Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Carol Vivian Constable” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

I'm currently taking my classes to become licensed, i'm just trying to get ahead by watching videos like these. My main take away would be to continue to reach out to past clients. It is something I have heard every source of information on the matter of real estate mention, So its something I'm going to make sure to do :)

Hi! I'm thinking about getting my license, and I'm doing some research to make sure it's a good path for me. I found this video really helpful in my decision-making. I really resonated with the part where it said to build deeper relationships and be a high-value person without thinking you are better than anyone. I come from poverty and always thought I would never get out of the struggle. Well, I have recently shed a lot of limiting beliefs and self-doubt, and doing real estate could provide the life I have always deserved but never thought I could reach. I think helping people in that way would be really special because growing up in a "home" is something I always deeply longed for but never had due to homelessness and moving around constantly due to evictions. I have always loved looking at houses and dreaming of the life I could make. Even though I'm not where I want to be I think helping people do the same would benefit my growth along with theirs!

Great video - Thanks for posting. We recently moved about 80 miles south after living at our old address for 30 plus years. For the past 15 years my wife had achieved great success as a realtor in our middle to upper class town. She sold between 18-20 house per year. However - we now live in a different geographic area about an hour from her old client network. The real estate climate in our new town is very different on top of not knowing that many residents just yet. Any ideas or suggestions regarding how she can re-invent herself as a relevant realtor in our new town? Thank you!

I'm glad that I stumbled upon your video. Im a new new agent- just passed the licensing exam and ready to put forth all my energy and efforts to become successful. Just the first few minutes of this video was motivation. At this time, I'm stuck on finding the RIGHT broker for me. What questions should I be asking potential brokers? What do I need from a broker as a new agent to be set up for success? What does a new agent look for? Is it an interview that I need I need to have answer prepared for?

This time in real estate is very different than when most of us started. The advice above to have at least six to eight months of living expenses is very good but, you also need to have a decent amount of money saved for your real estate business. Paying for your classes is just the start. A lot of times they leave out that you will also have National Association of realtor fees up front for an entire year, your state Real Estate Association fees your local MLS you'll have to be able to get your lockboxes, ekeys, signs. It can be several thousand dollars in the first two to six months. Most offices are going to have office fees that you pay regardless of whether you sell something that month or not because they have an infrastructure that helps you with your business but also you should have monthly e&o insurance whether you pay that to your broker or direct. This does not account for your website, marketing or leads. Also I think one of the things no one says to anyone is you have to prepare for the fact that you most likely will not receive a check or Commission of for a minimum of 60 to 90 days and more likely 120 days. So I know it looks like I'm trying to talk you out of it, but I'm not. There are a lot of ways to get into real estate without going directly into sales. You can look for agents that need assistants. Go to work for a property management co. There is training to become a transaction coordinator. Some states allow showing agents. These are agents that don't really do any of the sales they just meet buyers at showings and most get paid the next day for their time . The new rules about buyer agent agreements hasxprobably squashed this avenue. I know One agent who runs a very large team now. He started out just working for the entire office running errands getting signs, picking up lock boxes and he learned and could ask questions along the way. These are just a few things I wish I'd known first, would it have stopped me? no. But it would have been nice to know😊
