Phil, we sell a paint on waterproofing treatment called drylock here in the US that is absorbed into block construction and is breathable but completely waterproof. We use it to treat basement walls with water absorption problems. This would be a relatively inexpensive fix for your exterior wall and can be painted back over as it dries a chalky white color and will not harm your render as it is breathable. As soon as your block is dry you just paint it on with rollers and let it cure, then paint your wall and you should be protected for multiple years before needing a more permanent remedy.

What about a couple work aways to join you in the summer months to handle your "normal chores" ( cleaning, laundry, lawn mowing & garden work) that would allow you time for more pressing matters. I love your attitude, I would be stressed out knowing there was so much ahead of me. Best of Luck, the sunroom is going to be amazing.

People are enchanted with chateaus and will help you fix it up. It takes a village to repair one. You have the courage and skill to take it on. We'll do our part in whatever way we can. Keep up these episodes, draw people in, it will come together, one step at a time. Definitely do Go Fund Me. Get rid of negative comments that pop up occasionally, they are not needed or wanted. We love you P & A!

I wonder if eventually you could put in Jack and Jill toilets between rooms. It’s relatively recent that people really demanded a private toilet for their rooms. It really is a beautiful house. You’ll have to get daring Billy and his amazing cherry picker skills to come out. And maybe consider having work away volunteers come like Stephanie Jarvis does.

Hello, may be it's a generational thing but I have been happy in my life to find accomodations on the cheap offering restful nights even if the toilets were down the hall. It's all about the prices. Many families would be happy to take over several rooms and the toilets and bathrooms would not be an issue after all. May be you are looking at what the wrong commercial segment. Not everybody expect nor can afford luxury accomodations.

I agree. I would pay to stay in the bunny pillow room. When we vacation, we don't really want to be bothered to much. I think they are putting to much pressure on themselves to be perfect. And not wanting to be in competition with other Chateau's is hindering their chance to be self sufficient. Maybe leave the opulence to the others and become the budget friendly B&B . (Hope this makes sense)

I have 2 adults kids, who love traveling, my son the cheap who takes after his father LOL, would stay at the cheapest price hostels, B&B, even my daughter who lives in Spain now, first year was not a nice one, and it was cheap so she did it. So I also feel many would stay. I'd be fine in the Lavender room. LOL

Unfortunately in France, it is the costs involved as well as what one can make. I run a large group of Verified gite and B&B owners here in France on Facebook and along with all of the things that Phil has listed with regards to making the rooms useable, you also have to allow for either your time (which with Phil amd Angelinas abilities to be taken away from those jobs and then have to pay someone else would be considerable), the costs of not just supplying the linen and towels, but laundering, drying and pressing of them (professional services start at around €12 for a single set), the changing and cleaning of said rooms, where the guests have breakfast, who will cook and serve that, who will clear and wash everything. Taxes and social charges (very high here in France). We once did an analysis of costs involved per night and at anything less than €50-60 a night, you actually would be losing money, so to make any profit AND to make the additional effort and work worthwhile, Phil and Angelina would have to charge at least €100 a night. That would maybe then leave them with a profit of around €20. Is it really worth it for them when you consider the time it would take them away from other jobs?

@@trevortigger They did at some point say it was their home, not a business venture. Phil enjoy his event(s), but at the end of the day, it's a private home. That makes me think they may have gone through the numbers you refer to, and just dropped the whole idea for the reasons you point out.

In this video we have shown how much money exactly that would take to put the place right or even just the safety meetings which is not a viable plus will be competing in the local area B&B trade which is not what we want to do.

Thank you for allowing us along on your journey. I once lived in a very old and very large house in Pennsylvania. It was fascinating to live in a structure that had stood for a hundred years prior to our occupancy . It fostered a love of old buildings in me that has remained through the years. I love how you enjoy what you do and take the time to not only film the scenes but also the time to edit and air the episodes for us. Again, thank you.

When we were in Europe many B&B’s had only 1 bathroom for the whole top stairs-like 4 families! But it was the norm. The black mold, falling wallpaper, drainage problems, etc. are more important. Put a temp. Wall up around the toilet and tub, so it is somewhat hidden from view-as a temporary measure. Hard work but well worth your time. A tiny treasure! 💖👍

I would love to know the utilities go into the house given that you have a moat around the chateau. Where is the septic located and where is your well?

