of..." We did another one that sat perched high on a corner lot with a commanding view of the park. We thought about "Eagles Nest" for that one. :-) All in good fun, and a bit whimsical.

Anything can be done, but many states have laws against adding additions to an existing mobile home unless the home sits on a permanent foundation. Where I live, if the home rests on pillars (cribs), any addition, including a deck has to be freestanding so both the original house and the addition can move independently.

Hi, sarah. Thanks for watching and commenting. Congratulations on being mortgage free! :-) The freedom that comes with that is a good feeling. We are in western Canada. Unfortunately, I don't know of anyone in San Antonio doing work like this. As far as costs go, we live in an area that has very expensive housing. We don't disclose our costs for personal reasons, but I can tell you that after the renovation was done we sold this home for $230,000 Canadian dollars. We made a nice profit on it. :-) That was two years ago and the folks that bought it could turn around and sell it now for a profit.

Wow just beautiful, I currently own an older single wide with a slight domed roof. I wanted to put a new gable roof and extend it over to make a covered porch but was told by township that it cannot be done. They said the structural frame was not strong enough. They wanted me to basically make a carport over the entire structure. It would never look as nice, it would just look like a trailer under a carport. You did an amazing job.

Thomas, thanks! Appreciate you watching and commenting. :-) The soffit panels are aluminum. These panels are attached to 1x4 purlins screwed to the joists. The panels are attached to the purlins using a combination of 1-1/4" 18 guage galvanized staples and #8 x 1" plated screws.

I love watching this - It's probably my most watched video. Question about the original roof trusses. Are they 2x4 construction and did you have to add support to them before you hung them to the header beam? I want to do this same thing but my trusses are 2x2. Any recommendations? Gina, thank you for watching our videos and for commenting. I really appreciate it and am glad that you enjoy them. :-) The roof trusses in this home were a combination of 2x3 and 2x4. The framing for the new roof really did not add that much weight. It is kind of difficult to explain, but 75% of the weight of the roof over the old original unit is on the exterior wall between the original home and the addition, distributed between the original wall studs and new beams. The load is then distributed to the floor joists, the steel beam under the floor joists and ultimately to the cribs. If you have 2x2 rafters then some support may have to be added. You would have to consult with a structural engineer in your area for advice on that, and code compliance for your building jurisdiction.

Deathalone, I design, engineer and draw my own project plans. I have been trained to do this. If you are unable to do this yourself then I suggest that you try to find a good draftsperson locally to do drawings for you. You would be looking for someone with experience in building construction (there are different kinds of drafting). These are not complicated projects. You do not need the services of an architect and probably not a structural engineer.

I am doing my work and was not finding enough information about tying into my existing roof. My mobile home is on piers, but brand new. The addition is to be a well insulated and finished sunroom. Winters can produce cold floors on mobile homes. Do you know if DOW Tuf-R is ever fastened to the floor in between rafters in crawl space. It could invite mouse nests, but would seem to warm those floors in February.

They sell it at Home Depot, sheet of foam covered on both sides with aluminum foil, available in wide ranging thicknesses up to about 3" thick.

Beautiful job friend, you really take pride in your work, just got one thing I saw that I was surprised to see and that was no green board in the bathroom, now I'm old school and haven't been out in the field for years. So I know products change, so if it's still water resistant board in a different color, which for separating standard from water resistant it always used to be green, then I'll totally understand, if not then I gotcha ! Ha! Ha! , still the best I've seen in all of my years, well done.

The Messiah's Second Assembly, thanks for stopping by. :-) The tile backer is water resistant. We use a product called Denshield. It has a fiberglass coating.

rod, thank you for watching and commenting. In my opinion, I like un-insulated and well ventilated crawl spaces under these homes. There are those that would disagree with me. ;-) If your home is built like most of these your floor will have adequate insulation and there will be a thick underbelly material that acts as a vapor barrier. The floor will have as much or more insulation as your walls. The floor is the lowest area of heat loss. Next is the walls and the highest heat loss is out through the ceiling. This is due to heat naturally rising. You are not likely to see a noticeable difference in comfort or energy costs from insulating the skirting. Unless your home is fairly new and has had plastic sheeting laid on the ground when it was set up, or is sitting on a concrete pad, you most likely have bare ground under the home. There is constantly ground moisture coming up. If you seal up the crawlspace then this moist air is trapped. This can lead to condensation and moisture related issues under the home that usually manifest as mold. I like to treat the crawlspace like an attic space, since the floor is insulated much like your ceiling is insulated. I think that both areas should be kept as cool and dry as possible in all seasons. Since there is plumbing drain pipes in the crawlspace the exception to this might be living in an extreme cold climate, which I would say you are not. I think you are very similar in climate to us in the Okanagan. If the floor was not insulated and did not have the vapor barrier underbelly then it would make sense to me to insulated the skirting, but then I think that you would want to heat the crawlspace, just as you would in a stick built home. I do occasionally see people installing insulated skirting where we are, but they are usually folks that have recently moved here from colder climates. I suggest you take a look around where you are and see what most folks are doing there. Here, it is about only about one percent that have insulated skirting.

7:27 the original roof decking looks amazing how old was the original mobile? 11:18 too bad the greedy park didn't pro-rate the space rent as an incentive to finish the renovations on time.

