We do, but they are usually smaller than this ;) A fridge this size would in most european countries be considered a large family size fridge, because fridges tend to be built in instead of free standing like North America. Unless you live in a really modern house, or you buy a separate fridge.

Bedroom staging hack - use enough boxes to create the approximate size of a bed and cover it with a blanket/duvet. That trick was used in the house I bought 6 years ago and I didn’t know it wasn’t real until I lifted the duvet.

Our old apartment owners used double high air mattresses. Super easy to tear down and move from unit to unit.

There are even companies that do this as a service, for empty houses that still need to be sold. A house looks small without any furniture in it.

I watched a stager’s KZbin video (can’t remember who) but they stacked 2-3 air mattresses on top of one another and dressed the bed and made it look so real! They said that’s a hack that a lot of stagers do that many don’t know about!

A simple curtain across the “laundry” would be a lovely way to seperate that space from the kitchen and tidy up the entrance to the kitchen!

@@CaliMel184 Yeah, honestly. I mean, realistically, the absolute, overwhelming majority of all people everywhere are just NOT dangerous psychopaths. Like, you always hear about people getting murdered when hitchhiking for instance, but you never hear about the hundreds of thousands or millions of instances where people hitchhike and go unmurdered and unraped. My very dainty, blonde, equally female friend and I have hitchhiked all across Europe for most summers when we were still uni students, for tens of thousands of kilometres, and were completely fine. All of this scaremongering is just unfounded, when you look at the actual numbers.

She will have a hard time letting the tenants make their own decisions about the design of the unit (furniture and decoration), I can see her judging their choices. She put so much time and heart in this makeover, it would be a pity if they would ruin it by poor design choices. :))

@@AP-px3ni I know, but I suppose it's difficult for someone who's so passionate about designing to...let go. See how many ideas and how many "I would put this here and that there" she has, but of course, in the end, it will be the tenants' unit and they can put any furniture and decor they like.

Kelsey has to be the most considerate landlord. She wants to work with the tenant so they can have a space that feels customized without them investing in a space that they don’t own and that’s really nice. She thinks from a renter’s perspective, which is why this rental space is so perfect.

She's certainly a naive landlord but she will learn. I rented a place out once when I had a contract down in the states. Nice girl. came back one weekend unexpectedly and discovered it was part flop house part border crack den! A scraggly girl I had never seen took me upstairs expecting me to hire her for services. But the rent was paid. she was always so nice and well-groomed on the skype chats we had. My tenant had sublet the unit out from under me at twice the price. Got rid of them all and then rented it at a higher price. Got a nice law student and all went well. Remember to charge the maximum rent you can. There is always someone who can afford it.

could you possibly to a price breakdown on how much this all cost? i know you probably want to keep certain financial things private but i think it would be really helpful so people who are interested in doing the same thing can have an idea of how much this would cost/ how much you could charge for the unit?

@@juliii_g probably a year or a year and a half then the rest is gravy towards the mortgage. Very smart move cuz you can charge more with it being such a nice place as well as having laundry!!

I loved the washroom! Only thing that would make the kitchen better is painting the cabinets a blue or muted green to avoid the clash of whites.

Exposed brick under the medicine cabinet is so cool. Maybe placing a clear glass in front of the brick, to keep brick dust out of your bathroom.

It looks great, I wish I lived in Toronto so I could have a shot of renting this place 😅 One thing though: it would be good to put some kind of protection in the fridge, so the splatter from the cooking activities doesn't ruin the side of that. I did happen in a place that I rented, we put a really cheap vinil, just so that the damage wouldn't get worst 😅😅😅

I was thinking about that. I’ve never had a place where the stove was right next to the fridge so I wondered how you would avoid that. I hope she sees this.

The placement of the fridge is not ok, it says in the user's manual that it should not be placed near heat sources (radiator, ventilation, gas cooker), it will increase the consumption and damage the fridge in the long run (from the exposure to heat, not only the splatters).

Yes if the fridge gets too hot from stove or oven it will melt the insulation on the inside. This happened to me I wondered why the side of my fridge caved in slightly.

Idk about other countries but in the UK if you want to convert an attic in this type of 2 apartment situations, you have to rip up all the floors to put fire proofing down, you need all fire doors installed etc, it's a bigger job than u think

is the piece you put in the bathroom nook MDF? just an FYI from experience, mdf swells and kind of "explodes" with any contact w water/humidity. We had an mdf medicine cabinet door installed years ago that is super swollen and looks terrible today

It looks divine! The TV/cable on the wall you chose is perfect. A TV would have had sun glare if you had put cable across from the window. You did good 😘 Edit: A desk under the window sounds amazing.