Very interesting question haha, I'm not sure that makes for a pleasant episode "where is the mysterious septic tank "and as for the well; we are surrounded by water but we do have a water pipeline coming into the Chateau so that we can drink water

10:30. I love seeing the "private" areas of the Chateau. I was curious what some of the upstairs rooms look like. I live in the New England area of the United States where we have MANY bed and breakfast establishments. Those places are basically large houses that had former bedrooms repurposed into "hotel" rooms. I've stayed in several places over the years that looked like the room that Phil showed with the bath tub/shower was IN the room--hahaha. The owners at least had the decency to add a shower curtain. :o) (Edit). 14:00. That room with the blue/cream wall paper is gorgeous!

Some good projects comeing up I'm a builder and if I was asked to render the gable wall I would advise putting insulating panels on it first in Britain you can get grants for sutch work but I guess not in France maybe worth considering though 👍👌👏

Hi, Having lived in France and having spent a lot of time and money doing up an old property I know where you are coming from. As getting older now we sold up snd returned to the UK a couple of years ago. We were one of the lucky ones. We found a buyer in 6 weeks. (Had expected it to take at least 2 years)! And we made a profit. But my heart goes out to you both when I look at all the work you have to do. Thank goodness you are so handy Phil as labour is so expensive on France. I love your videos. And wish you all the very best for your future. I can't become a patron. But out of all the chateau vloggers I follow, yours are the only videos I sit through all the crappy adverts for, so you can make a little money. Can I also say how much I loved the video on the brocant in Coutance you went to. I lived an hour away from there near Portbail in Normandie. When I lived in France I used to have a shop with a friend. And I made my living out of painted furniture. And did lots of commissions for people. (Maybe if looked into a lot more of the skills that are current at the moment for painted furniture maybe commissions could be somthing you could earn some money from. It wirked for me. There are lots of really good people who show their skills on line now. One is called Painted Love) Anyway it took me right back when I saw your video in the brocant as I used to go there for the odd pieces to paint for my shop. It got very expensive in the end though. But what amazed me was how full it was. It used to clear so quickly. I would have loved to have seen it the day you did. But it is another sad side of covid. As the British dealers are not getting over yo France to buy from the brocants. They would go through Coutance picking all the best pieces. You could see their hoards being put to one side by the sales guys for them.

Years ago when I worked in the hotel industry, one of the hotels on a private floor had a concierge room, where daily newspaper was kept and guests on that floor went in there each morning to get their coffee and continental breakfast all set up waiting and in evening there was sherry and nibbles- that small lavender bedroom would be excellent for that

A & P, may I suggest just putting up a gutter on the roof and on the rendered walls to deter the water for a temporary fix. We have recently had some water issues here to deal with on some windows, so we know what you are having to deal with. Gutters really helped in our situation. Concerned for your electrical with the active water coming in and the rot and mildew that is sure to set up, if you can't get it dried out before Spring. Maybe you can rent a shop vac and slurp out all of the water and wetness in the floors and staircase before it becomes a much much worse problem that will set you back a pretty penny. Perhaps Billy's Dad Mr. Petherick and Sean with Michael and Ryan could come over to all help and decide on an immeadiate solution. Hope so. Mr. P is wealth of knowledge and experience. If he cannot, then please atleast talk to an engineer or architect online chat room for ideas. We stayed in a Youth Hostel Mansion in Bath England that had "shared' dormitory style bathrooms and only a small sink in the bedroom. While I have never experienced that before, it did not seem to bother the kids or my mom. I think if you could get the staircase repaired and the leaky areas, I think you could do a B & B for additional income. You could have a "working vaca" where people come to help out similar to what Stephanie Jarvis does maybe just until the concerts can resume outside. Also, what about opening a Garden Restaurant? Maybe just open on the weekends. Could you do that in a tent perhaps, and rent the tent so there would not be a huge outlay of cash? Thanks for the inside tour and look at what you have ahead of you. You have your work cut out for you to repair and renovate all of those rooms. It's one thing to turn it back into a family home, but a whole other ball game to turn it into a B&B/hotel type of operation that can cater successfully to modern travellers expectations. Phil and Angelina, You have taken on a mammoth task of bringing the Chateau back from the brink I see that Lightning doesn't take on too much of the burden, other than encouragement. I know unfortunately, the intrusion of water can be the most damaging thing that can destroy the fabric of a building. It is also one of the most difficult to trace to its source, and fix. I imagine trying to do it in winter, and inclement weather must drive you both to distraction. I hope the process doesn't discourage you from the tasks though. The end product will always be a source of pride and joy when you look back to see where you began and then persevered to get your beautiful home to your liking. Much good cheer for a wonderful new year to you..

