Honest question. Do judges expect people to keep receipts for pots,pans, kitchen supplies, plates etc…. I don’t think I’m the only one that throws receipts away when I get home if it’s not bigger items.

Thats what I'm sayin. Its completely unrealistic to expect people to keep receipts for all the hundreds of little items they have in their home. But if you throw all that shit out and it has to be replaced, that could add up to thousands of dollars. These shows is one of the reasons why I started buying the vast majority of my stuff online either thru amazon or walmart. They save my receipt in my account so in case some shit happens and I have to sue someone I have proof.

I know people who don't have business expenses who keep their receipts. While I'd say most people throw out the receipts, it is difficult to expect a judge to award people money for items without the price tag for when it was purchased. They need to know how much it cost to be able to bring the person back to where they would have been before they were wronged.

The statement “what you consider garbage they consider belonging” is so true. Matter of fact, to someone it’s trash but to other it’s treasure. My family was poor so a pair of shoes bought at 2nd hands Salvation Army store was extravagant, yet, to some rich people it was trash.

It doesn't matter what anyone thinks of the Plaintiff she still had the law on her side. She wasn't asking for a large amount of money. Clearly she came back to do something in the apt but finding your stuff trashed I'm sure was too much.

Absolutely not. Her court papers said she had until the tenth, first of all. Second, it's common knowledge that a landlord has to hold on to the tenants possessions for thirty days. As a landlord he should know that.

Go ahead and gather up what is already bagged then dispute whatever you say was remaining. There is a dispute happening in your face so there is no way I would have left my things there.

It sucks though that you gotta have receipts for everything. I mean people don't keep receipts of pots and pans, etc. So what is the suggested method? Take pics of all receipts and make a database/ album in your computer/phone?

Yeah I never get why they can get money for that when 9/10 that’s normal wear and tear. Idk why apartments still love carpet though it’s gross. I just have a rug over my hardwood and it’s a pain. I’ll have to buy a new one when I move. To be fair I’m messy and clumsy so I’ve spilt food on it but that’s almost my point.

@@LeolaGlamour Exactly! It's gross! I can't live in a place with used carpeting. I don't care how nicely it's cleaned on the surface. You never know what's in the carpet padding, or what's beneath that. There could be mold from previous water damage, or anything really. Wall-to-wall carpeting is bad enough by itself, but used? Yuck.

In not even that far into this episode- but having been a landlord once (NEVER AGAIN)- trust me... many tenants, not all, but MANY, will walk all over you, drag things out- then make things sound worse than they are. Now, especially, with all these "emotional support animals" I would NEVER GO BACK to renting. They don't care if its not theirs.

The "judge" totally misrepresented the letter from the plaintiff's lawyer. It clearly said she had until the tenth. The part about the third was that that was the day she was there and they had already cleaned out her apartment. It did NOT say she was supposed to be out by the third.

If he can't claim rent because he took possession of the property on the agreed date then how does the tenant then get to claim the extra time last that date and not be held responsible for the rent? I think the defendant should find a property management company that handles these things with a power attorney and are responsible for the evidence. The plaintiff needs to know she isn't punishing anyone in this suit its only to make them whole and the judge was more than generous.

because she had until the 10th as per the stipulation, he didn't abide by the stip and/or did not notify his management company that it wasn't the 3rd it was now the 10th. these a holes do this all the time to tenants, not something new, old tactic.

One reason I question the plaintiff is because of her text. Here she is listing nearly all of her kitchen items and several other things that honestly should have been out the door first if there really were drug dealers at the apartments. In her text she says that she left minor things. An entire kitchen isn't minor.

The defendant bought the apartment after they already were living there, he wouldn’t have move in photos, but he should’ve had move out. I don’t particularly believe the plaintiff, especially when she says “I’m young” as her excuse. She sure knows her way around apartment litigation and calling police etc

How do you not bring pictures to show that the tenants left the apartment filthy???? The plantiff should have just left and took everything. You can't hope that people will be responsible in reasonably removing your things.

The plaintiffs don't pay the last few months of rent and then cry about the kitchen stuff she left behind, give me a break .... don't feel bad for them sorry. I wouldn't have given them anything. How is it that she thinks she has until the 10th, yet there is a stipulation to be out by the 3rd or whatever...

I didn't understand why the landlord didn't get rent because he took possession on the third but then was told he was wrong to remove the stuff days later. The plaintiffs clearly didn't adhere to the agreement to leave by the 3rd to waive all of their responsibilities.

the stip had them leaving on the 10th & no later instead of the 3rd. a stipulation is just that, it changes what was to be previously. it's what gave her legal authority to take him to civil court for breaching a legal stip. happens all the time, I took my mortgage company to court over a stip.

She should have grabbed her stuff when she saw them in bags. Smh how is she going to contact him 2 days later to ask if he still has her belongings, I believe they should not have received any money.

You don't lose your contacts when you get a new phone. You don't lose your photos when your phone is dropped in the toilet. Pay your rent on time; don't tell the landlord to use your security deposit as rent, that is illegal. If you are ordered to move out by X date, then move out by X date, and that means move EVERYTHING out. Landlords -- if a tenant leaves things in the unit after moving out, you are usually required to keep said items for a certain period of time and give the tenant notice to come pick them up. You can't just trash them immediately. Tenants -- get your stuff out of the landlord's property, and do it on time. Sometimes when I'm watching these programs I feel like I'm the only responsible person who honors their word and their contracts in the entire flipping country.

I don't understand the judge said she knew he wasn't lying about moving out by 4th August because of the letter she read out but that said they could move out by 10th they asked for extra time so how does this prove he wasn't lying

I'm put it like this do not leave your stuff at my house because it's going in the trash if you really wanted it you will remember to take it you remind me to bring it to my house remember to take it when you leave I'm not a storage so if it stays in my house I'm either going to use it or I'm throwing it away and if I get sued for it just know I'm f****** up somebody simple as that because that's the way I am trust and Believe I understand that in all states is different but you leave something at my house knowing how I am and you get told right in the front do not leave nothing here because it's going in the trash then you better believe what I say because maybe if you take me to court just know I'm f****** you up

My girlfriend's mom owns a place and her tenants didn't pay rent for 2 months so they ended up going to tenant court..They owed her 2 months back rent at $1,800 a month..The security was $1800 so they made an agreement that if they would be out by the first of the next month and there was no damage that they wouldn't owe anything..Well they didn't get out and ended up staying for another month and did over $2,000 worth of damage so she was out $4,000 more.. so it ended up being almost $8500 by the time she fixed the place up and had another renter she was actually out almost $12000 😮

Do tenants abuse their apartments? Yes, that's why damage deposits exist. We've lived here in our current place for over 6 years and there is no damage. Why not? Maybe it's because we own our house.
