Thanks so much for the playlist and all the NYC videos! I'm moving there in May so this was really helpful :) Btw, I think broker fees are banned or illegal in NYC now and landlords aren't allowed to require more than 2 months rent on move in day
@ChelseaCallahan3 жыл бұрын
Hey Salma! I'm so glad it was helpful 🙂From what I could find broker fees were ALMOST banned, but a judge temporarily blocked the rule from taking effect because of covid. Hopefully soon tho! And yes you're right, legally a landlord can't ask for last month's rent up front, only first and security deposit!

Thank you for these tips! Also, that is the same scam I got from Craigslist. The guy would not let me go to the place in person in NY before I give my (refundable) security deposit. He states that I must give him the money first then he will send the keys through FedEx. His name was John LimDimas. He stated I can call him anytime since he is in Florida. I called and it was the creepiest experience ever since he was nothing like the guy I was emailing back and forth. His voice sounded like someone from a documentary wherein only their shadow is allowed to be shown. Be careful with those scammer guys.

Hi Chelsea! Im so glad I came up with your videos, they are extremely helpful! I am peruvian and will be moving to NYC on the summer period May - Sept, any recommendations for short term renting?

Hi Alessia! Congrats on moving soon 🎉 Check out the facebook group "NYC Apartments and Housing (No Spam)", there are a lot of subletting/short term renting options there! You have to act quickly but there are a lot of gems there 🙂

You should do a follow up given the situation now that landlords HAVE decided to recoup their losses by jacking by the price by 100% in some cases, with 0 options for recourse for the tenants. What was 2200, 3 months ago, will be 4500 next month. And that's just too bad for you🤷♂️

Super helpful video! Thanks for the NYC playlist, loving all the tips :) I'm moving to NYC this fall as an international student. Not sure I understand the whole Guarantor thing, do all landlords need one? Or does that depend on the neighbourhood etc.?
@ChelseaCallahan3 жыл бұрын
Hi Krutika! That's so exciting! A guarantor (also referred to as a co-signer) is someone to "guarantee" rent to a landlord if the tenant can't pay for whatever reason. Guarantors are required to sign a lease with you if your income alone doesn't reach 40x the amount of annual rent (or if you have poor credit). Usually it's a friend or family member of the tenant! Most landlords across the city require them only if you don't reach income requirements on your own. I hope this helps!

appreciated your tips Chelsea, it's very helpful as I'm moving to NYC this year. I'm a bit struggling to decide as my office is indeed in New Jersey which is 1hour by train from Manhattan, however I have been always dreaming of living in Manhattan for a while. What would you suggest with your experience living in NYC, should I rent a place in Manhattan and then commute everyday for 1.5hours or I should just rent near by my office and visit NYC from time to time?
@ChelseaCallahan3 жыл бұрын
Hi there! If it were me, I'd consider living in Jersey because it is cheaper rent and the commute would be too much for me overtime, but if you bring a book it's not so bad! Ultimately up to you though 🙂

This is such great info! I feel like there’s so much to know just to find an affordable, non-scammy apartment 😩 What are some Facebook groups you recommend to look for housing?
@ChelseaCallahan3 жыл бұрын
Literally! It's like apartment gymnastics 😅Try the fb groups: NYC Apartments & Housing (no spam), Ghostlight Housing (if you're in the arts community), NYC Brooklyn Housing, and there are sooo many more! I explain some tips on how to use the groups in this video, i'll leave the link if that's helpful --> kzbin.info/www/bejne/eKfJZ6iDZbmWoLM

@@ChelseaCallahan Yes! Thank you. Just watched and it’s definitely helpful. I’ll have to look into those groups. I’m not sure when exactly I’d move to the city (that’ll take planning) but I hope to soon! I just want to be prepared as best as I can 😅

Hi, I am an international student looking forward to move to NYC this fall. I've tried contacting the landowners but they haven't been recieving my calls or replying to my email. Can you suggest any other way around this? Thanks for the videos tho. They were helpful.

Hi! From my experience you might have to wait until you’re here to get an apartment. It’s very difficult to secure an apartment so far in advance. Good luck!! x

How are you able to rent if you don’t make 40 percent more then the rent and have no one to be a garentor

You either sublet with roommates or you can find a guarantor service to pay to guarantor you!
