I understand how you feel. It's a little bit difficult to navigate things these days. You don't wanna lose whatever is left. I may suggest that you find a financial advisor who could give you thorough advice on how to go if you want to go the investment route. Also, the fact your business failed doesn't mean you should give up.

That's right. I have tried many failed businesses and it's just a step further. Don't despair. But to add, if you do decide to use a financial advisor, it's best you use someone who understands your special needs and can work with you. I learnt this from experience before finally finding one I can stick with. Now I make six figures from my investments alone, and even more from my businesses.

If like you, your new to the concept, ask to speak to a buyer in the local area you want to develop your purchase. Often they can quickly give a contemporary insight into what amount you should budget for. If you are still unsure, employ a quantity surveyor to give you a tailored step by step blueprint.

Read the google reviews for Bob's container's, it's horrific. they do not meet deadlines, will not pick up their phones, and the homes are not livable according to one person due to ventilation and condensation issues. I was all in on this until I saw that.

Just verified- True. One person said reviews were deleted, then went on to saying: " When my build was finally done, they then wanted 75% more than the formally agreed upon price. I had to take them to court and bc Texas is backwards, the judge said that they only wanted to make me “whole.” By returning my deposit. "

One thing to keep in mind, is online reviews versus litigation and BB ratings. While I don't doubt his business is free of complaints, people go out of their way to shout from the online heaven's of google and yelp reviews while being 1000% in the wrong and playing victim more than ever. Delays may have been advised to the client or a direct result of the client changing plans things last minute etc. Likewise the clients lack of investigation to city/county/state compliance for their build PRIOR to placing the order. Again not saying this business 100% on the up and up, but way to many professional victims on the internet because they get thier feelings hurt in 2020's. So you have to research reviewers as much as the company anymore.

Shipping containers are narrower. Then the lens on this camera. Is making them out to be. A shipping container is only 8' wide. Before you install the walls. To hide the wiring and plumbing. Hight is usually 10' You would need to go. A bare minimum of two wide. To have a decent amount of. Breathing and elbow room. Three containers wide, at 40' deep. Is perfect. H 10' W 24' X L 40' before the walls and flooring are added.

Shipping containers are NOT 10’ clear in height. The standard height of a shipping container is 8’-6”, and the HC (High Cube) ones are 9’-6”. The most common lengths for shipping containers are 10 feet, 20 feet and 40 feet, and they are typically 8 feet wide.

Wow this guy just pulled a Henry Ford. Most people might assume Ford came up with the automobile but no he came up with the assembly line. He dominated the industry because he had first advantage on the assembly line and its much faster means of production. This guy is just taking Fords idea and bringing it to construction(agile construction they mentioned in video) I still give Bob credit because he is bringing it to the construction industry is still an original idea even if we already have assembly lines in other industries .

Building in a container is a horrible idea: 1. It's a depreciating asset unlike a normal construction that appreciates over time. 2. A shipping container its a giant thermal bridge. 3. Because of the thermal bridge it will build a lot of condensation within, which will lead in time to mold . 4. On the other side, if you are in a hot area, you are living in a metal oven 4. It's a temporary construction with a medium lifetime. 5. It's actually not that cheap. 6. Most of zoneing will not allow this sort of construction.

Exactly what I ran into with container projects...also he's extremely expensive, $50k, 60k, 250k, really?!! $250k will get you a realy nice 2 story ADU in the strictest CA municiple code areas fully permitted including architect cost tha will $450k value to my single family home. And I can then rent the ADU here for $2500/month as I watch it appreciate. Also 45 foot high cube containers can be picked up in Long Beach for $2k-2.5k. Same cost in Houston. $3500 must include hauling it to TX. My F-550 with trailer and container costs $600 every 1300 miles to travel I-10. Do it yourself or don't do it. Containers are best for storage or open air use. Don't even think about burying one unless it's a concrete form or cut in half to make a pool or something. they are made to stack not to have their sides pushed in or out. Look at the videos that talk about "...shipping container homes are a scam".

You have missed the most important part of every building. The foundation! Are they providing temporary footing for the containers? Which means they gotta be replaced in 10 years or so...OR they expect owners to come up with temporary/permanent footing, which means they need get structural engineer involved.

