I love this! ❤️ The water heater pan WITH the drain is genius. I just had to move because the water heater flooded the floor of the rental I was living in. I didn’t have the money to repair anything and neither did the owner, so I had to leave.

Next we'll be moving inside replacing some old sheetrock, adding texture on the new sheetrock, and then moving on to the kitchen and bathrooms. Seems to moving slowly, but we are making progress. @@coreydagod9317 , I bought a door unit from Home Depot on one of their Special Buy events. Every once in a while my local Home Depot brings in a limited number of units on these Special Buy events and sells them really cheap. When they are gone, they are gone, and you have to wait for the next event. The product is never the same from event to event. That front door unit that I bought for this home had glass that matched the pattern of the back door. I paid about $400 CDN (around $300 USD).

Iris beautiful and that view. Does the lot come with it or are you renting the space? It’s a lot of money for a mobile home but you didn’t spare any expense with the remodel. One thing I would like is a fireplace but it’s perfectly beautiful as is would like to see a financial break down with the numbers.

Yes, this seems expensive but consider that the average stick built house around here goes for about $700,000 and this is called affordable housing. A fireplace would be great to have. Great looking home guys. I have just purchased a mobile double wide on 2.3 acres in the Black hills near Newcastle Wyoming. The home is very nice or at least in good shape and was remodeled in 2010. I love the location and the home but it needs a pretty major remodel as far as style goes. I'm not sure how to find the right person to ensure a quality job like in your video. I have the funds but lack the right person for the job. Is this something you would be interested in? Or could you point me in the right direction? Joey, thank you. I am glad you find the videos useful. You have a good goal. A lot of money can be made with these, depending on where you are. It works very well in our area. There are a bunch of us doing this successfully. There are different ways to look at this but I recommend you buy, fix and flip instead of holding them to rent. Take your capital gain and move on to the next one. Use your profits to eventually buy houses to renovate and rent. I think it is better to build up an inventory of houses instead of mobile homes for rental income. Thanks for watching and commenting.

Hello, Stewart. Thank you! Your kind comments are really appreciated. The HVAC system in this home was a bit of a challenge. I really didn't get the system that I wanted, but this is what fit. That was the dilemma, not having the room to do something different. We ended up going with a Coleman furnace and a Payne air conditioner. Kind of a "hybrid" setup. My HVAC contractor did a great job putting it all together. It works very well. The thing about this setup is that it is not really vey energy efficient. The furnace is rated at 80% efficient. The air conditioner was only 14 SEER, I think. A more efficient system would be better but again, the equipment was just too big for this one. A more efficient system would have qualified us for a substantial grant (currently $2,000). Hi there, I absolutely love this reno. My dad owns a mobile home park in Sudbury, ON. He actually gave me one to renovate. They are all rentals and my vision is to turn it into a “boutique” style mobile home park. Do you think it’s worth me going all out on a rental? Im on a tight budget but feel this could attract decent people. Any advice is greatly appreciated. Sincerely, Jackie

Great job.... However I about fell off my chair when I heard the price.! 240,000 would get you a huge house in the states.

Hello, Christy. Yes, a lot of people that aren't from around here get sticker shock when they hear our prices. We live in a very expensive housing market and believe it or not, this is what 'affordable' housing in our area looks like. The average house on a lot averages almost $800,000. Great job. The workmanship is awesome. If I could make an arm chair quarterback comment...that kitchen peninsula side in the living room, I could have totally seen something done in regards to a place to eat. Making the counter come out further for bar stools, or possibly made a fold down table coming from the penisula/living room side wall to make a cute 4 chair table.

How did you sell it for so much money, is that the selling prices for that area, and if so, then how was it that you were able to buy the home for so cheap? Here in California, a mobile home in the ran down condition that you got this one in, would sell for the same price that you sold it for after it's remodel.

Hello, Serenity. We are in British Columbia, Canada. The prices given are in Canadian dollars. To put that into perspective for you, that $240,000 is equivilant to about $190,000 US dollars. I paid $15,000 for that home. That was partly because of the deplorable condition that it was in and partly because I was in the right place at the right time and had developed a relationship with the owner over the the previous year. All together, everything included (purchase cost of the home, pad rent, materials, utilities, everything) that whole project cost me just a bit over $100,000, not including my time. These homes sell for good money where we are. Housing is very expensive here, and just getting more expensive. That home that I sold for $240,000 in October 2020 would easily sell now for just under $300,000 (April 2022).

Dan, thank you. I appreciate you watching our videos and commenting. We buy our exterior doors from Home Depot. These are not regular stock. They bring a variety of doors in a couple of times a year on "Special Buys". When they are sold out they are sold out. These are nice doors priced very well. That door complete with jamb was under $300.

Can you give me your experience with replacing the battons on the sheetrock. Have you ever tried the flex seal product to fill the gap and then flatten it down with a putty knife, then prime it with kilz, and then paint. Have you ever done that before?

tracyvanauken, I have never done it the way you describe. I have a series of videos that go in depth about how I refinish walls and ceilings in these mobile homes. Question about the Maax tub: I've got my eye on that exact same tub, but am wondering if acrylic would be a better choice. What are your thoughts? Followed all the videos; the place looks great!

Hello, Carol. I really like these Maax Avenue model tubs. They are a lot of tub for the money. These are a fiberglass gelcoat tub. An acrylic tub is better, no doubt, but there is nothing wrong with these. If you can get an acrylic tub for about the same price, I would go for it. For us, buying and flipping these, it is not worth the extra money to get acrylic. We wouldn't sell the house for any more with the acrylic tub. Thanks for watching and commenting.