Eek! a lot of work .My friend had a leak that was sorted, then, last year ,he discovered that the kitchen ceiling was looking odd. He went up to an unused room and discovered that there was black mold behind a wardrobe. Cost him a fortune to sort it, as it ran down behind wall panels and was making its way under the floorboards, black mold is a killer for a chateau if its not caught in time. Its a shame you can't start the rendering sooner, but, with it being an outdoor job, there is no way its possible at this time of year. Its an expensive business running a chateau, especially when you have had no income from events this year. I hope you can get back to normal soon.

Some historical buildings render are not allowed by entities such as the National Trust so Lance's suggestion might not work. But, if you add lime (5 part sandbox sand - or render sand - 1part cement and 1 part lime) the lime would 'self-repair' in the case of cracking, 'caulking' the cracks. But if you can find Lance's product in France, that would be the ideal solution. And, fixing the entry areas of the leaks would also help. It would be a time-consuming effort by you and probably a number of friends as you'll probably have to open up the 'fireplace leak' sections. Check the flashing around the chimneys on the roof. Unsure if the cherry picker can get that high but it would be a 1st place to look. Good luck!

Yes, Phil it always takes 2 to 3 times more money and time to complete each job. You also would have to hire out some of the work, and with lockdown right now, I am sure you don't have the workers to do the job, if you had the money. Good luck and keep going is all that can be done for now.

Oh my, I had no idea of the magnitude of your rennovation! I have a 70 year old house that is constantly needing repairs but watching your tour really hit home. Thank goodness you are both so talented and handy. It will take some time, but I know you can accomplish all of this!

Oh my, you guys do have issues with your home. If I may suggest to you to find out about the work away program where people come live with you and help you fix your home for room and board. Bless your sweet hearts! You need so much help, fast! I worry about your health with that black mold inside your home! Please be careful and please be safe! God's Speed to you both!

I would get rid of the carpet on the stairs as that will just hold the water in, and keep the windows open as much as possible to get rid of the condensation, I know it's not ideal in winter but if you don't you are going to get terrible mold problems up the stair case.

Believe it or not one of the most wonderful aspects of the extension staircase is that the windows that don't actually open up they are just for show, amazing! Will stick some dehumidifiers in there and that should help along. The plan is to have wooden stairs

I’m sure there would be many who would be happy to do work away and stay in a few of those rooms. An extra pair of hands or two would be a big help especially if they had a trades background. I’d come from Australia if I could!

Thanks for sharing the tour. Love the morning room. Clearly biggest issue is water damage in numerous places. Fix that and you can gradually work your way through the rooms... but you know that! Not sure about a re render, there must be coatings that you can apply once it’s dry and just build a re coat regime into a maintenance schedule every few years? Overall lovely place if you can come to terms with the sheer volume of work.

Working on it! The water damage is a recent problem over the last couple of years and some places are a bit of a surprise but only visible when there are severe rains and storms so will have to investigate that on a dry calm day

Yeah there are a few hours work in sorting that lot out Phil!! One job at a time though and eventually you will both get the Chateau looking more stunning than it already is. So many lovely pieces of furniture in those rooms.

Thank you for showing us the rest of the chateau. You certainly have a lot to do but with such a positive attitude I am sure you will find a way forward for it eventually. A bit of a brainstorming session with other Chateau owners might give some ideas for other income streams perhaps? You say you are not in a tourist area, but are there local festivals or special events which could bring in particular interest groups eg cyclists, motor sports enthusiasts, fishermen, art groups etc. Which perhaps you could tap into? We have a Motorhome and are always happy to find Aires de Service for a couple of nights stop. Also, camp sites in woods etc go down well. People do not always want to stay in tourist hotspots as they want to get away from everything. Maybe you could make more use of your outside space that way? The explanation of the costs involved in B and B certainly puts things in perspective, didn’t realise the French taxes were such an issue, though, especially as it would cost so much to get ready. The stuff mentioned in the comments which you can paint on your gable wall sounds worth looking into once the wall is dry.

We host outdoor events here at the Chateau in the garden and that is one income stream, we're about to start making many more souvenirs and other potential revenue streams but all in good time and time is what we need ha ha
