Why do different varieties of fruit trees that are planted in the same area have to be on the same root stock?

Good question! The two main reasons are having similarly growing trees in terms of vigor. The other (and far less important) is that with some trees, the roots will intertwine with genetically identical roots, where they won't do that with different rootstocks.

Nowdays houses are built so close together, there's little room to plant anything in the backyard because it's so small.

SERIOUSLY. I've seen some built in SoCal that look like you could hand your neighbor something from your window to theirs!