Hi, Patrick. That original roof decking is from the early 1990's. It still had the original shingles. The decking was in amazing condition considering the age and lack of maintenance. We are in a semi-arid climate which probably helped. One thing about the parks, they are the boss! You want to play in their park you have to play by their rules. It all went well with them. Question: How were yall able to put your electrical panel in the same room as your hot water tank and it not be against code. Because per NEC you can't have water and electrical esp your main power source in the same room.

Hello, sinaca05. This home is a 1991 model, built in a factory in Canada. The setup there with the electrical panel over the hot water heater is the way it came from the factory. We did not change that. An interesting thing here is that the electrical panel and the HWT are actually connected. There is a ground wire from the panel to the water intake on the tank. They used the water line as a ground. Again, from the factory like that. In Canada, manufactured homes have to follow Canadian Standards Association (CSA) requirements. The design for the electrical is done by engineers at the factory and the design and installation is monitored by CSA inspectors, at the factory. When the home arrives at its destination site, any modifications then become the jurisdiction of the local inspectors and code. Thanks for watching, and good comment! :-)

The actual construction process of building the addition and renovating the original unit was about 8 months. The rest of the time was taken up with getting approvals, permits and conveyance. Those cribs can i build them as need more and how deep of concrete? When you leveled did you have to remove the gaslines and water from town? I'm in northern Alberta. You have allot more space to work under the home. Mine is only 19 inches.

Blendor Art, yes, you can build the cribs yourself. They are simply pieces of 2x4 cut 18" long and stacked 3 to a layer, crosswise to each other. The cribs are 18"x18". The last 3 layers sitting on the concrete pad are treated to prevent rot. Check your local codes. Some jurisdictions may require certain kind of wood. We were able to just use SPF grade. Here (in the Okanagan Valley in BC) the cribs just sit on 24"x24"x3" precast steel reinforced concrete pads, which sit on a compacted gravel base. In Northern Alberta you may have to go deeper to get below the frost. Frost is not a big issue here. Again, check your local codes. When we leveled we did not disturb anything around the bottom of the pile, unless it had tilted. Then we just disturbed enough to straighten the crib. All of the leveling was done between the top of the pile and the steel beams or wood cross beams, using shims. Thanks for watching and great questions! :-)

I suggest you get this priced out where you are. The long and short of the economics of this, at least for us in our area, a renovation like this costs much less than a comparable new home.

So additions are possible. What about connecting two together? Like two double wides connected to make an L shape. Or use a stick built portion to connect the two. What would need to be changed to the home to make it a modular/raise the roof?

This would only work if you gutted out both homes of all interior walls and plumbing and cabinetry. Then put the squares together. Then build your home how you want So... Might as well build a house.

sansaveria, additions to mobile homes in our area are very common. In fact, there are more mobile homes with additions than without. According to comments from some of our viewers, though, additions are not permitted in some places. As far as putting two singlewides together to make a doublewide, that is an interesting idea but not one that I would do. I would prefer to go the addition route. Although a manufactured home (aka mobile home) and a modular home are similar in many ways, the two are quite different. Thanks for watching and I appreciate your comments. :-)

Zach_alvin, I agree. It would be quite a project to join two singlewides together and do it nicely. Definitely possible, but for me, I would rather put on an addition as we did here. In this case we ended up with a home that looks very much like a house (small cottage) and the cost was substantially less than what a similarly appointed house would cost. This works well for where we are located.

Ignacio, some construction people don't understand mobile homes and what can be done with them. This kind of thing is very commonly done around here. I am not the only one doing this. You might have to search a bit to find someone to do something like this for you.

this is great!!!! I know you have to make the addition an independent structure but what do you put in between the unit and the addition to ensure weather proofing and sealing it?

Ah, wilsonroo16, I can tell from your comment that you are someone that knows what they are looking at here. Yes, you are absolutely correct that the addition must be an independent structure. Most building jurisdictions will not allow any additional loading to be put on the original mobile home, stating that the mobile home was engineered to carry only its own weight. So, we built the addition as an independent structure as far as load bearing is concerned, but the two units are lagged together to help prevent tear away (separation), just as any factory built double wide home is. Then, the exterior building envelope comprised of the siding and roofing is applied as if the structure was one. No seams or joints in the exterior envelope where the two structures meet.

@@BCRenovationMagazine I have a question that you may be able to answer. I have the small round close to flat roof....I would like to change it to a peak. I have looked at roof overs but am unsure if doing one would bring about weight concerns if i do it across the addition and mobile home giving it one complete roof...in this one it looks like you tied into the existing roof but I would not be able to.... it does not seem to be a concern in the ones I have looked at but I though I would check to see if you have done this in your reno experiences...thanks again

How about tie down (anchor) of the new addition to the ground. Here in Texas you'd have a problem unless you did so. The wind is such that pickup is a real issue. The original homes are anchored (now) with screw anchors with a sheet of metal driven in front of the screw on the strap side. So ground moisture cannot pull the anchor towards the strap. This is very important and I don't recall seeing any provision in your video for anchoring (unless I just missed it). Thanks.

Hello, A Day. Yes, I am familiar with tie downs. As odd as it may seem, tie downs are not required in our area. We live in a very temperate, docile, semi-arid desert climate. No hurricane threats and such here. The homes just sit on the cribs, which just sit on the ground. The original home had sat there since new in 1991. When we bought the home in 2016 it required only a fairly minor re-level of the original unit due to some settling. Everything here was done to local code requirements and inspected. its all about location, here in maine we dont need tie downs. but you do want a good snow load, my roof is 40 psf.
