With the OSB cut to size, fitted and screwed down in the largest bedroom in the #stonefarmhouse, what better time to start demolition work on the ceiling. We know it is going to be covered with lime from the torching that is added to the bottom of each slate on the #slateroof for insulation but we don't know how much.
We also get to give the roof timbers a real inspection checking for woodworm, damaged joists and rafters as well as causing one hell of a mess. The clean up takes so much long than the demolition work.

I always am pleased to watch people put sweat equity into making a home. Especially restoring an old home in near ruins! And yes, I watch the Pethericks too! Crack on! I can hardly wait to see your home finished

So good to finally see the roof, and wonderful to see that it's in such good shape.🥳I'm pretty sure you're right about replacing the rafters: the expert would just come in & say something like: "they're probably just fine, but you might want to replace them anyway." Really looking forward to Ben's "digger peeper" footage. 🤣

We are really pleased about the roof and how sound it all is. Replacing the three joists will be easy enough, not sure about the rafters, but they can wait until spring or summer. Don't get too excited about the digger footage, but we will show what we have, full, blatant peep! Thank you for watching and commenting.

Wow…Dawn you are brave! The scaffolding seemed to shake so much that I would never be able to do anything, because I am so scared of falling. Never heard of torching before, but it’s interesting to think that lime was used as insulation. Ben, when you said crack on like the Pethericks, I was…yep, watch them too. I enjoy seeing historic buildings given new life. My grandfather was a line-man, so, I look forward to seeing Ben’s peeping as the electric pole goes in.

They are quite wobbly at that height lol but you do get used to it. I think I read somewhere that they did the torching to stop the slates/tiles from moving and kept them down in high winds and I would think they also served the purpose of a type of insulation too because it would stop any wind getting through. You and me both with old buildings, been fascinated with them since I was a kid and to now be able live in one and make it a home once again is amazing! Next couple of days for the electric pole video I would think 🧐😘

Awesome, thank you! We are getting closer to the pen and paper stages for the interior but we are focusing on getting the other floor done and just warm for the winter months at the moment. I am sure it won't be long though.

The ceiling looks very high. If you haven't replaced the ceiling yet I suggest you consider dropping the new ceiling to 8 feet, it would make the bedroom easier to heat.

It is a very high ceiling but we love it like that! We will see as we go on what we will do. Lots of things change with time and experiences don’t they, so we will never say never! 🤣

We didn't plan on taking so much timber out but once we got down to it, it isn't worth keeping it in the house with how rotten or woodworm infested it has been or still could be.

It is a shame but too badly rotted. We will be replacing the ceilings after the winter (or at some point) with the same style panels though, keeping the house as original as we can. For speed, price and ease before winter we will fit 5.5mm hardwood faced ply with insulation.

Haha..yeah it is quite high…wasn’t a fan when I first got up there but after a while it’s not too bad but I did hold onto one of the other joists most of the time lol! Thanks Aunite Chris, love to all from us too. 😘 😘

Glad you like our videos, thanks for saying so. We love the high ceilings too and the vaulted ceilings are one of the reasons we wanted the house. The heat may rise up there all winter but maybe some form of circulation fan to bring it back down may help with that.

Watched you both since day one and am so amazed how much you have achieved. I have'tt commented but just enjoy watching as you progress. You are both such an inspiration and so natural and easy going. Cant believe how you tackle the outdoor vegatation but you are getting progress there. Have you learned not to buy a derelict house in rural north west Ireland? hahahaha. It is a fantastic experience for us. I often look up at the kitchen ceiling when we are lay in bed, looking at the joists, noggins, all the limed filled pockets, and say to Dawn "We did that". At our previous house we used to look up at a ceiling and go to sleep hahaha. There is already so much done that we can say "We did that" and it is a great feeling.

You are candidates for "KZbin renovators most in need of good scaffolding." 😮 I was quite terrified at that wobbling... could you use some strapping, or find a way to bolt & wing nut some crossed boards to the sides to provide some stability? I'd love to see you both live , and remain intact, long enough to enjoy the finished grand house.❤ Every video I watch, it seems you've done a lot more than two people should be capable of!

Hahahaha, ours don't wobble nearly as much as Dan from the Escape to Rural France channel, we used to cringe watching him until he replaced them. They do wobble and Dawn isn't a fan but I think it looks worse and sounds worse than it really is. We plan on being around enough for the finished job lol. Thank you. We do work hard (Dawn works the hardest) but we enjoy what we are doing so that helps a lot .

I follow the Pethericks channel too and I was wondering if that’s why you were saying “crack on”😂 Also, awesome idea, completely finish a room, especially the messy demolition part of it before moving all your things in, or you just end up moving your stuff multiple times. It’s looking great though so far you guys, awesome progress!! 😊❤

Those chunks of lime might be handy in soil augmenting. Great sturdy house. Love what you are doing with your home. Our house was similar enough and above an old window as a siĺl the used a shaft from a cart!

