Hello! WOULD has multiple usages in English. From your sentences, you seem to be using it in future. But remember, it only shows imaginary situations. • She would come to my house tomorrow. ( Not sure if she really would ) • We would be doing something on our own in future. ( Not sure, hypothetically speaking ) • He would be eaten/played. You can't eat somebody. Choose the right word for the passive meaning. Hope it helps!

"To be" + being is used to talk about the continuous state of a person or a change done by someone else. I am being forced to dance. I am being honest right now. He is not being smart. They are being beaten. "I am being in Chennai" doesn't make much sense to me. It does not show the continuous state of being that you're in. Just say, "I am in Chennai." Hope this helps! :)
