@@akshayraheja8456 yes they park cars back to back so the first one finds it difficult to get his car out of the house .. sometimes there is no indoor parking you have to park outside where the floor owners start fighting for parking and get into gaol.

Generally I have seen ventilation problems on builder floors like very little or no natural sunlight and everytime we have to keep switching on the tubelight or bulb to get the home lighted. Also as people said parking is also main issue in builder floor...

Opinion seems baise towards society high rise apartments. You never mentioned monthly maintenance charges which is more or less equivalent to paying rent. In Gurugram in any good society charges are around 35k to 60k for so called all the facilities which a member rarely take advantage of all.

maintenance charges in a builder floor is certainly much more than a society flat, you have to hire a full time guard who charges not less than 20000/- pm for 24 hrs, even if all four occupant divide the cost, it works out to min 5000/- per floor.

In Delhi stilt is meant for parking. Opening a clinic or office is most likely not allowed and illegal, even though people take chances and build it. Correct me if I am wrong. Otherwise great analysis. I think after location, one of the primary attractions of builders flats is scope for customisation, especially in usage of materials and accessories.

Many authorities do not allow multiple units in single unit plots. They treat it as unauthorised construction. In Vaishali, Vasundhara, Indirapuram, authority does not allow multiple units.

Noida extension is overrated don’t waste ur money as there is no future of Noida as the companies are less as compared to other metros including Gurgaon. School are there but even teachers are incompetent they can’t speak English very well. There is no metro. Companies are less . Salaries are less , construction quality is inferior in Noida extension.