Dawn asked if we would be able to use it in soil, but not being the best gardeners, I couldn't think of any plants that would benefit from it. There is that much lime plaster and render to come off and be replaced though, we will have plenty more. Thank you for commenting and watching.

Timbers need a brush with a stiff wire brush, spray them for critters then a coat of wood hardener where needed - How lucky can you get! Love those beautiful Faces!! ROFL PP We had a family member with those initials, always good for a giggle . Once you are done taking that lime stuff down a staple gun and some breathable membrane rolls stapled up will insulate until you decide how you want to do your ceiling for the bedroom and for the attic or maybe you don't want an attic and just raise the bedroom ceiling or maybe a loft with a spiral staircase? so many options. It's a quick job really and a nice clean one too. Breathable membranes allow a property to breathe by letting moisture escape through it and out of the building. It has a low resistance and is newer than its non-breathable counterpart, leading to a surge of interest in recent years. A breather membrane works well when positioned below slate or tiles, as it allows a good amount of moisture transfer, but it’s important to have adequate air movement above. there is tape for joining ends or you can use duct tape - I put a strip of duct tape on the membrane where I staple it to stop the staple from tearing the membrane.. some are stronger than others and I used the cheapest they had as it was just for my shed. Some also have an insulation rating. Superfoil is a good one and you can request samples.

Yeah I know! Was soo surprised 😮 Wondering if it was the air flow up there keeping things dry and under control and not too tasty to the woodworm! Good thinking with the wire brush! Thanks for that. Will look at the breathable membrane, just as a quick get us through winter we have bought some ply just to stick up to keep the cold air at bay! Lol

@@thecornerhouseproject The membrane will be much easier than Ply and it can be permanent, it comes in different thicknesses for insulation, much better than ply, that will save your Ply for other jobs like attic floor maybe? Or floor above the living room? Then you aren't lifting ply above your heads on a wobbly scaffold either lol Oh My!

Looking forward to the power company's work. My son put in a mobile home. And they used a hammer like you showed and a total of three stick of dynamite just to set a pole for the electric. Lol. His yard was more rock than grass.

It was fantastic to watch them doing it. Your sons area sounds like ours…the canal that isn’t too far away from here was made with the help of dynamite I think! There is so much rock around here. The house sits on a massive crop of it, which obviously throws up extra troubles when trying to sort drainage out! 🫣

Conifers don’t have a tap root, so you were right to be wary of high winds with your tent. They blow over quite easily!

Progress continues. Roof rafters look really good. Lime as thermal insulation is new to me .... and I'm completely unfamiliar with tile roofing. It looks like daylight shinning through in a few places or is that just the white lime? Was a good idea to not move boxes into that room as you would have had to move them again when you tackled the ceiling and it will be easier to do any work on the rafters in an empty room. Also, you've stabilized the living room ceiling with supports so no worries there. The farmhouse is definetly not "derelict" anymore, maybe you should call it your "Century Irish Farmhouse". Best regards from Canada. It's our Thanksgiving weekend so will be thinking of you guys as I stuff myself with turkey, mashed potatoes, and pumpkin pie. 😊

I'd think the lime mortar didn't add any real insulation but it did stop the wind whistling through the cracks between the slates and that made quite a bit of difference. As insulation the layer is much too thin to do anything and plain lime mortar is too heavy, you'd need to add a lot of fibre like hemp to give any substantial U value.

Yes you are quite right, put their primarily to stop the slates blowing off but every inch underneath was covered keeping out drafts. So yes, maybe not insulation directly. Saying that, there has been no insulation found in this house at all. It is going to have a shock when we start filling ceilings with it and plastering with fibre in the lime. Yes, we are really pleased with the condition of the roof timbers and other than the few collar ties, the rest will hopefully wait until spring / summer next year. Moving the boxes in would have been bad before dropping that lot so we waited. Save a bit of turkey for us please John. Many thanks.

We have kept so much of it and now storing it is becoming a problem, well, finding somewhere dry is the problem. The range burns through wood like anything, we had no idea it would eat so much and s effortlessly lol.

The tiles will need sorting in time but for now we should be able to get away with it for a little while, at least until better weather comes around next year! 😊

Thank you for letting us know about the sound. For the winter all ceilings will just be lined with sheets of 5.5mm hardwood faced plywood, cut to size and fitted and insulate above that with sheep's wool due to it's moisture holding ability vs rockwool or other modern fibre insulation. Then the future will be back to the single panels bringing the ceilings back to how they were originally. Thank you for watching ad commenting.

You’re making such great progress! Wondering, what is the height from floor to the top of the walls? If at least 8 feet maybe you could run joists at that point and make a loft space above that. More room!?