I think you were very smart to turn this house into two units! Even if you decide you don’t want to be a full time landlord, you could list the place on Airbnb! Many possibilities 😉

I would have knocked out the wall between the kitchen and 'bedroom' and have an open plan kitchen and lounge/ dining area. Then have the master bedroom closed off at the end.

Dude, I recommend you get your local 'energy squad' out to look at your house for an inspection for energy saving recommendations , there may be a subsidized program in your region! Those pink batts in your attic are not typically not recommended :).

Fiberglass insulation is very common in Southern Ontario in older homes .. Toronto is just an hour and 20 minutes from me.. many homes use the pink batt insulation here. As for 'energy squad' do you mean a home energy audit? I did look up energy squad but that company doesn't operate in Ontario

Wow! Your contractor should've told you, you NEVER put the stove next to the fridge! Whenever you use the oven for any length of time, your fridge will go on overdrive trying to fight off the heat generated by the oven to keep the fridge at its cooler temperature! This is like Kitchen 101!

I remember my first apts kitchen was so small, they spaced the kitchen appliances out & put the refrigerator/ fridge & stove like 4 ft apart. I always wondered why... & then someone told me the samething....

And always ask if it’s really out of stock. They had one of those ridiculous displays where you they have like 20 of the same chair on a wall and I was READY to be patient and ask for someone to get one down for me because it seemed to be sold out everywhere. I asked an employee and he found a huge crate of the chairs hidden in some random aisle.

24” appliances are pretty much the standard in Europe, so it was weird to see what a struggle it seems to be in Canada to find them.

Everything looks so great and so well done, but I keep thinking it would have been so cool to have an open concept kitchen/living room and have that master bedroom stay a bedroom instead of a living space.

I just had my door shifted back into place. The hinges needed to be bent. Apparently, door hinges bend over time and move the door into the door frame.

I think that might be going on in my house! Literally having a handyman look at it next week. Since we bought the house, these French doors in it scrape on the hardwood floor if opened to wide. Not cool. (Granted it is a really old, crooked house)

That attic is huge: could be an extra room with a skylight, down the line. And I totally feel you about stressing about renovations. In the midst of a big project and tile and appliances are hard. Love the round small tiles. Those type are real expensive here in France. And I always worry with how often tile should be re-grouted .

I really love how bright and clean the whole place looks and it’s giving me some ideas for my own. I am wary about the white grouted hexagonal tiles in the shower area though - that grout is going to take some effort to keep clean!

OMG, yes, I renovated my apartment 2 months ago and the grout is already stained in several places, it might turn yellow in time if you have hard water. I also have to pay extra attention when I clean it with a cloth, I try to clean each tile separately, so I don't touch the grout. :))) It's beautiful, but it's definitely really hard to keep it perfect-white, and I'm not sure a tenant will pay as much attention with these details as the owner would do (after all, it's not his apartment).

@@alinam5092 Baking soda-water paste works wonders for dirty grout. Just give it a good scrub with a toothbrush, and wipe it clean.

The laundry room should be in the hallway closet. Then the kitchen would have pantry storage in that closet. It would look better too.

The plumbing is probably a big factor in the decision to put it in the kitchen...the water line is probably way easier to connect to there.

My mom has the same set up Kelsey does, and it was planned and decorated to the nines. I think it's different if it's your house and you live there, and if you're interested in design. A nice place will rent out for more money too.

Kinda weird to see Kelsey stress about the lights, here you bring your own lights or live in the dark.. Unless the light is like in a really high ceiling or wet rooms like shower or a sauna that need to be special lights you usually have to bring your own😁

I live in Finland and yeah I have mostly needed to bring my own lamps with me to any rental. But also those lamps are usually the kind where you don't have to connect wires directly, they mostly come with plugs like any other appliance, except they are specific for ceiling lamps (so you can't hook your coffee machine to a ceiling socket or a ceiling lamp to any other place). I recently moved and found out you don't apparently even have to disconnect the electricity while putting the lights up because my dad was like yeah I turned it on to see that it was properly installed when I asked about it (as I was completely in shock that he didn't use any of the safety measures that Sorry Girls/any person with some sense would use). Imo Kelsey's idea of working with the tenant to get permanet items like lamps for the unit is better because some things might work in this apartment but not in the next one, so it is stupid to buy something and just use it 'once'.

