Glad to see you decided to show something besides tiny homes. These homes look like they may be livable. Fantastic. Forget those small homes. Junior villa. Sounds like a guest room for a main house. Finally East coast builder. I never see storage space in these places. A closet would be great.

I like the idea of a manufactured home, BUT the price per sq ft is outrageous when one considers the cost of an improved lot to put them on.

I like what you found. I compare them to the Zennihome citizen. There anyhow citizen there’s $125,000 and that Hass to be shipped from page Arizona to my place in South Carolina which is kind of a push for buying the product that they have at Tomu. I like the Zenni home a little bit more but it seems that it would be a problem to get it to my place in Walterboro, South Carolina . But the real problem for me is 300,000+ is still too much for me and I might as well build a stick home if I’m gonna do that

Hey, Kerry these are very nice, even though I don’t like prefabricated modular homes made out of wood, I prefer those with steel or aluminum frames for walls, flooring and ceiling/roof supports. I like their look and the size! Pricing on the smaller unit is ok, still in the affordable range however the 2&2 unit is getting rather expensive (unless a person or buyer can find land with full access to water line, sewage and electricity facilities for under $100K). As I have said before and will continue to say, our economy is headed for a big adjustment in 2024/2025 so manufacturers like Tomu must be vigilant to pricing! When the recession hits Prefabricated Modular affordable homes will be the only housing selling! 😮😮😮 so these manufacturers need to keep a 2&2 800 sqft unit just at or slightly below $200k! In a recession only the prudent builders will survive!!

Hmmmm... another interesting one. I especially love the "tomu" logo on the sign before you go into the model. I'm still looking for where to put gma. Of course it might help me if she didn't keep changing the budget by 25k on me every other month. :/ I love that they're putting in the kitchenette w bathroom in the small ones. Great for adu because it turns it into a hotel suite. btw, loved your oration of "party in the usa" the other vid.😁👍🍔

IMHO that three hundred thousand two bedroom is about 50k high. You still need a spot, septic, water and gas if desired. Code compliance is always a learning experience though with something prefab you won’t have the city breathing down your neck with stage inspections. I have a 1200sqft 70 year old home and the layout of the temp Haus is very well done.
@FerreedomOutdoors Жыл бұрын
I agree, Temu is "local" to me and I've been eyeing up prefab homes for some time now. I haven't really found that sweet spot where they beat normal construction, or a barndo build. I don't need them to be the cheapest thing ever but, living in the mid atlantic area by the time you do get your land do all site prep, well and septic. You are upside down in the project. Yes if it's your dream and you don't ever plan to sell it well, then sure. I would LOVE to have an awesome prefab for our family vacation mountain home on some land we already have. I'm also in the development game and want to use the first one as a blue print for duplication. It's just so daunting trying to find something affordable to duplicate that's not 600-800sq ft. I love this channel though and so glad Kerry does this! Anyone with suggestions in the PA, MD, NJ,DE, NY area PLEASE let me know!
@kimhorton6109 Жыл бұрын
@@FerreedomOutdoors I feel the same about this channel. One of my youngsters are at me occasionally to move near them and set up in an ADU. I wouldn’t mind but where I go I need a garage for a motorcycle and it’s maintenance. I’ve got a killer garage now on three acres. Maybe what I need to do is a pair of these together. He has three little ones with a plan for another. Turnabout is fair play..

These homes look great. I like the 1 bedroom with a bath and a half. That makes so much sense: when you have company they don’t have to walk through your bedroom, for a couple, it so practical. Kerry - great job presenting this!

Sorry, Kerry, I know you get sick of reading comments about prices but $85,000 for a 250 square foot unit is mind boggling. If it had solid gold faucets and solid silver sinks, maybe I’d understand but not for half of a single wide mobile home.

I really appreciate the effort that Tomu Haus is putting into their offerings. I am curious about simple things such as maintenance. For example, regarding the windows that have the vertical slats running over them on the exterior (as seen from the inside at 07:27 on the left), can I presume that BOTH those apparently double-hung window sashes pivot inward for cleaning the exterior glass? Because if that's not the case, then it's a really bad design. And how is water from the roof handled? Maybe I missed it but where are the scuppers on the exterior? Or is the water draining off the roof internally?

You can get a builder to do a similar floor plan with less fancy exterior wall, window, and door details. Get several estimates, there is a good chance you can lower the price, but it will not be as fancy looking.

Judging by the other comments concerning these particular Prefabricated Modular homes, a lot of your followers were stunned by the price of the 1200sqft 2&2 unit at $325k, I am sorry that you got beat up so much on this review. But your audience doesn’t realize that wooden modular homes (prefabricated) will always cost more than homes made from steel and aluminum,along with concrete board, plastics and other recyclable materials! I understand their concerns, it puts you in an awkward position as the presenter 😂. So let me say this, stick built homes in the United States are expensive period, wood and labor is expensive, so a manufacturer using wood as a primary material simply jacks the cost of the finished product up! There is a solution Kerry, a modular home sized 700-950+ 2&2 unit with a price of $275,000 or greater should be considered a high end or luxury home. A affordable prefabricated Modular home should be 600-700 sqft 2&1 with a price of $200,000 maximum! I think this will keep the comments regarding pricing to a minimum, (It’s frustrating for you and it’s frustrating for home buyers and viewers of your content 😂😂😂!