Thanks for watching and commenting as always :-). 10.5ft to the highest point of the ceiling as it stands now and 8.5ft to the top of the wall, or thereabouts. We have talked about it but the vaulted ceilings bring that much WOW to the upstairs and the rooms feel so much bigger. The landing feels quite grand too. We will miss a loft space to chuck all the junk and Christmas decorations in but feel it will change the character of the upstairs to drop them down for a flat ceiling. We realise the heat will sit nicely up there but maybe some form of fan to circulate will help that....... Also, we have the large outbuilding loft space to fill up, it just needs us to put a roof back on it to make that loft space. :-)

That is exactly what I akready suggested. Make ceiling blue bedroom normal height and you create 3 enirmous attic rooms

Yes it was what you suggested and we love the idea of having 3 large attics, but it would be at the cost of one of the reasons we love the house, which is the vaulted ceilings.

If I were u guys since it's a farmhouse I would go back with a tin roof in the color u want then u will never have to worry about leaks again.. Tin in the US is used on houses,,barns everything its in all different colors!! So I would insulate the ceiling and walls if u use plasterboard u can buy the metal studs then be able to insulate the ceilings and all outside walls 😊

Hi, thanks for watching and commenting. We will be putting a tin roof back on the cow shed but the roof of the house will always have been the Bangor slate that is there today. In it's day it was a grand farmhouse, a full two story house, not 1.5 height and built to high standards, sadly it paid the price for standing empty for so long.

Secondly, sit down and take a deep breath For a new connection from the ESB we paid €3250 which we believe is the cheapest base price. The electrician, for a very basic 4 sockets in each room, all surface mounted we got down to about €6700 So 10k all in really. Our place had been empty for a long time so we stood no chance of using the existing wiring except for the solar 12v I ran through it. The rafters and roof timbers must have been well treated to avoid the woodworm. The gaps in the slates and daylight coming through bothers my ocd! I would have to bung it to stop rain getting in. Are you getting the roof man back to fix them? And when you're both saying bye at the end I found myself waving to you! 😅

We wonder if it is due to the ventilation in the loft space always keeping the timbers dry and in turn rot free and then woodworm free, either that or there was enough wood in the rest of the house that they didn't need to fly up to the roof. Even with the big holes in the roof when we first bought it, the timbers look really good and dry. As for waving bye to us, it is just because you miss me :-)

Great video. That was some job. Didn’t really like the wonky scaffolding. You need supports on it. Also a guard for the area you are standing on. Safety first!!!!!!! I can’t remember. Are you redoing the roof. If not, will you be removing the torching and what insulation will you be using?

They are just builders trestles at full height (6ft) and just ratter and sway a bit when you are up there, they are actually really stable. The roof will be retiled in the future and in turn the torching will come off by default. We will use as many of the slates again as we can. Insulation we are leaning toward sheeps wool as it is vey good at holding and releasing moisture so is ideal for the loft space. Thank you for watching and commenting.

Yes, they have now been sealed, sadly with mastic this side of winter. To replace the tiles like before would either require a cherry picker or scaffolding as they are too close to the hip for roof ladders ☹️

Hi and thank you for watching and commenting. The few gaps have been gobbed up with the dreaded mastic until retiling happens but there is already a tonne on the outside from previous fixes holding tiles in place. The fire to warm it all up will come with time hopefully but the humidity up there is quite good as it is above the kitchen and I do like a good fire going in the poor old range. At present it is 19 degrees centigrade up there with a 60% humidity. Not too bad for zero insulation and no ceiling at present.

I was busy the other day chopping it up to store for the fires but some is either too mouldy and rotten or looks like it has been treated with who knows what so we don't fancy burning that indoors. We can't burn it outside as they are banned in Ireland.

Dawn stumbled across the Cheap Irish Houses KZbin channel and here we are. We are not sure we have ever really said in a previous video how or why we are now living in Ireland, but we are certainly happy with our decision to buy and move here.

Hi When the roof gets retiled in the future it will all come off and more than likely a modern, breathable roofing material put in it's place. With that said though, Dawn did wonder about Torching it all to keep the tiles in place over winter. Thank you for watching and commenting.

It is only 12v lighting from the solar and all we have for now so we just let it swing around and normally in the way. Mains electric isn't too far away now.

Hopefully some kind of trip / fuse just incase your accidentally introduce a short .. A " 12 volt " storage battery, has a lot energy waiting to escape.. ( I've seen a Steel Spanner weld itself across the terminals, then glowing Orange. After being accidentally sorted ) Lighting is usually 3 - 5 amp capacity cable ( there be like 80 amps waiting to race out in your battery ) Even a small Lithium Battery can deliver a LOT of current extremely quickly if given the opportunity.. Worth considering 🤔

Hi, thank you for watching and commenting. No they are just standard builders trestles which fit 4 large scaffold boards on. They wobble and rattle when extended but are very stable, and hard to move even when trying to move them with the boards on.

Hi Yes, any timber which will stay in the house, such as the stairs, doors, door frames and windows have all been treated once and will be an ongoing thing. Woodworm can have a 5 year life cycle so it will be an ongoing thing for a good while yet. We have also smoke bombed once and have another set ready to go. All the partitions, ceiling panels, floorboards and joists have / will be removed from the building and if they are still in the house at the moment, they have been sprayed too. Any new timber is also treated when it comes into the house. Thank you for watching and commenting :-)