Doesn't always work this easy. Not many places allow for somebody to just place a container home in a lot. You'd either have to build a home first or do it under the table

Even if you pay off your debt u still have property taxes and if you're hooked up to sewage and water then u have to pay that as well. Not too mention electricity. They’re not accounting for so many costs. Site work? Permits? Trenching? Backfill? Electrical panel upgrades? Water runs? Sewer runs? Electric runs? Container homes are not that much more cost effective than traditional construction and the exit cost will f**k you. You’ll lose money on these homes whereas traditional construction you’ll make money. These are a complete piece of sh*t. A lot of municipalities won’t allow these and lenders won’t touch it. $15M sounds like a lot, but not in spaces like these when you’re selling $200k products. I sold $3M in ADUs in the last 4 weeks.

The problem here is that shipping containers make for horrible houses. A solid metal shell invites all kinds of issues with condensation. And once you start cutting into it, the container quickly loses strength. Much like an eggshell. In the long term, you are better off just building the frame out of proper construction materials.

Sounds great, but I doubt a lot of cities would allow this. We're currently building an ADU and it has been quite the process with the city. The city has it's own regulations on how the ADU needs to be built so the building and safety inspector comes to make sure everything is up to code, then it's electrical and plumbing inspectors with their own regulations. It's not easy.

If you use a used container, see the oak floor and think, wow this will refinish nice. STOP ! remember, these containers are meant to be used for years, the chemicals used to seal and protect that floor are massively dangerous. Loading or unloading does not put you inside for too long, but to live in it....I would not. Oh, did i forget to mention, do you know what products have been shipped in those containers ? The list of HAZmat materials/products that get shipped is staggering. Using containers just for sheds, well, i would keep both doors open and cut a fanhole, medium size, to turn on for air flow as you are messing around in them. fyi, i have been in the trucking/transportation business for 40 years

In Italy people live in containers after earthquakes destroied their houses. In Italy the container home is looked at like living in caravans, the cheap ones. Refugees also live in containers here. And for italian building laws they are too small and precarious to be enabled to became proper houses to be sold on the market

What I would do is weld on some support structures to the top of the container and then attach metal support beams and structuring. Lastly attach the metal amish style roofing on a slant to one side with a small slant on the other side with a short guttered over-hang.

I haven't watched the whole video but I hoped they mentioned that you have to check with wherever you are buying your land and the laws especially zoning. City and county may vary and even your state may have laws in place where *you cannot build something like this on purchased land*. Even if you do buy you may have to pay big fees for permitting and wait a whole lot of time to be approved by authorities to build something like this on your land.

as a licensed engineer in the building space, containers are an interesting idea. The HVAC related concerns bother me though considering thermal conductivity cheap house, expensive bills?

A friend of mine bought a pre-built home (not a container) from an out-of-town vendor to be installed as a backyard home. Problem is, when he got it brought in, he couldn't get the local city officials to certify it. Was a huge problem that went on for over 2 years, ended up costing him so much extra out-of-pocket, plus the time where it couldn't be used....which was devastating. So I'm still a big fan of pre-built homes, etc, but you have to be 100% sure about the full path for the site prep, utilities, and most importantly, the permits.

It’s too bad others here have reported he’s got poor reviews. He seemed trustworthy in his presentation here. But customer service is what matters. Steel definitely will rust, have noise from rain, and be a temperature conductor. Even with his response to the heat question “not really, we insulate them”. The “not really” part was not convincing. The other aspect is appreciation. Do these structures actually appreciate in value? Given the aforementioned wear issues I’d think not. In fact they’d probably depreciate. Banks wouldn’t loan on these so he’s offering financing. A good strategy for his business but for the buyer it’s better to plan on making your money from the STR aspect only. You could sell the container later as part of an STR business if you’re successful. Like any rental location will make a difference

This is how you steam vegetables and human at the same time. You can't efficiently insulate the walls due to the hard fact that these are made from steel. Your utility bills will increase dramatically compare to traditional building. In the long term (5 years and up), it costs more to own these containers than to build everything the old ways. Also these things rust over time and the maintenance cost will rise with each year.

$3.5k is only the start of a very long, expensive journey ! These things are ovens in summer, and freezers in winter, and will cost fortunes to modify accordingly, especially with the prices of materials these days, delivery/transportation, getting permits, purchasing the land, paying taxes, etc. etc. etc. WOW !

Have you considered insofast insulation? It is like an ICF panel for containers. It glues on and has stud imbeds for attaching stuff. cool product.

Most people will not pay that much, apparently he found enough to do well, financing them was a big help but then that just makes the price even higher. WOW! I'm very surprised he has done so well and getting such high prices. An Earthship would be a much greater value and you would get a much greater product, the container homes may be finished a lot faster. AirBNB's are not a good value , they supposedly use to be a much cheaper place to stay but now they are marketing them specialty vacation rentals and the price has gone through the roof so its just a matter of time before they're out of business unless they go back to what they started out as.
