I see 3 rental units already. I in the house and two others in the 'barn' building. Have a professional help you figure out the floor plans, it's well worth the money. Congrats y’all. If you demolish the old building… get an architectual salvage guy to but all the old windows and fixtures etc first… extra money in your pocket. Get a nice riding mower for the field clearing… I’m sure you’ll have some nice deer to see/feed. Get a salt lick and put in middle of field perhaps.

Congratulations! We have been going up to Door County for over 20 years. Smallmouth Bass and Walleye fishing is excellent on the bay side. So much to do and some of the best sunsets in the midwest.

Yeah, maybe keep the old cottage as a place to keep groundskeeping equipment, supplies, etc. Like a big old workshed/storage. Just modify it to where you can park and keep a Zero-Turn in there and all other sorts of stuff for upkeep of the property and extra storage for the cottage of like toilet paper/paper towels, etc. essentials that don't go bad, but so you don't have to travel to town to buy as often.

Congratulations! Great buy and piece of land. I would not tear down the cottage if you dont have to for build your new structure. Considering the tourism/ destination attraction for this parcel a second house on the property might add considerably as a guest house or air bnb and fewer obstacles considering zoning to improve over rebuild. Congrats on the new investment. I was glad to hear at the end you weren't planning to remodel that old place. I used to be a remodeling contractor in Grayslake and have done many whole house gut and remodels on the north shore. Even though lumber has come way down, it's just not worth it unless it's got good bones and a labor of love. I follow this guy you'd like, Craig from Flying Wheels... a used car dealer up north. He and his wife bought a lake house and started to gut it but ended up tearing it down, it was so bad... made for a great series. I can see you making this adventure part of your channel.... Congrats Pete. That was a lot of deals back and forth to be able to purchase this piece of land. Please keep us updated on progress with what you decide to do. Maybe you do a low budget rehab of the front house and turn it into a bar/entertainment area for snow mobile guests or fisherman. The garage is massive and can store a ton of snow mobiles and ATV's. Then with the rental money you can turn that into cash to build your 2nd home on the property further back on the property line.
