Correction, "he has no personal debt, all debt is either under his trust funds or his LLCs, which protects him from being liable for the debt in case his companies go broke😃 Edit - i forgot to add, with the sheer volume of assets to liabilites ratio he has that makes the bank billions by being able to lend the money 10 times that GC deposits in the bank from his monthly cashflowing properties and the influence earned through support and uplifting by making more people money by providing info on his youtube since the last 7 or so years, i assure you in case he does go bankrupt then the bank will have a problem, but if a commoner like you who has nothing going on in his/her life compared to him, living paycheck to paycheck or even if you have 10 million usd in a single bank account goes bankrupt then my friend, you have a problem; Read that again and think what this statement regarding problem with the bank means.

My favorite this about graham and jack is that they’re not just puppets like every other interviewer. They’re really not afraid to challenge someone and go deeper on their opinions and thoughts. They didn’t just sit back and let him talk nonsense.

Think of him as a normal guy with less than normal circumstances who had to will his way to the top. There literally is nothing special about him, other than he pushed through when everyone else quit. That makes him probably the rarest kind of person

I think it helps that his daughter is 14 and he is 65. He became a 1st time father late in life, so he has had more time to know himself and become wiser and more patient as a parent.

Trying to get on the iced coffie podcast to tell my crazy story about how i beat heroin and fetty addiction and made a concrete youtube channel, grinded for 3 years before my channel blew up! Now we just past 230 million views. Thank u for asking! I just finally found a lane by trying new things and going all in when i found something that worked

@@thunderthormx I used to watch his real estate channel, but go turned off by it after a year. I felt he was like an unrelatable precocious hyper-motivated real estate mogul with well-rehearsed and overly-planned videos. It also became redundant quickly. I'm enjoying seeing the more off-the-cuff human side of Graham who is able to get his guests to open up.

But I think you can hear some interesting viewpoints on his parenting style. What his kids think, their family dynamic and I think he opened up a bit more in this interview. ​​@@flvflv4712The 4% rule accounts for inflation because the stock market actually returns 10%. If inflation averages 2% annually and the stock market averages 10%, you still have 6% that is growing your principal even after withdrawing a conservative 4%.

You have to have a growth of around a minimum of 8% to be able to withdraw 4% and keep up with an inflation rate of 4%. Otherwise your money is going down in value. So if you put 1 million in the bank in 1990, you would need a balance of 2.3 million today to have the same purchasing power.

Grant's yearly spending is just over-the-top. He claims to be frugal while he spends millions a year just to operate his private jet (among other wasteful spending). Bleeding money on such luxuries just doesn't provide enough improvement in life to justify costs. Imagine how much wealthier he'd be if he didn't waste so much of it.

Grant speaks out of both sides of his mouth. He says real estate is a bad investment for the average person - owning a house won’t help you get rich- don’t keep money in the bank. At the same time, he says he’s buying up apartments and real estate IN CASH because he’s expected rent to sky rocket in a few years. So his advice to the “average guy” directly benefits HIM.

so... living in ur house as investment isn't good idea buying homes/apts for investment is good idea (if they cashflow) stashing $$ in bank is bad idea stashing $$ in bank, just until you have enough to fund ur next deal is good idea if you heard him stay he stays "broke" thats what he meant - if you are listening to just critic and not learn whats the point?

@@stant2687 He is saying owning a home won't help the average schmoe get rich - but I don't find that to be true. Having a home where you no longer have rent that escalates every year is beneficial. My home was purchased 1 year ago at 570K, now its worth 650K per Zillow. Real estate consistently goes up in value over time. I'm not trying to just be a critic, this is honestly the first time I've heard him really speak in depth. I have never listened to him previously (was not aware of his KZbin channel until now).

I am 66 earth years; I notice each person just thinks differently and have different levels of faith. I am truly having great time listening to each different opinions great video also. @@user-te6dk5zi6u Same. I've passed up on serious 8-figure riches because I have a conscience. The SEC doesn't seem to care about many scams, but I wouldn't be able to live with myself if I did them. This is why the worst people rise to the top, while good people stay relatively mediocre. Bad people have no conscience holding them back. There's nothing in their way but other people. We created a system that's unsustainable, leaders who's souls are made of wood, as Plato would say.

I agree with @thunderthormx ... He has totally lost touch with reality on some things... He doesn't think the average person can be free on 400K a year because his definition of ''free'' is VERY different then most people. His lifestyle inflation has gone NUTS and he must need a HUGE influx of luxury things to feel free. I feel more free then I did when I was making nearly 2X the salary I have now because I am fully remote working 4 days a week 4hours a day... vs working 9-5 in a cubicle 5 days a week. If you can't feel free on 400K a year then your problem isn't money my friend.