I would make the “bedroom” into the living room and break that wall down so it actually looks like a living room but thats just me idk if it’s a support wall or beam in it but I just think it’ll actually look like a home without that wall

I love the antenna household representation!!! I don’t know anyone else who uses an antenna. My dad makes antennas for my family. I thought we were the only ones lol!

They (cable companies) are reclaiming all of the old analog channels and instead going digital. I worked for one for 5 years , and when I started antennas still worked, when I left there were 0 antenna channels left. I was in Western Canada . So Kelsey will likely lose her antenna channels in the next 5ish years , since eastern Canada is going to be following suit.

It’s so weird to know that in some places the antena is not the most common choice. Here in Spain everyone has an antena with a lot of free channels and you can put cable but it’s uncommon

The US switched fully from analog to digital in 2009 -- requiring that everybody buy a digital converter box for the old 📺TVs. •Unfortunately, those boxes alone did not guarantee access to "free" TV bcos the antenna connected to those boxes was pretty darn weak. •In order to get access to the same standard channels (aka #2-13 we once got for free), you would frequently have to invest in a larger, more powerful antenna. •That new item could cost upwards of $250 for purchase & installation. It usually required roof access. Most US renters are prohibited from adding an external antenna on a rental property. •While that antenna is not easily affordable for everyone, they're still considerably less costly than the most basic monthly cable bill. The geography of LA is a mixture of mountain ranges & valleys. TV reception has a lot to do with that your location as well your proximity to the main broadcast signal @ Mt. Wilson. It makes a difference whether or not you're up on the hill or stuck in some valley. Location can greatly impact your options. 😉My bestie now has access to free TV on his flatscreen using a new $39 digital antenna. Tried using that exact set-up across town, but got nothing. All my neighbors either have that high-powered antenna or do cable/streaming.

I have the same dream as Kelsey. I want to buy a house and have the upper unit be rented out by a nice quiet couple and I live in the first floor quietly with my cats. I was too scared to do this 2 years ago so I went to buy a condo instead but I'm saving up to one day do what Kelsey did. If she can do it as a single woman, so can I !!!!!

I am shook. You are the most considerate landlord ever. I’m in Sydney Australia (one of the most expensive cities) and it’s really common for Chinese investors to buy without seeing. We had one of those bath showers and my partner put his heel through the curve in the first month and we had it covered with duct tape because the real estate agent said, verbatim “the owner bought this apartment so they could make money, not spend money”. Needless to say after 5.5 years, the water wrecked the adjoining cupboard and caused considerable damage so they had to put in a new bath, retile, rebuild the cupboard etc. In summary, you are an angel.

As someone who lived in a crappy rental in Toronto (luckily not for too long) I appreciate the fact that you took the time to make the unit look nice and are willing to work with your future tenant to make sure the space works for their needs.

Great job! I think you're right about the cable/internet in the living room. Maybe it can be moved later on. One thing I would have done is reverse the sink and counter area, because as it is, there's no workspace next to the range. It definitely needs an island. I hope you get a great tenant in there!

You did a great job, definitely. Maybe it’s just the German in me, but I only thought of the lack of an apartment door to the upstairs. Some people might be afraid of the tenant going upstairs when they are not home. In Germany, not that many people would have the trust needed. Possibly shrinken the amount of people considering to move in.

I would’ve loved to see that wall that separates the bedroom to the hallway upstairs knocked down that way it would flow functionally from kitchen to living room to bedroom instead of waking thru and coming up on many walls but overall I’m dying over his cute this house turned out ☺️

I’m a little confused about the door on the “living room” and is there one on the kitchen too? Was there not an option to take down the wall between the kitchen and bedroom and have a open kitchen living room and then the bedroom on the end of the unit? I’m not at all trying to be rude just trying to understand the benefit of the choices made.

I'm guessing she didn't want to change the floor plan too much so if she chooses to stop renting in the future and expand onto a whole house for herself, she will have 3 bedrooms upstairs

@@FlamyV I was gonna comment this and saw your response so I just want to add also that leaving the walls also benefits later in the resale of property, being able to say the house has those two bedrooms as well. Also as someone who lives in an expensive city, a family of two or three would probably use them both as bedrooms and forego a living room. I.e a wider renter pool
